Sold! Lincoln Square classic house closes after multiple offers

Before going back on the market we worked with our sellers and contractors to make significant improvements to the home.

Every real estate transaction is different.  This classic Lincoln Square house at 5043 North Oakley, Chicago IL 60625 with inviting front porch closed last week after multiple purchase offers. Despite enthusiastic offers over list price we had trouble closing the deal.  After the first two deals did not close we advised our clients to make strategic repairs and improve the curb appeal.  The result was a selling price $5,000 over the $599,900 listing price!

In this case the home seller lived out of state.  The house was tenant occupied during the first attempt to sell.  After they moved out we compiled a list of projects based on the home inspections and evaluation by a trusted independent contractor (including some structural work). We quickly completed the improvements and deep cleaning by managing the project daily. We sold the home the first weekend back on the market and avoided a long vacancy for the sellers.

We love to stop and admire both vintage and new well manicured properties around Lincoln Park.  This classic home is located at 1958 N Sheffield at West Armitage... Oh là là location!

More great doors! I snapped this quick shot on North Lincoln Ave. No matter how many times I pass these homes I always stop and enjoy the site.

Lincoln Park vintage row homes are desirable for their curb appeal and location. These two entryways shown sit wear Lincoln Ave. meets Wells...one of the more sought after LP locations adjacent to Lake Michigan. The door to the right is actually an attractive deeper blue but came out a little "teal" in this photo. Either way they're inviting!

Curb appeal: Chicago bungalow before and after

This 90 year old Chicago bungalow had huge evergreen bushes covering the front of the house. The brick needed a full grind, tuck-point and wash. The chimney was falling down. Here's the progression so far:

Chicago loves its Ivy, but at a price

Bob's neighbor in Lincoln Park has a beautiful ivy covered facade that often stops foot traffic. We tell ourselves, that while lovely, it could be doing a number on the brick! Ivy can damage the most services of your home and is recommended for solid well kept masonry only. In any event, our buyers like it because Ivy has Curb Appeal!
