Big House! More new luxury construction on Hermitage in Ravenswood


The double-lot shown below located at 4433 N Hermitage in Ravenswood was purchased last may for $905,000. A new custom luxury home rises on the land.




 North Hermitage Avenue in Ravenswood has seen a boom in significant luxury new homes in the past couple years. The gorgeous blocks are known for original ornate structures (including the Abbot Mansion), wide lots, deep setbacks and mature trees. The 4 blocks between Montrose and Leland has once again become a destination for double and triple lot purchases where owners are building their custom dream homes.

Single family homes a rare find, sell in multiple offers in Ravenswood School District

We recently represented buyer clients on a purchase offer for 4543 N Hermitage in the Ravenswood neighborhood.  The house was listed for sale at $799,000 in the Ravenswood School boundaries and we knew it would sell quickly over the list price.  Our clients that live nearby immediately made a great offer but another offer was accepted in the first couple days.  Bob and I have represented several listings and buyers in this immediate area we are big fans of the location.

4543 N Hermitage pictured here is a nice late 1980s built home on a gorgeous block. It's located in the Ravenswood Elementary School attendance boundaries.  Many homes in the Ravenswood School district have over-sized lots.


The Ravenswood School boundaries are roughly between West Irving Park Road and West Leland Ave and North Damen Avenue and North Clark Street.  This desirable location is near great CTA transit options (Damen, Montrose and Irving Brown Lines), very walkable and full of new and old restaurants, businesses and retail developments.  Yet, most streets have a mostly quiet residential feel.  The neighborhood has charm, old architecture, colossal new houses and modern conveniences.

Only about 16 home sales (some include homes needing gut rehab) have been recorded in the MLS over past 24 months in Ravenswood School district boundaries.  The median price of a house is about $700,000 and market times are very short in most cases.  The most expensive home sold during this time was 4431 N Hermitage for $2,850,000.

There have also been at least 4 or 5 private new builds completed in these boundaries.  I've been able to photograph most of these new builds over the past couple years for the blog.  The majority of these homes have been on double lots (50' wide) and the average retail value would be well over $2,500,000 if the houses were sold on the market.

A play-lot on your block! Zatterberg Park in Ravenswood neighborhood

The terrific Helen Zatterberg Park and play-lot is tucked right into the gorgeous 4200 block of North Hermitage. The neighborhood is known as "east Ravenswood" in the Lakeview Community Area according to our technical MLS boundaries...but, many "feel" this the North Center Community Area.  North Hermitage from West Irving Park Road all the way north to West Lawrence is home to wide lots and some eye popping new construction and vintage homes.

It's fairly rare to have a park directly between two single family homes on a residential block. The park ads to the desirability and value of the 4200-4300 block of North Hermitage.  There are only three single family home sales recorded in the MLS going back to 2007 and they range from $835,000 to $1,800,000.  North Hermitage and the surrounding blocks between West Irving Park Road and West Montrose are highly desirable for single family home buyers due to the tranquil blocks and central location in the city.

Chicago Local Green: Ravenswood "green" new construction progress

We wrote about this green new construction at the 4500 block of North Hermitage earlier in the year. Here are a few before and after shots.






The luxury new construction home on an over sized lot featured signs promoting LEED certification and the City of Chicago's Green building permit process.




Below we see the progress from photos we took last month. North Hermitage Avenue in Ravenswood features many newer construction luxury homes built on over sized and tree lined lots. Most fit well amongst the existing Victorian style vintage homes that are a pleasure to view.






Looking back over a couple years, median price of single family homes and land sales for the four block stretch of Hermitage between West Montrose and West Lawrence has been $650,000. Market times have been very fast, most properties under contract within two weeks.

$1,456,000 land deal in Ravenswood at Hermitage and Montrose


A large residential land parcel closed in Ravenswood early this month. The 92 X 165 lot sold for $1,456,000 in a cash deal. The church owned vacant parcel was listed at $1,200,000 and sold quickly for $256,000 over list price. Hallelujah.


The several blocks of North Hermitage between West Montrose Avenue and West Lawrence Avenue is home to recent custom new construction homes among the classic turn of the century Victorians (and we mean 1900). The several blocks of this Ravenswood neighborhood have offered attractive lot sizes for substantial luxury single family residences to cluster.

Progress at gorgeous Ravenswood greystone property

We wrote about 4913 N Hermitage over two years ago.  I pass by the beautiful greystone multi-unit and lot often and noticed progress on the coach house structure.  The property has a terrific 50x165 lot.

The 4800-5000 blocks of North Hermitage and Paulina feature an interesting mix of ornate single family homes, multi-units and lot sizes.  The location has become increasingly more expensive due to the booming retail and entertainment strips steps away in Andersonville and along West Lawrence Ave in Ravenswood (Mariano's, LA Fitness, remodeled Metra station etc).

Two re-sale single family homes and one three-flat building are currently under contract priced from $769,000 to $889,000 along theses blocks.

New construction begins on massive Ravenswood lot

Construction has begun on Ravenswood's newest luxury home on its voluminous lot. We wrote about this nifty $1,465,000 vacant land sale at Montrose and Hermitage back in 2010. According to that listing the lot measures 92 feet wide and 165 feet deep. It appears that the new foundation is poured for a single family residence on the north end of the lot furthest from West Montrose... while the remaining space to the south will make up the outdoor living areas (my guess).

High-end North Hermitage Avenue in Ravenswood gets... higher-end

A new double lot house pops on the right next to a recently built high-end double lot house on the 4400 block of North Hermitage.
I wrote about this block and the house on the left back in 2012 when you could get a lot for a song. A new double-lot house is going up at about 4437 N Hermitage.  I don't believe there is a recent sale of the property but rather current owners developing with a $3.9M mortgage taken out to build.The block is considerably high-end and features some very nice looking houses.


Developed new construction homes on the block have sold for well over $1.5M to the market. These custom double lot homes have yet to come on as a re-sale and will fetch in tbe $3 and $4 million range.

Under contract in Lake View, Lincoln Park and Ravenswood

From time to time we show some examples of properties we've recently either sold as listing agents or we represented clients as their buyer's agent.

Lake View Condo:
We are the buyers agent on 2842 N Burling #2, a huge one floor condo on the border of East Lake View and Lincoln Park currently under contract (the list price was $619,000). Great location near the new Trader Joe's on Diversey Parkway and the many new and old boutique shops and restaurants...like the new Ann Taylor Loft (shown below).

Our buyer client did alright on this sublime location.  Now under contract, 1833 N Hudson Unit G, asking $339,000, is East Lincoln Park at it's best..a stone's throw from the lake and Old Town Triangle.  The town home pictured below has two bedrooms up, two full baths, a main floor open living room/ kitchen and a lower level family room and PARKING.

Uptown single family home sales, median price about $850,000

We viewed a converted two-flat to single family home along North Hermitage in Uptown late last week.
Uptown in Chicago is not typically known for it's single family home sales.  The area is dominated by classic walk-up multi-units and mid-rise buildings.  However, there are pockets of mostly pricey houses.  We regularly spill into the Uptown Community Area when looking for houses in the Lincoln Square and Edgewater areas (Andersonville and Ravenswood neighborhoods especially) as they all blend together east North Ravenswood Aveune.

The eastern lakefront area of Uptown area has a pocket of expensive, distinct homes. North Hermitage from Montrose to Lawrence Avenue (west of North Ashland Ave) is a really cool four block stretch to check out attractive estates.

This recent single family home conversion hit the market in western Uptown near Andersonville for $785,000 (on a long 140' lot but we found it too pricey for the condition and features). 
Only 41 single family homes closed in Uptown Community Area over 2017 with a median price of about $850,000. The highest priced home sale was 830 West Buena Ave, Chicago, IL 60613 for $2,293,333. 830 West Buena is a renovated contemporary compound among a spattering of fantastic homes located in a distinct National Historic District. The least expensive house sold for $475,000 at 1646 West Carmen.  The property was sold as a tear down / land value. 

31 homes sold in 2016 with a median price about $900,000. 
29 homes sold in 2015 with a median price about $795,000.
36 homes sold in 2014 with a median price about $830,000.

Big house! Substantial luxury new construction rises in Ravenswood

 We wrote about the large vacant lot that was sold for $1,465,000 at the corner of West Montrose and North Hermitage in the Ravneswood neighborhood.  The new impressive house structure is now framed out and taking shape.

The home is the newest addition to several double and triple lot new construction properties in close proximity over the past few year.

We wish the owners a smooth construction process and we are excited to see such grand investment on a booming stretch of Montrose.

Ravenswood greystone: $650,000 short sale slow to renovate

This gorgeous grey stone two-flat at 4913 N Hermitage in Ravenswood was sold in January last year as a short sale for $650,000. However, the green windscreens and chain link fencing are still up one year later.


The lot is a fantastic 50 feet wide by 165 feet deep and remains roomy despite two larger multi-units to each side.  This is a gorgeous property and I look forward to it's "come back". 


I have not checked the work permits, but the coach house has been totally gutted.  The front house may still have renters remaining.

Green monster rises on Hermitage in Ravenswood

With the weather better, I've been out in the neighborhood looking for interesting developments.






Another significant new "green" construction single family home is progressing on the 4500 block of North Hermitage in the Ravenswood neighborhood. This looks to be a double lot (50' wide) house, but it's not clear if it will be for market sale or if it's a custom build. The development is a participant in the City of Chicago Green Permit Program.

Clark Street development booming in Uptown

Great post today by Barry Pearce of Yo Chicago pointing out the development along North Clark Street in Uptown. The stretch of North Clark from Montrose to Lawrence is shaping up... with rather large new construction condo developments with more pedestrian friendly retail and atmosphere. Let's call it Wrigleyville North!

Several developments already exist and units are available for immediate closings. Others are just starting, while others still- empty lots waiting to rise up (with a few pre-sales maybe...).

I ride this stretch quite a bit and have watched the mini boom of new construction. The post discusses quality retail should boom here as well, joining the wholesalers famous for the area. I think the area could use a mainstream bar and restaurant to help draw attention to the existing spots. It will be interesting to see how the "vanilla box" storefront here draw retailers. The best scenario would be a mini Roscoe Village effect.

In that hood, rather good sized new construction projects sprang up just west of North Seely to North Western Ave., and retail moved in. Roscoe Village retained some existing buildings and existing retail and restaurants, and new retailers moved in with the increased density. I see this possibly happening on the Clark stretch in Uptown, however, you may have a situation of empty retail storefronts in new and existing buildings that we see on North Lincoln Avenue between Montrose and Irving Park Rd. The hot spot is north of this area and many businesses have not cut it in this "slow" zone.

For instance, you have the dense area of Wrigleyville bars, shops and restaurants. So, is there demand for a mini hot spot from Montrose to Lawrence? I think there is an opportunity to put in more bohemian shops/restaurants to match the more chill area west of Ashland.

"In 2004 I trod the well-worn path from Detroit to Chicago, and I rented near Ashland and Diversey for about a year. When looking to buy in late 2005, I must have viewed 50 condos in Lakeview and Bucktown/Wicker Park. Because the area bounded by Clark, Ravenswood Ave, Montrose, and Irving Park is technically part of Lakeview Township (for property tax purposes), my online searches for “Lakeview Condo" also picked up the few condos along Hermitage and Paulina.

Even though the area was only two miles north of where I was renting, I had never visited it. Right or wrong, for many who first venture into Chicago, exploration often stops north of Irving Park.

In the end I bought in the East Ravenswood area (just east of the Montrose Brown Line stop), and I really love living there. The deep lots (~165 x 30) are truly awesome for Chicago and give the feeling of open space. Most of the homes are from the late 1800’s / early 1900’s, and almost all of them have been rehabbed. When open, the Montrose L stop is very convenient to the Loop (but bring a magazine or book – the trip is about 25 minutes). For the next year I’ll be walking down Hermitage to get to the Irving Park stop, but it is a pleasant walk. Other benefits of Ravenswood include real estate prices that are 15-20% less than places just south of Irving Park. Anyone who thinks that Ravenswood is “sketchy" either a) simply hasn’t walked the area in a long time or b) prefers to live in a homogenous bubble.

Well-constructed houses (older ones) now cost at least $700,000, but there are some pretty large condos that couples can still buy at a reasonable price. And if kids eventually enter the picture, Ravenswood’s parks and tranquility make the suburbs an option, not a necessity. The Chicago public schools will only continue to improve, and the Catholic schools are a bargain at approximately $4k per year per kid. If we consider that most families have two cars in the suburbs, their payments, insurance, and gasoline for two cars likely total $900 to $1000 per month. Catholic school for two kids at $670 total per month doesn’t sound so bad, especially if the family has one 2001 model vehicle in the garage that doesn’t have car payments.

I believe most would agree that the area is safe. Sure, graffiti pops up with relative frequency (last week someone tagged my sidewalk – my sidewalk!, but the city power-washed it within three days), and car break-ins are typical for a city neighborhood. But that’s going to happen in the city. In my mind, the two key safety factors to consider are robbery rates (“give me your wallet") and open drug dealing on the streets. On these measures, East Ravenswood is fine.

I’m glad to see Clark developing between Wilson and Lawrence. After the Brown Line stop opens at Montrose, I expect retail and condo development to take off on Montrose between Clark and Damen. It’s a nice enough strip right now, if a little dowdy. It would be great to have a few more bars within walking distance. There is big opportunity for retailers and developers eying Montrose. It has a convenient L stop and is smack in between Lincoln Square, Clark/Wilson, Wrigleyville, and the Southport Corridor. People who invest near Clark/Wilson and the Montrose Brown Line stop should see appreciation at rates as high or higher than most other areas on the North Side. Ravenswood will probably never be an “it" area, but it will only keep getting better.

House of the Week: Ravenswood Nineteenth Century stucco Queen Anne with Craftsman twist








On an over sized 50 x 164 Chicago lot, 4436 N Hermitage is a stunner among the many beautiful homes of this Ravenswood block. The home has changed hands a few times in the last 20 years. In 1991 it sold for $200,000. In 1996 it was purchased again for $355,000 with some updates such as central air and finish work. Then is 2004 the current owners purchased the fully renovated home for $1,450,000.


Built in the 1880s (according to the MLS records) among many grand Victorian style homes, this home caught our eye due to the bolder Craftsman style lines and strong front porch pillars. There may have been modifications over the years such as the stucco facade and front porch... if so, well done! The landscaping is simply a pleasure rolling along the 50 foot wide lot and well appreciated in the fall months. You know your in good shape when the side of the home looks almost better than the front!
