New listings currently down 34% around Chicago and suburbs

 


Dude, where's my house? Inventory remains very tight in Chicago and most Illinois areas. Residential listings were DOWN 34% year to year for the week of April 3rd-April 10th. Great listings that hit the market continue to get multiple offers!

Lots of condo buildings line Lincoln Square streets... but few units are for sale.

For example... There are 13 available condos (attached units, town homes) for sale in #LincolnSquare on the MLS. There are 34 under contract! Single family home ratio is better for buyers... There are 11 single family homes under contract and 15 available for sale. But those homes come with a median asking price of $1M!

100 reasons to live in Chicago

Luckily, I don't have to do this too often...even as a Realtor. In the city, Bob and I (and our families) get to walk and ride a bicycle in our daily work and social schedules. I can even walk to the grocery store with my kids' wagon and load it up!

Chicago Condo Market Update

Ric over at http://www.chicagocondosonline.com/ sends me monthly updates on the condo market. It's a reminder to read his blog too. He reports that condo unit sales in Chicago are down 24% overall but median prices are up 11%. I have experienced most of my clients profiting on sales this season. However, it's been about 50/50 on those that bought a place and are selling less than two years later.
