Peterson Park single family home sales rebound from 2012

Highly rated school sound good?  Enjoy visiting or working in the North Shore?  Peterson Park in the greater North Park community area could be the place for you! I was back in the neighborhood yesterday consulting a client on home renovations and sales prices.

Like many North Side Chicago neighborhoods Peterson Park single family homes sales prices and unit sales have picked up over the last four years.  The big turn-around period is about 2012-2016 where prices across most neighborhoods have steadily increased.  However, the area still presents an affordable opportunity to own your own house near many city and suburban amenities.

32 single family homes sold in the Peterson Park neighborhood from January 1st to September 9th, 2016.  The median price of a house is $380,000.  $380,000 can get you a move-in three bedroom raised ranch (one floor house with full basement) featuring 1 1/2 or 2 full baths, a garage and oversized city yard. Georgian style homes and "split-levels) with three bedrooms on the second floor and a basement are common in this area and price range as well.  These are not huge houses but can provide adequate space for multiple family members.

36 homes sold over the same period last year in 2015 with a median price of only $310,000. Compare the last couple years with 2012 where 23 homes sold with a median price of about $240,000.  Median price of $240,000 climbed to $380,000 in just four years without higher-end new construction homes.

The highest sale thus far in 2016 is $690,000 at 6137 N Bernard St, Chicago, Illinois 60659.  The four bedrooms double lot home had been fully renovated.  The lowest sale price is $225,000 at 5828 N Drake Ave, Chicago, Illinois 60659. 

Peterson Park and the Nature Center at North Park Village (plus home prices nearby)

 Peterson Park field house, play-lot and sports facilities offer a lot to do inside and out. The park district facility located at 5801 N. Pulaski Rd.  Chicago, Illinois 60646 is uniquely hidden back on the large North Park Village complex. Read this great story written early this year about the history of North Park Village.

Good weather minus the sunshine.  It's a great "wilderness" setting to play a peaceful tennis match. There is a large athletic field used for soccer fields and well kept outdoor basketball hoops as well.

About 84 homes have sold in a roughly 4 block radius of the large Peterson Park footprint. The area around the park covers parts of the North Park and Forest Glen community areas. Popular Sauganash and it's well rated schools are serviced by Peterson Park.   The median price of a single family home is about $320,000 within this area. A median price home can be move-in ready but most need updates or tend to a smaller bungalow or Georgian style at the median price.

With inner core neighborhood prices around the city center through the roof all the way out to Lincoln Square and North Center, North Park and Forest Glen (and their parks and schools) look like a pleasant value.

The most spiritual house in North Park

This house located across from Peterson Park in the North Park community area of Chicago may be able to see into your soul.  It sits among a group of typical boxy Georgian style homes common for the area. I don't believe I've ever seen another house with a face.

The thrill of house hunting

I took this photo with clients over the summer while looking for homes in Wilmette.  It's always exciting going to see homes that prove very interesting. The clients and I shard a fondness for mid-century modern homes and the landscape aesthetic for the under $400K price in Wilmette was really terrific.  This house on Crawford offered a lot of promise.  However, they ultimately stayed in the city and bought this custom house beauty in Peterson Park below.

Both of the homes offered layouts that were a bit surprising and very cool!  Both were on great blocks with good schools.

Our buyers wanted style and  good school...they got it!  Peterson Park in the North Park community area on Chicago's North Side offers an array of brick Georgians, raised ranches, and split level homes.  This custom built "A-frame" split level has much more light and space than most raised ranches and split-levels.  It has a terrific ground level family room that walks out to a patio and great backyard oasis.
