New Lakeview houses go big, sell big in Burley School District


We posted about these Lakeview neighborhood new construction houses on three lots back in April.  The homes are completed now and lookin' good on their leafy Burley school district street.
 
1250 W Barry all the way to the right is under contract at $1,500,000 asking.  1252 W Barry in the middle closed for $1,450,000.  These two homes were on standard lots that allowed 3 bedrooms up on the second level and two more bedrooms in the basement level. 

1254 W Barry in Lakeview is for sale at $1,875,000 (photo Eric Rojas, Real Estate Broker).  The house is listed with Prudential Rubloff brokerage.

1254 W Barry shown above is currently for sale asking $1,875,000. The home is on a wider corner lot (35' wide) allowing for the rare "4 bedrooms up" on the second level. The home's open west exposure lets more light in and feels more spacious without a another property adjacent.

A cul du sac is adjacent to the house.  It's a unique spot at Lakewood and Barry.

Three NEW CONSTRUCTION single family homes coming to Burley school district in lakeview

A deal was struck for three contiguous lots on the 1200 Block of West Barry in Lakeview.  The home to the left of the cleared lots will also be torn down for new house construction according to my sources (photo Eric Rojas, Real Estate Broker)
I was at a client and friend's home last Saturday and noticed these lots (pictured above) behind their home. They had just been torn down that week according to our host. It's rare to see three single family homes being built adjacent to each other on a popular Lakeview residential block. 

The addresses at approximately 1248-1252 W Barry are located in the desirable Burley Elementary School attendance boundaries.  In a time of low single family home inventory in well ranked school districts these houses could not come too soon.

I generated this "Bird's Eye View" photo below from our MLS (MREDLLC.com) that shows the original structures.  Looks like a garage was the further most western lot with a couple of multi-unit buildings adjacent to the east.

The lots were sold off the MLS.  The 1250 W Barry structure was briefly listed at a two-flat for sale at $499,000 and then cancelled over one year ago.  I'm sure the properties were then shopped around as a package deal to professionals with the means to purchase and build luxury homes. 

It's a great upgrade to my client's home whose huge deck will now overlook new high-end houses. The median price for a house in Burley school district boundaries is over $850,000.

A Barry block in Burley

This new construction home on a 48 wide lot at 1722 W Barry sold last year for $2,265,210.




We recently showed a home to two separate clients on the 1700 block of West Barry in Lakeview. 1730 W Barry St. is a renovated, three bedrooms single family house for $749,000 located in Burley elementary school attendance boundaries. This is a well regarded school and equally well desired by parents of young kids looking for a house.

In Chicago, a block matters... buyers look for the style, condition and type of housing on the block. They want the right feel, the right school and the right house! This block of Barry has a great mix of properties from high-end single family homes to entry level condos. It has great green leafy trees, friendly atmosphere and terrific location near Roscoe Village retail, dining, groceries and close to CTA Brown line at Paulina.

Several new construction homes on the block remain traditional as well.
