Bowmanville new construction and home sales

I wrote about this Bowmanville location on the 1800 block of West Farragut last year.  Two adjacent properties were sold for a total of $420,000 and torn down. The new construction houses have taken shape.

Only 1 house so far has closed in the Bowmanville neighborhood of Lincoln Square.  A renovated frame cottage at 1827 W Farragut closed March 3rd for $515,000.  In 2013 three houses closed in the first quarter with prices ranging from $420,000 to $630,000.

Currently two houses are under contract with asking prices of $420,000 and$780,000.

 2013 was an active year for new house construction and re-sales in Bowmanville.  26 houses closed with a median price of $505,000. 

Lincoln Square condo unit sales down in first quarter 2014

38 condo units have sold in Lincoln Square over the first quarter of 2014 (January 1st through March 31st).   The median price of a condo was just $195,000.  52 condos closed first quarter in 2013 with a median price at $195,000 as well.  The lower numbers from last year reflects we've worked through many of the foreclosed and short-sale cheap units at former busted condo developments.

The relatively low median price of condos in popular Lincoln Square is due to many former busted condo developments selling off.  The area just west of Western Avenue and North of Foster Avenue in Lincoln Square had many defunct conversion projects.  Condos east of Western Avenue and south of Foster Avenue sell at higher prices.

The lower unit sales does not reflect a weaker market for condos this year.  Quality re-sale condos are hitting the market and selling at higher prices than in the mortgage crash years.  New construction condos are in demand and being built and sold. However, inventory in the more popular areas of Lincoln Square is simply low and there are less super cheap foreclosures and short-sales available for investors.

New Tony's Finer Foods in Lincoln Square: Job Fair April 10th and 11th

The new Tony's Finer Foods at 5233 N Lincoln Avenue in Lincoln Square will be opening later spring this year.  They have recently announced a job fair for the store for April 10th and April 11th.

Sold! First time buyer closes Lincoln Park condo in fantastic location

Our first time buyer client closed on 1050 West Diversey last week for $360,000.  The 2 bedrooms, 2 baths home on the border of Lakeview and Lincoln Park had many popular features such as garage parking, master suite bath, sunny south facing exposure, nice deck, extra storage room and open floor plan.

The location is fantastic.  It's an easy walk to the CTA Diversey Brown Line stop, Lincoln Park Athletic Club and a great Starbucks with huge outdoor patio are a block away.  I stop in and work at that location all the time!

After looking at several locations over a few weeks our client jumped quickly and made a great offer.  Two other very similar condo units near by went under contract at a similar price simultaneously with our deal.  Condos in smaller newer construction condo buildings are selling very well in Lincoln Park and Lakeview.

We thank our client for her trust a business.  What a fun area to live!

The Ravenswood Mariano's opens next week, but what about Tony's Finer Foods on Lincoln Ave?

Ravenswood/ Lincoln Square citizens are ready to kick in the doors of the new Mariano's store opening set for April 8th. But what about Tony's?  I'm more interested in that opening as it's closer to my house and walkable. 

Past reports stated Tony's is looking to open mid-spring.  Any news people?

Hellas Gyros in Bryn Mawr Historic District

Hellas Gyros is still good! I use to stop here as a kid while staying with my grandparents. 

After some business in Edgewater's Bryn Mawr Historic District last week I stopped in at Hellas Gyros to reward myself for a productive day.  It's hard to pass up all the old school great places to eat while working around the city.
