This spring market has been incredibly competitive for buyers.  5350 N Damen, Unit F, Chicago IL 60625 closed for $596,000 after our clients won a multi-offer situation. Getting in a quick, professional and very strong offer helped them over the top. The median price of a closed townhouse in Lincoln Square area is about $600,000 over the past twelve months.

Lincoln Square / Bowmanville two-flat on 60' wide lot sells for $950,000, torn down for new condos

A six unit condo building nears completion at 2046 West Foster in the Bowmanville neighborhood of Lincoln Square. The property has nice views overlooking Winnemac Park. The attractive vintage two-flat building that formerly sat on a 60' wide (better than double lot) had sold twice since 2017 and then was torn down.

2046 West Foster in Lincoln Square was sold twice in two years then developed. The original two-flat had was attractive and appeared higher-end in construction than the average brick two-flat. The wide double lot made it even more desirable.

2046 West Foster a 60'x 125' lot with existing two-flat was sold in 2017 (apparently before it went to open market ) for $725,000. $362,500 per 30' wide lot is a decent deal in Lincoln Square even for busy West Foster Ave. considering the potential for development (the original property was zoned RS3 single family of two-flat). Up-zoning to larger multi-unit on this stretch of Foster is usually common and approved.

The property was sold once again in 2019 for a hefty $950,000! Again it was sold prior to going to the greater market on the MLS.

The six unit building nears completion. I have not been able to locate any advertising for the units for sale as of yet.

104 condos have closed to date this year in Lincoln Square (Jan 1st through April 10th). The median price of a closed condo is $312,000. 125 condo units sold over the same period of last year with a median price about $302,000. 

The top floor units will probably be listed in the low mid $600s. A top floor newer construction three bedrooms, two baths condo with rooftop deck just down West Foster similar to 2046 W Foster sold earlier this year for $615,000.

A look at new construction, 1st quarter home sales in Bowmanville (up 200%!)

New construction on three contiguous houses continues yesterday on the 5300 Block of North Bowmanville Avenue in the Bowmanville neighborhood of Lincoln Square. All photos Eric Rojas, Broker, Kale Realty

Since the late 1990's Bowmanville has seen many new construction single family homes replace the smaller frame cottages known for the area. It's rare however to see three contiguous new homes built.
5349-51 N Bowmanville Avenue closed last October for $765,000 by Bowmnaville Development LLC. A loan of about $1.73M was taken out on the property.  The property consisted of three contiguous lots measuring 75 feet across (they are shorter than standard lots). An old frame two-flat was torn down.

Bowmanville single family home sales
Three houses sold 1st quarter 2020. That's a 200% unit sale increase over the same period of 2019! How about that!? Only one house sold 1st quarter 2019.
In 2018, ten homes sold in the 1st quarter with a median price of about $775,000.
In 2017, three homes sold 1st quarter.
In 2016, five homes sold in 1st quarter.
In 2015, seven homes sold 1st quarter with a median price of $830,000.

Only two houses are currently under contract in the neighborhood. Eight homes are currently listed for sale on the MLS (I've seen about three or so more houses listed in Private Listing Network of the MLS and Top Agent Network that is only open to Top 10% of Brokers who subscribe). Going to be a slow year for unit sales 😐

Early this year, anecdotally speaking, I noticed single family home new construction and complete gut renovation activity was greater than in the past couple years around Bowmanville/ Lincoln Square. It will be interesting to see how sales shake out after the outbreak quiets down later this year. 

Quick Tempel Steel sales update in Bowmanville

I attended a Greater Ravenswood Chamber of Commerce meeting March 11th with 40th Ward and 47th Ward Aldermen just days before social distancing and the consequent "shelter in place orders progressed. Roots Pizza hosted. We were doing elbow bumps instead of handshakes. What innocent times! We received updates on legislation and services they were focusing on and participated in a Q/A session.

The Tempel Steel site is for sale in the Bowmanville neighborhood of the 40th Ward. This is a hot development topic for surrounding North Side neighbors and businesses. Any development can have an up or down effect on surrounding property values. It would be the largest property sale in the new 40th Ward alderman's early term (and maybe the entire term) and will surely impact housing in Bowmanville and western Edgewater in some way or another.

The building stock on the 1800 Block of West Balmoral (photo above) across from Tempel Steel remain largely original. There are a handful of converted two-flats to single family homes but much less renovation and new construction activity than you's see on other residential blocks around Bowmanville.  Properties across from the current plant sell for at least a 10% discount than similar properties on fully residential blocks. 

I jotted down some of 40th Ward Alderman Vasquez comments about the prospective development:
First, the alderman stated he'd been approached about residential development. He is adamant that a zoning change application for residential must include an affordable housing component - which is expected and required. However, I took it the affordable housing component must well exceed any minimum required by the City of Chicago Affordable Requirements Ordinance. 

It could stay and industrial/ manufacturing campus "as of right". It won't necessarily be converted to a residential development.

The bottom line is there is nothing close to getting done at the time of the meeting. Any re-development would have to go through the Community Zoning Process of the 40th Ward.  Here's a past statement from Alderman Vasquez and a Block Club story on the Tempel Steel sale offering.

Closed! A look at our recent sales from Lincoln Square to Oak Park

1040 S Scoville, Oak Park IL 60304 near Rehm Park and Irving School District purchased for $430,000.  Our client's searched aggressively in the hot $400K Oak Park market.  This updated home came on at $399K on a fantastic block that opens right onto Rehm Park!! So awesome for their young kids. We put in an escalation clause on the multiple offer situation and saved the buyers $10K on their bid!

June has been a busy month of closings and securing contracts for our clients .  Here's a look at our recent closings around town in June.

5350 N Damen Unit E, Chicago IL 60625 in the Bowmanville neighborhood of Lincoln Square closed for $360,000! Our clients needed a quick sell to buy their next house.  We helped them prep their town house, priced at a value to generate maximum interest, held a full weekend of open houses and sold for $10K over list price. We negotiated a fast closing and lease back so our clients could stay in their current home, close their purchase and move only once (which saved them a lot of grief and money)!

934 N Wood #1, Chicago IL 60622 in the East Village neighborhood of West Town closed for $532,500.  We beat the exact comps by $7K on this sale after securing our client's new house in Western Springs.  To make sure the final -through went smooth we had our crew come in and touch up/ repair walls and clean the house prior to closing. No issues and our client's were relieved!

1051 W Barry #1W, Chicago IL 60657 in the Lake View neighborhood sold for $295,000 ($5K over list price after the first weekend of open houses).  Our crew came in to prep the condo for listing at a great price.  The location is wonderful. We closed the deal quickly so our client's had their cash in hand to buy their next home.
