SOLD! Edgewater condo goes to cash buyer (and other Edgewater sales stats)

Edgewater condo sales 2017 (UNDER 50 units)
324 condo units have sold from January 1st through September 28th. The median price is about $280,000. The highest priced condo closing this year sold for an impressive $800,000 at 5820 N Clark Street North Unit 406, Chicago, Illinois 60660. The new construction condo boasted four bedrooms and two and one-half baths.

Over the same period of 2013, 237 units closed with a median price of about $227,000.

I had several showings over this past week in East Lincoln Park that allowed me to check out some of my favorite blocks. The 500 block of West Deming Place in particular has some cool properties, ongoing developments and an interesting large vacant lot.  538 West Deming Place shown above was purchased in May of last year for $2,000,000.  The buyer of the vintage home with 190ft deep lot is restoring the home to a more period look. 

This original vintage building at 522 West Deming Place sits on a oversized 42'x190'.  The property was sold for $1,850,351 in 2015. Fences are up, windows boarded and a renovation/ alteration permit was issued late in 2016.
A rare sighting in the dense Park West neighborhood of Lincoln Park! A huge vacant lot spanning about four city lots wide sits between existing vintage properties.

There is no shortage of grand vintage properties to gawk at on the block.


The only sales on the block in the last 12 months have been six condo from the same 27 unit building located at 548 to 562 West Deming. The small condo units sold from $195,000 to $305,000.  You can rent for $1,300, buy for $195,000 or sell for multi millions on the same gorgeous East Lincoln Park block.

Brewery tours and condos! Sales near Goose Island Brewery and Taproom in West Town

The start of our Goose Island Brewery tour at 1800 West Fulton Street, Chicago IL 60612  in West Town over Labor Day weekend. We had an amazing host, learned a ton and it was nostalgic too!

A couple weeks ago our buddies at Inkt Marketing (official supplier of ericrojasblog.com swag) took a group on a VIP tour of Goose Island's West Town taproom and their off-site barrel aged warehouse in East Garfield Park. The tour was an awesome auction item won through Northeastern Illinois Chuck Kane Scholarship Golf event.

The barrel aged beer tour was a thrill for all of us. We had a fantastic 2013 Bourbon County Brand Stout the minute we stepped in the door.  Wow!

Back at Goose Island's Fulton tap room the crowd was hopping on a Sunday afternoon over labor day.  Let's check out the area condo sales around the 1800 West Fulton facility.

West Town area around the Goose Island Brewery and Taproom.
In the roughly four block radius around the Goose Island Taproom at 1800 West Fulton only 22 condos have closed from January 1st to September 15th 2017.  The median price of a condo in this radius is $485,000. The surprisingly (to me) low number of unit sales either reflects no one wants to move - or more likely - the area is still dominated by commercial buildings. A new construction 15 unit condo building at 469 N Paulina accounts for five of the sales and the highest priced condo sale at $670,000.

In 2012 (the year the Chicago condo market started to bounce back) a measly 9 condo units sold over the same period with a median price of about $150,000!

Uncle "Duck" with my kids on a chilly night earlier this month at Waterfront Cafe.
My aunt grew up in the Edgewater neighborhood.  However, she has lived in Boston for roughly 30yrs.  With family in town from Boston I thought I'd surprise them with dinner in the old neighborhood... on the lakefront! Drinks and food are better on the lake! It is a great spot to hit after Kathy Osterman Beach or Thorndale Beach.

There is still time to enjoy the warm weather at the Waterfront Cafe this weekend. The atmosphere, live music and playground at Berger Park make for a great evening for everyone. More photos here.

It was difficult to get the kids (and adults) out of Berger Park after dinner.
