Happy New Year to Logan Square: Condo unit sales up 64%

Logan Square Community Area picked up the buzz in 2013.  Did it pick up in condo sales too?  We've been taking a very close look as our new condo listings are set to come on the market.

518 attached homes (condos and town houses) have been recorded as sold in our MLS in 2013 (January 1st to December 30th). That crushes the 314 units sold in all of 2012, up 64% year over year.  We still have one more day on Tuesday for closings to increase that total.

The median price for an attached home in Logan Square is around $315,000 for 2013 - up from roughly $243,000 in 2012.

Converted loft condos on North California just south of Milwaukee Ave.  This area near the Blue Line got real hot for bars, condos and modern  new single family homes.
The Bucktown portion of the Logan Square Community area rang up the highest priced closed attached homes at 2138 N Damen.  The three unit new construction boutique building had sales from $1,050,000 to $1,100,000 closed in October. 

51 attached units sold for over $500,000 in all of Logan Square in 2013.  Most of these sales were in the Bucktown region (east of Western Ave and south of Fullerton).

143 attached units sold in the $250,000 to $350,000 price range.  The majority of these were located in the Logan Square and Palmer Square neighborhoods near Blue Line trains, good bus transportation and the hot bars and shops.

Photos: A farewell to the Lincoln Square Dominick's

I'll miss the Dominick's Food Store at 5233 N Lincoln Avenue.  Mostly because it was a nice store and a short walk from my house in Lincoln Square/ Ravenswood.  With three young kids and lots of home cooking I'd be there a few times a week.  The three year old new construction store was very pleasant to shop - and - eat at.   I could literally get just about everything we need there on a weekly basis.

Less important is the fact I went to the original Dominick's store at this location as a kid.  My grandparents lived directly behind the store.  I drew "fast pitch" strike zones on the Dominick's wall off the alley and threw thousands of pitches.


 
The shiny, but empty, store was full of employees today taking care of last minute closing tasks.  One check-out lane was open. I was going to snap a few more photos of the store and some long time employees... but just could not bring myself to do it.  I'd never make it as a photojournalist.
 
The store is so new it looked like getting ready to open a store rather then close it.



 
The one thing many of us won't miss is the crazy hoops Safeway created for their "sale items". One would feel guilty or like they had overpaid had they forgotten to go on "Just for You" and click away prior to shopping.  Maybe this being a contributor to their demise.

Most importantly, people in our community are hopeful the many great Dominick's employees will find good jobs.  We wish them well.

Steeterville views and Condo Sales good in 2013

I often head to Streeterville to meet up with my wife and friends for an after work dinner near the Chicago Museum of Contemporary Art and Ann and Robert H. Lurie Children's Hospital.  The city bustle and views during the holiday season are fantastic.

694 condos were recorded as sold in the MLS from Jan 1st to Dec 26th of this year.  The median price for a Streeterville condo is about $450,000.   Condo unit sales are up about 25% over the same period of 2012.

Photos! Lincoln Park Conservatory Winter Flower and Train Show


The nanny called in sick Wednesday through Friday so work went to my business partner (thanks Bob!) and I got the kids.  That means morning quality time with my youngest son while the other two are at school.

This area of the conservatory houses the holiday flowers and 3 train sets.


We spent a peaceful morning at the Lincoln Park Conservatory's Holiday Flower and Train Show.  We arrived Friday just after the doors opened at 9:00am and had the place practically to ourselves for awhile.  The show runs through January 5th.
