A North Center kitchen and bath supply staple gets a new look

If you've done home renovations or repairs on the North Side chances are you've stopped into Community Home Supply 3924 N Lincoln Ave Chicago, IL 60613 in the North Center neighborhood.  The long time kitchen, bath and plumbing supply store has been acquired by Crawford Supply and now bears its name.

The entire store and displays have gone under a full remodel.  I stopped by for a new toilet fill valve at the plumbing desk a stuck around to peruse the new floor models.  Most of my stops have been for plumbing supplies and bath fixtures.  I even bought small radiator for a bathroom once.

The store looks great and I'm glad a quality plumbing supply desk remains near our house. As a Real Estate Broker I often advise and refer the best local resources to our home owner clients.

New Lake View Mariano's nearing completion on "happening" North Broadway

The multi-use five story development at 3030 N Broadway is really changing the streetscape in East Lake View.  A Mariano's grocery store, Starbucks, PNC Bank and XSport Fitness are all to open this year.

North Broadway has never looked better.  Lots of new investment and long time staples of this bustling retail strip make East Lake View a top draw for city dwellers.  Check out one of our condo listings at 450 West Briar right around the corner from this new development.

Sometimes home sellers leave the best things behind

A couple gems left in a house by sellers from a closing today.  Although most deals require all personal property to be removed prior to closing there are often happy exceptions.

These buyer clients told me a photo of the Pope left in the last home they bought in the same neighborhood about 7 years ago... and they kept it.  I have many picture frames, tools, a vase and an awesome lamp I use in my office from the house we bought.  The seller had been in the home for over 70 years!

Out with the vintage and in with the new: 1108 West Webster, Lincoln Park before and after

We wrote about the sale of this Lincoln Park vintage building and double lot at 1108 West Webster. This is a fantastic, walk-able location in the DePaul neighborhood. We saw the demo permit from and was of interest to many including real estate and architecture enthusiast  I even received emails from former residents of the building in years past after they caught wind of our post.

I took some photos a couple weeks ago of the new construction condo building nearing completion (shown below).

I guess I was hoping for a little more pizazz at this premier spot among many original buildings and high-end construction.  There are no MLS listings as of yet for the building but I'm guessing there are some pre-construction contracts.  A 2010 built three bedrooms, two baths top floor condo with 1,800 sq/ft built-out deck at 1005 W Webster Ave Unit 4E, Chicago, Illinois 60614 recently sold for $1,160,000.

Banana Republic, AltSchool coming to Lincoln Park new construction retail

A new retail structure at 2720 N Clark Street, Lincoln Park built by Centrum Partners will be leased by some high profile tenants. Banana Republic will anchor the new two story commercial building formally the site of Edge Bar and Grill.  The private Altschool based in San Francisco will open a school on the second floor by 2017 (with a tuition reported around $25,000 a year).  More retail space is available at the site. Centrum partners paid about $6 million for the property.

North Clark Street in Lincoln Park is home to great dining, bars, services and is steps to lakefront fun.  The area maintains a lot of original architecture... but all that comes at steep housing prices.  Once a strip of dive bars, music shops and basic retail and services the area has both upped it's game with higher-end businesses, national chains while maintaining local small shops and eateries.

Clark Street in Lincoln Park is one of my favorite areas to do business, eat and enjoy the lake with my kids or without. I've had years and years of great lunches at The Pasta Bowl and Frances Deli. I took these construction photos last week on the way to lunch at Five Guys at Clark and Fullerton.

Lincoln Park Target opening soon on North Clark Street

I had some business in one of my favorite areas (to eat and drink) of the city yesterday and took some update photos.  Crews were out power washing the sidewalks at the new Target store Lincoln Park yesterday at 2605 N Clark Street, Chicago IL 60614.  The Target replaces the Best Buy store recently vacated.  The store shares the building with Sunrise of Lincoln Park retirement community.

This is a great fit for the area filled with apartments, condos, mid-rise and high-rise buildings not to mention high-end single family homes.  I'm certain even the owner of 712 W Schubert Ave, Chicago, Illinois 60614 around the corner (sold for $2,875,000) will shop at this Target!

Condo sales within a couple blocks of the Target range from $165,000 for high-rise one bedroom to $875,000 for a three bedrooms, two baths newer construction unit.  A new construction four bedroom duplex-down at 738 West Schubert is listed at $1,250,000.

A new eleven unit residential building with retail is slowly coming together at 3912-3918 N Damen. The construction permit was issued last August. The building takes the place of a one story auto repair shop and continues the positive trend (in my opinion) of "going up".  The location is great for density.  It's close to diverse retail, services and dining along Lincoln, Damen and Irving Park Road. The Irving Park CTA Brown Line stop is a few blocks away.

I don't know if these will be condo or apartment rentals.  Either prospect can be lucrative in this desirable North Center location.  There are several three unit condo buildings beign completed within a few blocks of this development on North Damen heading south. New construction keeps on churning on the North Side where many residential units are replacing one-story retail.

Lake View high-rise condo sales (50 units or more)

This is how you pull up to the attractive Wilde Bar and Restaurant on North Broadway in Lake View... in a white convertible and fedora!
We'll be listing another Lake View condo this week. This time the home is at 450 W Briar Place a 142 unit high-rise near the lake. Let's take a look at Lake View high-rise building sales (50 unit buildings or more) in 2016 .

342 Lake View high-rise units (50 unit buildings or more) have sold from January 1st to June 16th, 2016.  The median price of a high-rise condo in Lake View is about $237,500 but the maintenance fees at the median price can vary greatly from $230s a month to $700s. 

3150 N Lake Shore Drive is one of my favorite locations in the city overlooking the lakefront parks and steps from Belmont Harbor.

The lowest price high-rise condo sold thus far is a studio apartment at
3600 N Lake Shore Dr Unit 222, Chicago, Illinois 60613 for $91,545.  The assessment for the small unit is still $345.00 a month.

The highest priced sold high-rise condo this year is a nmassive 5 bedroom fully renovated vintage gem at 3400 N Lake Shore Dr Unit 2BC, Chicago, Illinois 60657 for $2,040,000.
Amazingly 343 Lake View high-rise units sold over the same period last year with a median price about $235,000. That's pretty consistent sales for a large sample size.

Construction progress at 2950 N Sheridan Road is looking good.  The new luxury apartment tower  fits in rather well on the busy but leafy residential canyon that is Sheridan Road in East Lake View.  This is a great area just steps to lakefront fun that we sell property in often. Sold! Fellow St. Matthias School family closes North Park house

 Our buyer clients recently closed on their home in the pleasant North Park neighborhood. The gold brick Chicago bungalow was listed at $425,000.  The totally move-in ready house drew quite the crowd at the open house and early showing appointments.

I've been a big cheerleader of the value North Park offers. The two universities, Legion Park and River Parks offer tons of extra-curricular activities. Big box and shopping mall conveniences await along North Lincoln Avenue just north in Lincolnwood.

Lincoln Square "duplex" condo sales, prices up

We are recently met with a client about selling their duplex condo in Lincoln Square.  I once owned a "duplex-down" condo in Lincoln Square and have helped clients buy and sell these types of condos in the neighborhood for years.
This duplex we sold some years ago offered a little drama with the it's two story open living room ceiling height.

Only eight duplex condos have sold this year in Lincoln Square. The median price about $415,000.  The highest closed sale is 4826 N Damen for $650,000.  The newer construction "duplex-up" home is 3,000 sq/ft with roof top deck.  Seven duplex condos sold over the same period in 2015 with a median price of about $325,000.  However, a brand new construction duplex-down unit sold for $730,000 at 4836 N Damen last year over the same period.  That looks like a record sales price number for a Lincoln Square condo thus far.

Seven duplex condos are currently under contract.  One development at 4545-47 N Wolcott has two new construction duplex-down units under contract at $749,000 (a possible new condo price record.

Many clients need space but neither can afford a single family house nor want the maintenance (oh, the maintenance!!). They often turn to duplex condos. "Duplex-up" and especially "duplex-down" condo units are a good alternative offering space and separation of floors that many single family homes provide.  Duplex units often have easy access to large outdoor spaces and storage.
