Closed! A look at our recent sales from Lincoln Square to Oak Park

1040 S Scoville, Oak Park IL 60304 near Rehm Park and Irving School District purchased for $430,000.  Our client's searched aggressively in the hot $400K Oak Park market.  This updated home came on at $399K on a fantastic block that opens right onto Rehm Park!! So awesome for their young kids. We put in an escalation clause on the multiple offer situation and saved the buyers $10K on their bid!

June has been a busy month of closings and securing contracts for our clients .  Here's a look at our recent closings around town in June.

5350 N Damen Unit E, Chicago IL 60625 in the Bowmanville neighborhood of Lincoln Square closed for $360,000! Our clients needed a quick sell to buy their next house.  We helped them prep their town house, priced at a value to generate maximum interest, held a full weekend of open houses and sold for $10K over list price. We negotiated a fast closing and lease back so our clients could stay in their current home, close their purchase and move only once (which saved them a lot of grief and money)!

934 N Wood #1, Chicago IL 60622 in the East Village neighborhood of West Town closed for $532,500.  We beat the exact comps by $7K on this sale after securing our client's new house in Western Springs.  To make sure the final -through went smooth we had our crew come in and touch up/ repair walls and clean the house prior to closing. No issues and our client's were relieved!

1051 W Barry #1W, Chicago IL 60657 in the Lake View neighborhood sold for $295,000 ($5K over list price after the first weekend of open houses).  Our crew came in to prep the condo for listing at a great price.  The location is wonderful. We closed the deal quickly so our client's had their cash in hand to buy their next home.

4 East Elm: No units available at unique Gold Coast new construction development

4 East Elm is one of the more exciting and unique residential developments the Gold Coast has seen in years. The sold out building has the rare instance of no available units for sale or rent at the moment (at least publicly). The boutique new construction tower is advertised as 35 half or full-floor units. 34 units are shown as sold or rented on our MLS (no 35th unit is listed for sale so there may have been a combined unit).  

The median price of a sold unit in 4 East Elm is about $3,200,000. 

The median price of a condo sale in the Gold Coast is $320,000! Of course, many of those are one bedrooms in older high-rise buildings.

Viewing 60 East Monroe, the Legacy near Millennium Park

We recently viewed several units at The Legacy downtown to find the right tier and floor for our clients. Hopefully we'll get better weather and views the next time!
We've been working with a repeat client who has made the move to downtown from Lakeview.  They'd like to buy unit in the Loop specifically in a building with a pool, parking and units with a balcony. Of course 60 East Monroe, The Legacy, fits the bill.

Balcony view from the '03 tier on the 35th floor. We mainly focused on two bedrooms, two baths re-sale units. We looked at two of the remaining developer units (one is a three bedrooms floor plan but overlooked the top of a building with huge HVAC systems running).
Recent sales
Only a few of the developer units remain in the building. My understanding from the showings is they remaining units had never been rented out.

38 units closed at the Leagcy over the last 12 months.  The median price of condo is about $900,000.  The lowest priced sold condo in the last 12 months is 60 E Monroe St Unit 1806, Chicago, 60603 for $405,000. The re-sale unit has two bedrooms and one and one half baths.

The highest sold unit over the same period is 60 E Monroe St Unit 7102-01, Chicago, 60603 for $6,200,000.  The "full floor penthouse" was a developer owned unit at time of sale and features four bedrooms, five and one-half baths over 9500 square feet according to the @Properties listing.

East Lincoln Park traffic madness!

Cars backed up heading west to North Clark Street in the alley today between West Wrightwood and West Deming.
There are some significant renovation and infrastructure projects going on in East Lincoln Park between Diversey and Fullerton and east of Clark. If showing in the area using my car I always stay west of Clark and walk down!

Check back for a post on one of the cooler renovations going on (and traffic killers!) in this East Lincoln Park location at 2700 N Lakeview.

Additionally entire blocks of parking have been eliminated for infrastructure projects. On foot this is one of the best spots to live in the entire city! Great views and and dining along Lakeview and North Clark when out of your car.

Demolished "workers cottage" in Gold Coast sold for $1.5 million, still empty lot

Photo of 1241 N State Parkway from the Cook County Assessor office. The exterior of the  home had since been painted but was not in good living condition. What a great house though!

We passed the site of 1241 N State Parkway today. The "140 year old" worker's cottage property was purchased for $1.5 million last year and torn down with some controversy. Some folks would have liked this home (and similar structures) preserved and I tend to agree in this case. One preservation group would like to landmark the greater Gold Coast.

Construction has not started yet.  It is possible the developer will look for a design and build client or still working on the details for a speculation build.

25 East Cedar and Gold Coast home sales

We've watched this Gold Coast house location for many years.  The original property was torn down and tied to Frank Lloyd Wright as a personal residence.  The newly built property took a few years or so to finally complete. It looks fairly natural in it's surrounding area.

25 East Cedar is adjacent to a high-rise to the east and another larger, recent build single family home to the west.
17 single family and row homes have sold in the last twelve months in the Gold Coast neighborhood. The median price is about $2 million.  One notable sale last year was a rare remaining cottage at 1241 N State Parkway.  It sold for $1.5 million and was to be torn down by the developer/ purchaser. 
A demolition permit was issued in October of last year.
