Inspection time! We're conducting our first time buyer's home inspection (right now!) at 4424 N Lamon, Chicago IL 60630 in Jefferson Park.  Our client's purchase contract is in the "attorney review and inspection" period.  The property inspection is really exciting.  It allows our buyers to get familiar with the home and get a primer on the ins and outs of regular maintenance.

"Fixit" bike stations popping up at NEIU, around city

The new Dero bike fixit stations at NEIU. I visit the Northeastern Illinois University campus to work-out at the fitness complex, participate in conferences and to volunteer as an Alumni Association Board Member.  The university is always making improvements and adding new features.  I ride my bike often to the university and on work errands.  The stations send a great message for "car-less" commuting!

Another Lincoln Square bungalow doomed!

2237 W Winona Chicago IL 60625 was purchased as a foreclosure for $390,000 in December 2014.
The infamous green windscreen fencing went up around 2237 W Winona in the Ravenswood area of Lincoln Square last Friday. This is a bad sign for preservation.  The property  is among a distinct three block section of solid brick 22 ft wide bungalows.  Construction was halted after the new owners tore down the garage and gutted the interior. The only construction permit on record for the property was issued in January 2015 for $4,000 (drain tile).

The bungalow belt just west of the park has finally been touched by "tear down" redevelopment.
 The Winnemac Park area of Lincoln Square has seen a relatively mild pace of new construction and "almost totally new" gut rehabs over the last decade compared to neighbors North Center and Lake View (North Center new construction is still bonkers right now).  The neighborhood bound by Lawrence to Foster and North Ravenswood Avenue to North Western Ave has seen it's share of tear downs of course. But most structures over the years have been rehabbed to resemble it's original look.

That ship has sailed. The pace of tear downs, especially among the sacred bungalows, has quickened over the last two years.  Here's another example.  Although I totally appreciate tearing down properties that have outlived their usefulness I feel these bungalows could have easily been preserved while improved.  Many have been "dormered" and greatly expanded while keeping their original look and feel.  The wide, well built bungalows make for a unique and distinct pocket in Lincoln Square. The street-scape is changing with each newly designed home... some good, some bad.

Single family home sales in Jefferson Park: Median price approaching $300,000

Our first time buyer clients recently entered into a purchase contract on a certified Jefferson Park brick bungalow. Let's take a look at over-all "Jeff Park" single family home sales this year.

73 Jefferson Park single family homes have sold this year as of Friday May 22nd. The median price is about $285,000.  The highest sale was the 2007 built 5658 N Lockwood, Chicago IL 60646 for $612,000 in the Edgebrook Glen development. Several homes sold in this new construction sub-division  7 of the top 10 highest priced sales this year.

76 homes sold over the same period in 2014.  However, the median price was much lower at about $235,000.  Same period in 2013 yielded 69 home sales with a median price of only $205,000.

2011, 41 homes sold for a median of   $211,000
