Watch the Video: Budlong Woods first quarter sales in Lincoln Square

Take a video look at a typical block in the Budlong Woods neighborhood of Lincoln Square.









Budlong Woods is a small neighborhood of unique single family homes on the northwest end of the Lincoln Square community area. There is a wonderful collection of custom built homes of various vintage and style. However, the real eye catchers are the mid-century modern homes.

The boundaries of the neighborhood are roughly North Western Avenue to the Chicago River and West Foster Avenue to West Bryn Mawr.



In the first quarter of 2011 five homes have closed or are under contract at a median price of only $250,000. It looks like people were only willing to buy the low priced deals and compromised street location. Several of the homes were in need of a lot of work and/or located on busy Foster Avenue. If you look at 12 months 16 homes closed in Budlong Woods with a median price of $300,000. The highest sale was $660,000 for a double lot (60x 120) custom mid-century Prairie style home at 2844 W Gregory.
