2011 is almost half way in the bag and it appears, anecdotally, that the Northcenter community area single family home sales have been hot. We have viewed many homes this year we've personally felt were quality and priced well... and have seen them sell quickly.
A look at the numbers shows we will see an uptick in the number of closed homes in Northcenter for the first half of 2011 compared to the first six months of 2010.
As of today, May 9th 2011, we have 40 closed single family homes on record. 2010 saw 43 closed houses by the end of six months (according to our MREDLLC.com MLS service). Currently, there are 49 homes under contract in Northcenter. We should easily surpass the 43 closed units by the end of the month.
Our bet is unit sales will be up in Northcenter by years end surpassing 2010 totals. The skyrocketing popularity of John C. Coonley elementary school (a neighborhood attendance boundary school), long revered Bell School and the "up and comer" Audubon school have helped push home sale units up and keep prices relatively steady.
