Lincoln Park single family home sales up in 2015, median price over $1.5 million and two homes top $5 million

 The median price of Lincoln Park single family home is over $1,500,000 as of October 10th, 2015

163 single family homes (detached) have been recorded as closed in the MLS (MREDLLC.com) so far this year. This includes the historic row houses well known to eastern Lincoln Park. The median price for a house this year is about $1,588,000. 

The lowest sale this year is a coach house (a free standing property located behind the main house) at 218 W Saint Paul Ave , Chicago, Illinois 60614 for $400,000.  The foreclosure sale is in a great Old Town Triangle location. The second lowest sale is also a foreclosure coach house at 2615 N Halsted St, Chicago, Illinois 60614 for $426,000.  The lowest priced free standing single family main house (not a coach house) is 1952 N Bissell St , Chicago, Illinois 60614 for $575,000.  The small three bedrooms, two baths house on a 24'x60' lot backs up to the "L" tracks on Bissel and does not have dedicated parking.

The highest sale this year is  1874 N Orchard , Chicago, Illinois 60614 for $5,927,483. The extravagant 7 bedroom home with classic architecture sits on a 35'x131' lot.  Two homes have sold over $5 million and three homes have sold over $4 million this year.

Over the same period in 2014, 156 single family homes sold with a median price about $1,550,000. This is a far cry from 2011 where 115 homes closed with a median price of about  $1,280,000.
