Looking for million dollar new construction in West Town / Logan Square

We viewed this new construction home on 1853 N North Fairfield with our client near the 606 in Logan Square priced at $999,900. The property previously sold for $375K for redevelopment.
One of our long time clients is looking to upgrade to a modern new construction or gut rehab single family home.  She'd like to stay near her current West Town neighborhood of Ashland and Division or Logan Square near the Blue Line. The area just west of of North Western and south of West Armitage is a hotbed of modern new construction fairly close to the Blue Line and the popular 606 trail and park system. Several modern homes are priced under $1 million.

Our buyer clients were surprised by the skyline views from the built out roof deck (appears much closer in person).
We are looking for a new construction home of this portion of  West Town/ Logan Square.  The area offers new construction homes around one million dollars with access to the CTA Blue Line and close to trendy restaurants and bars. Humboldt Park is just southwest of the shaded area.
Over 2018 the shaded area above of West Town / Logan Square (Armitage to Wabansia and Western to California) twenty-three homes closed with a median price of $870,000.

In 2015 twenty-six homes sold with a median price of $740,000.

Way back in 2012 when the market took off from the recession days twenty-three homes closed with a median price of about $500,000. Seven of those homes were sold as either short-sale or foreclosures. This popular area for home buyers and development has seen a 74% increase in median price of a single family home. Some of that is reflected by the many more new construction homes sold in recent years.

Brewery tours and condos! Sales near Goose Island Brewery and Taproom in West Town

The start of our Goose Island Brewery tour at 1800 West Fulton Street, Chicago IL 60612  in West Town over Labor Day weekend. We had an amazing host, learned a ton and it was nostalgic too!

The "barrel room" on Fulton across from the taproom where I had awesome Matilda and Sofie
A couple weeks ago our buddies at Inkt Marketing (official supplier of ericrojasblog.com swag) took a group on a VIP tour of Goose Island's West Town taproom and their off-site barrel aged warehouse in East Garfield Park. The tour was an awesome auction item won through Northeastern Illinois Chuck Kane Scholarship Golf event.

The mother-load of barrel aged beer. Check out a ton of photos from Eater Chicago of this amazing barrel aged beer facility at 603 N Sacramento!

The barrel aged beer tour was a thrill for all of us. We had a fantastic 2013 Bourbon County Brand Stout the minute we stepped in the door.  Wow!
We'll take the big one!
Back at Goose Island's Fulton tap room the crowd was hopping on a Sunday afternoon over labor day.  Let's check out the area condo sales around the 1800 West Fulton facility.

West Town area around the Goose Island Brewery and Taproom.
In the roughly four block radius around the Goose Island Taproom at 1800 West Fulton only 22 condos have closed from January 1st to September 15th 2017.  The median price of a condo in this radius is $485,000. The surprisingly (to me) low number of unit sales either reflects no one wants to move - or more likely - the area is still dominated by commercial buildings. A new construction 15 unit condo building at 469 N Paulina accounts for five of the sales and the highest priced condo sale at $670,000.

In 2012 (the year the Chicago condo market started to bounce back) a measly 9 condo units sold over the same period with a median price of about $150,000!

Emerging from the barrel aged warehouse and event facility. Little bright out there!

Call us to buy and sell near Goose Island or any other of your favorite breweries!

Closed! A look at our recent sales from Lincoln Square to Oak Park

1040 S Scoville, Oak Park IL 60304 near Rehm Park and Irving School District purchased for $430,000.  Our client's searched aggressively in the hot $400K Oak Park market.  This updated home came on at $399K on a fantastic block that opens right onto Rehm Park!! So awesome for their young kids. We put in an escalation clause on the multiple offer situation and saved the buyers $10K on their bid!

June has been a busy month of closings and securing contracts for our clients .  Here's a look at our recent closings around town in June.

5350 N Damen Unit E, Chicago IL 60625 in the Bowmanville neighborhood of Lincoln Square closed for $360,000! Our clients needed a quick sell to buy their next house.  We helped them prep their town house, priced at a value to generate maximum interest, held a full weekend of open houses and sold for $10K over list price. We negotiated a fast closing and lease back so our clients could stay in their current home, close their purchase and move only once (which saved them a lot of grief and money)!

934 N Wood #1, Chicago IL 60622 in the East Village neighborhood of West Town closed for $532,500.  We beat the exact comps by $7K on this sale after securing our client's new house in Western Springs.  To make sure the final -through went smooth we had our crew come in and touch up/ repair walls and clean the house prior to closing. No issues and our client's were relieved!

1051 W Barry #1W, Chicago IL 60657 in the Lake View neighborhood sold for $295,000 ($5K over list price after the first weekend of open houses).  Our crew came in to prep the condo for listing at a great price.  The location is wonderful. We closed the deal quickly so our client's had their cash in hand to buy their next home.

Our buyer jumped on a great deal at 2217 W Foster #2W. The Lincoln Square two bedrooms condo was a gut renovation with central Heat/AC, in unit laundry and two decks for $156,000! (All photos Eric Rojas, Kale Realty)

East Village condo sales: Median price up $110K since 2014

The churches that dot East Village and Ukrainian Village add distinct culture to these popular West Town neighborhoods.
Our clients will be listing their East Village condo in West Town Community Area later this month.  Let's take a look at East Village condo sales in 2017 and a couple years past.

East Village sales area Ashland to Damen and Division to Chicago.
26 East Village condos have closed thus far in 2017 (Jan 1st to March 13th). The median price of a condo is a hefty $510,000 (a couple new construction units sold for $509,999 lol).  New construction sales and pent-up demand after last fall's 2016 elections and the Cub's World Series run have pushed sales and contracts up for most of North Side Chicago.

The highest priced sold unit is 1057 N Paulina #1 for $725,000.  The modern design new construction three beds "duplex-down" is a common style for East Village. Many buyers come to the area for the modern and contemporary units that are more readily available than in Lincoln park or Lakeview. The lowest priced sale is 525 N Marshfield #2.  The two beds, one bath vintage conversion condo (no parking included) sold for $225,000.

East Village rooftops will usually get you a church view.
  • Only 15 units sold over the same period 2016 with a median price of about $450,000.
  • 31 units sold over the same period of 2015 with a median price of $419,000.
  • In 2014, 23 units sold with a median price about $400,000.

2017 East Village sales are off to a fast start for units and high-end offerings.  Get the neighborhood scoop at East Village Association

Crain's looks at top Chicago neighborhoods for demolition permits

A former Children's Memorial office building is torn down at West Fullerton and North Orchard in Lincoln Park.  A new, almost identical looking Senior housing building will go up in it's place. Homes and entire buildings, large and small, have been demolished for development or safety reasons at seemingly a record pace over the past few years. (Photo Eric Rojas, Kale Realty)
We are no stranger on these pages to discussing demolition and development around Chicago as it pertains to our day to day dealings.  Chicago has had a frantic three year run of demolition. It's the most active period of tear down and development I've witnessed in my lifetime on the North Side of the city.  But demo permits are high in some South Side neighborhoods as the data show (but for different reasons).

Crain's real estate reporter Dennis Rodkin uses data from a great resource Chicago Cityscape to look at demo (and building) permits in several of the most active neighborhoods. West Town (Ukrainian Village, Wicker Park, Bucktown etc...) and West Englewood  lead in demo permits but are complete opposites in construction permits.  Check out the story and graphic here.

Greater Bucktown, Wicker Park home sales 2016: Median price up $300,000 since 2012

We're looking in greater Bucktown / Wicker Park of West Town above - generally Armitage to Chicago Ave and 90/94 to Western Avenue.
We have clients looking for a "move-up" single family home in the Bucktown/ Wicker Park area where they currently own a condo. The target area west of 90/94 in West Town is in play including parts of Bucktown, Wicker Park, Noble Square, Ukrainian Village and East Village.

97 single family homes have sold in the map area above from January 1st to November 30th of 2016 in the shaded area shown. The median price is just over $1,000,000 for a sold house.  The highest priced sale this year is a modern new construction stunner at 1763 W Wilmot sold at $3,800,000 (cash).
The lowest priced home sale is 1468 N Ashland for $300,000 (cash).  The odd one story residential property was bought by a development brokerage.

50 of the sold 97 homes closed for over $1,000,000.

In 2012, 104 single family homes closed with a median price of $700,000. Median price is up $300,000 from 2012 to 2016 in the West Town area shaded above.

Here's a flashback video to 2010 a couple years prior to the price explosion.  Lots of units were getting sold and purchased at bargain prices.  Condo unit sales in West Town began to rival those of high density Lake View. Enjoy!

Under contract! Noble Square duplex-down just off Division Street, Wicker Park night life

The six unit condo building at 1227 N Noble, Chicago IL 60642 was built in 1998.  Photo Eric Rojas, Broker, Kale Realty

Our buyer client recently sold his one bedroom condo in the Gold Coast and secured a much larger home in the Noble Square neighborhood of West Town.  The 3 bedrooms, 3 full baths duplex-down with two car parking at 1227 N Noble #1 (asking $420,000) checked all the boxes for our client (and his future roommates).  The separation of space and private bathrooms will allow top rent for the roommies!  Our contract is currently in attorney review.

Rare Noble Square Single Family home sales in West Town

Wicker Park's southeastern cousin Noble Square in West Town has benefited from the popularity of the first "hipster" now modern high-end neighborhoods to the northwest. How are house sales doing?

Noble Square single family and multi-unit sales 2014

Only two (2) single family homes sales were recorded on the MLS in all of 2014 in Noble Square. Both were small "workers cottage" style homes know for the area and both sold around $400,000.  1461 West Cortez, Chicago IL 60642 is a small two story (3) bedrooms home in good move-in condition and sold for $412, 000.

However, 5 homes sold in 2013 with a higher median price of about $700,000.  It is strange that no higher-end single family homes sold in 2014 despite the good market.

No homes are currently listed for sale or under contract in the Noble Square boundaries.

It's also strange in this market that more small multi-unit buildings would sell for more money than single family houses in West Town.  Five (5) multi-unit buildings (2-4 units) sold with prices from $370,000 to $640,000 in 2014.

1530 West Thomas, Chicago IL 60642 is a true three-flat building with the units in good condition that sold for the $640,000. Seven (7) multi-unit sales were recorded in 2013 with a median price of about $325,000.  5 of the 7 sales were cash deals.

Noble Square boundaries. Image www.YoChicago.com
Single family home sales past 5 years
2014   2 homes sold with an average price about $406,000
2013   5 homes sold with a median price about   $700,000
2012   5 homes sold with a median price about   $300,000 (however the two highest sales were $681,500 and $1,000,000).
2011   3 homes sold with a median price of about $450,000
2010   1 house sold for $595,000

Single family homes seem to be hard to come by in this old, established neighborhood near the new action.

East Village condo unit sales BOOM 42% in West Town, Chicago. Prices up too.

New construction along North Damen in East Village earlier this year.
We'll be in the East Village neighborhood of West Town later this afternoon showing condos up to $650,000.  East Village offers probably the best choice of modern design new (and newer) construction homes in the city.  The surrounding area offers the nightlife for those who tend to like this type of design as well.

Modern condos line Division on the northern boundary of East Village.

New construction was back this year helping propel a 42% increase in condo unit sales within the traditional East Village boundaries.

226 condo sales (attached homes) have been recorded in the MLS this year from January 1st to December 6th, 2013 (up $42%).   That wallops the 160 units sold same period last year.  Only 116 units were sold in East Village same period in 2011. Units sales this year have doubled over 2011.

The median price of a sold condo this year is $414,000.   2011 was $355,000 and 2012 was $370,000.The highest sale this year is $765,000 for 1711 W Division #404.  The modern newer construction re-sale featured top floor, two beds, two baths, large roof top deck, elevator and garage parking.
