Newest high-end Lincoln Park condo development under construction, prices starting at $1M

Lincoln Common (at the former Children's Memorial site) rental apartments towers opened to residents early this year. The third building is a six-story condo building with unit prices starting over $1M.

The Orchard is the final residential building to be completed at Lincoln Common. You'll need to be in the Bentley price range to afford the condos! According to the web site the two bedrooms units start over $1,000,000 and three to four bedrooms units start in the $3,000,000s.

The Orchard will enter the crowded high-end Lincoln Park condo market. 83 Lincoln Park condo units are currently listed for sale at one million dollars or more. This does not include the pre-construction units at The Orchard or a handful of other condo buildings not yet listed.

49 condo units are currently listed for one million or more.

88 Lincoln Park condos have sold over one million dollars so far in 2019 (Jan 1st to Sept 20th).

The median price of a closed condo thus far in 2019 is $494,400.

Senior living in top Lincoln Park location!

We have talked a little about some of the hot categories of business and construction around Chicago. Senior housing is popping up (and trying to pop up) in many north side neighborhoods.  The growth area is answering the need for both market rate and affordable places for seniors to stay in the city and even their immediate neighborhoods.

Belmont Village  (pictured above) is a new construction senior living facility built on the site of a former Nellie Black vintage building... that looked almost identical. The former Children's Memorial owned Nellie Black building would have been too costly to retro-fit for the senior center.  I passed by the facility yesterday on the way to showings. The senior living center is expected to open this summer.

Just a few examples: A new Northtown Library Branch was recently built in West Ridge with 44 affordable senior units.   Artis Senior Living was recently completed at 3535 North Ashland in Lakeview.  Another 200 unit affordable senior housing center is to be developed at one of the old Ravenswood Hospital buildings at 4501 N Winchester in Lincoln Square.

Crain's reported the first renters have moved into the Lincoln Common development in Lincoln Park. It will be awhile until all the buildings are completed and the whole site pulls together.

Lincoln Park vintage property sold for over $2.3 million is now million dollar condos

We posted about the sale of 2252 N Orchard April of last year.  The attractive Lincoln Park vintage multi-unit with relatively affordable apartments was sold for $2,325,000 and in the process of demolition.  The new five unit condo building has been built and the new units are listed as high as $1.39M.  One unit is listed under contract at $1.29 million.

2252 N Orchard just off North Lincoln Avenue near the old Children's Memorial site is nearly completed and listed for sale. All the units are priced over $1 million.

The new building is a familiar brick and limestone design that blends into Lincoln Park. Fairly innocuous... if not a ubiquitous building around the neighborhood.

The building is adjacent to the existing Chipotle, the handful of shop owners that have hung on during Lincoln Common construction and steps from the many new buildings and shops coming. Oz Park is down the block.

The old parking garage for the former Children's Memorial Hospital gets a new look with shops, restaurants and an adjacent office building. This is a part of the Lincoln Common development I really like.  The garage structure has always been stark and unattractive. My wife used the garage when she worked on the old main campus. One good thing is the roof had great views of the Chicago Air Show practice days 😀

It's all starting to take shape now. This will be a bustling strip and the little Starbucks space across the street may not cut it!

I can see the Lincoln/ Belden Starbucks currently across the street moving into one of the new commercial spaces.
