Shopping Park Ridge homes... what's the ceiling height?

We were out over the gloomy weekend looking at Park Ridge single family homes.  These particular buyer clients are looking for great lot size and "value add".  They've smartly improved all their past properties! Let's take a look at Park Ridge single family home sales over the last twelve months.

We checked out 500 N Prospect for it's large 100' x 200' lot, great location and potential to improve the home.

Park Ridge single family home sales January 1st - December 10th.

449 single family homes have closed so far in Park Ridge (recorded on MREDLLC.com). The median price of a house is about $430,000. The highest priced sold house is 410 S Prospect Avenue for $1,347,500. The 6,000 sq/ft twelve year old custom build is near downtown and features six bedrooms.  The lowest priced sold home is 2813 Oakton Street for $192,000 in a cash deal.  This single floor three bedroom ranch sits on a 44' wide lot but does not have a basement.

The house has an appealing farmhouse look on a ridiculously spacious  lot near the downtown Park Ridge. 
Over the same period of 2018 about 446 homes sold with a median price of $455,000.
In 2017, 470 homes sold with a median price of $450,000.  Going back a few more years to 2014, 389 single family homes sold with a median price of $399,900 over the January 1st to December 10th time frame.

Park Ridge single family home sales, median price up 12.5% since 2013

We have clients looking for a new construction or newly renovated home under $1,000,000 in the "old Park Ridge" neighborhood near shops and transportation. Let's take a look at over-all Park Ridge single family home sales.

408 Park Ridge single family homes have sold  from January 1st to November 4th of this year (recorded on our MLS). The median price of a single family home is about $425,000.  The highest priced sold home is 1000 Vine Ave, Park Ridge, Illinois 60068 for $1,390,000.  The new construction home on a 50'x177' lot is located fairly close to the Edison Park Metra station.

380 homes sold over the same period in 2015 with a median price of about $435,000.  It appears more homes on the lower end were purchased this in 2016 for the purpose of redevelopment and renovation than in 2015. In 2014, 355 single family homes closed over the same period with a median price about $400,000.

In 2013, 384 homes sold with a median price about $378,000.  Median price is up about 12.5% since 2013.

Sold! Goodbye Bowmanville, hello Park Ridge

Our clients recently sold their Bowmanville town house and closed on a beautiful house at 828 S Clifton, Park Ridge IL 60068 near the down town.  828 S Clifton was asking $599,000 and we immediately jumped at it.  After a multiple offer our clients secured the house with a winning bid.

Fitness Formula makes a huge investment in downtown Park Ridge (house unit sales up 23%)

REJournals has the scoop on the major 67,000 square foot construction near downtown Park Ridge.  Fitness Formula Clubs new location will compliment the quaint "Main Street" feel of small businesses Park Ridge citizens love with a large modern athletic facility along busy central roads.

We just helped our clients purchase a home in Park Ridge.  They are excited to see more major investment meeting demand in a thriving Chicago suburb. 

Park Ridge single family home unit sales are up about 23% while median price dipped year to year.  156 single family homes have closed in Park Ridge this year from January 1st to Mat 24th. The median price is $400,000.  128 single family homes closed last year over the same period with a median price of about $421,000.

The slight dip in median price may be attributed to the lower end of the Park Ridge house market moving well this year.  More Boomers are selling homes in dated condition and those houses are renovated by the new owners.
