New development taking shape at Lincoln/ Paulina/ Roscoe intersection in West Lakeview

I criss-cross my old neighborhood at Lincoln/ Ashland/ Belmont often by bike (above), train or car while doing business or running errands. The area is experiencing another round of development.

The new development at 3400 North Lincoln Avenue adjacent to the Paulina CTA Brown Line stop is going up quickly.  The 36 unit mixed use rental apartment building is located at the ever developing strip of North Center/ West Lakeview retail and housing. The busy area was still a little gritty when on lived on West Roscoe Street in the late 90s.  Now it's home to new apartments, condos and mega retail (a new "fabulous" Whole Foods flagship included).

Fancy new two-story retail takes shape across the street at 3361 N Lincoln Avenue, Chicago IL 60647 on the southeast corner of Lincoln and Roscoe.
Long time staple Frasca will have new regulars living across the street.

5 units have sold over the past 12 months 3200 N Lincoln Ave to 3600 N Lincoln Ave near the new developments.  The median price is about $435,000.

Boom Town: West Lakeview getting Target... just like Brooklyn! UPDATE: Could be bigger Whole Foods

The new "city sized" Target site at 3201 N Ashland, Chicago IL 60657 (the Lincoln and Belmont intersection) in Lakeview (all photos Bob DePalma, Broker, Kale Realty).

In case you have not heard the busy, bustling Ashland / Lincoln / Belmont intersection in the western portion of Lakeview (the moniker West Lakeview has stuck) will be getting a city Target store.  Here are some photos we took of the demolition site just before the December holiday season hit.


Going smaller for  "big box" stores in vibrant, dense locations are reported as a trend.  Brooklyn is getting a Target... that makes Lakeview cool too right?


There is also a new retail development leasing space at Ashland and School across the street from the Whole Foods Market (retail photo below). This is truly a location that has everything withing walking distance... grocery, gyms, dry cleaners, coffee shops, cafes, restaurants, clothes and small to big box retail.

New "vanilla box" retail is being marketed at West School and North Ashland in Lakeview

Views From 1645 W School in West Lakeview

I like the street-scape views from this building... lots of acivity in the surrounding neighborhood.



As far as large loft condo buildings go, 1645 W School is pretty a pretty solid value in West Lakeview. It's a well maintained building, established condo association and relatively low turn-over in units sold... especially the last year. Which, the latter could be said for many buildings last year! Here are a couple view from the eastern most roof deck (there are two roof decks).


At the moment, there is only two units for sale; a one bedroom with garage parking included for $287,500 and a two bedroom unit with two car garage parking for $378,000. It's an elevator building with heated garage, balconies and the aforementioned two rooftop decks. The location is really terrific. Just to name a few things within a block or two: the Paulina Brown Line stop, Whole Foods, Jewel Food Store, the Lincoln/Belmont YMCA, X-Sport Fitness, and about a dozen food and drink establishments.

I think this is a great building for someone who wants a convenient, maintenance free lifestyle. The units under $400,000 are not huge, but they are comfortable and quiet.

The Border of Lakeview and Northcenter



Here I am driving south on North Ravesnwood in the West Lakeview/Northcenter neighborhood of Chicago. The area of my concern earlier today is bounded by West Addison to West Irving Park Road north to south and North Ashland to North Damen from east to west. This is a quiet four block radius surrounded by plenty of restaurants, transportation options, grocery shopping and retail.




Trader Joe's and CB2 are centrally located.


In the past year, a little research on our MLS reveals 28 single family homes that have closed. 12 of those homes have closed for over $1,000,000. The remaining sales of single family homes under $1,000,000 have averaged about $720,000. The higher priced homes fall in the Blaine Elementary School district… a plus for parents in the area.





There is an eclectic mix of homes and buildings in the area due to the Ravenswood industrial corridor. Many of the industrial buildings have been converted to single family homes and condos. Above is a working firehouse in a classic Chicago style residential setting. The homes are an even mix of original brick or frame houses that have been renovated while monster new construction dots the landscape. Six new construction homes are currently listed from $1,200,000 to $1,999,900.

Condos at 1601 W School: 60657 Lofts






This is a great looking staircase at the 1601 W School Lofts in the West Lakeview neighborhood. Sometimes, it's the little things in a condo building that makes it a comfortable place to live.
I like to take the stairs rather than an elevator.





I hosted an open house in this building last weekend. The energy at this location is really terrific. People everywhere... eating, shopping, running...
