Three new construction homes on 2200 block of West Wellington in Hamlin Park, North Center

Looks like two "speculation" homes being developed on the 2200 block of West Wellington just east of North Oakley and near Hamlin Park.  There is no listing up on the MLS as of yet for the houses.
Developers and home buyers continue to redevelop the landscape in the hottest neighborhoods.  These new construction homes show here are situated in a small "out of the way" block west of Hamlin Park in North Center.  The block is a handful of new and original single family homes"one way" headed east.  Each end of the block has a commercial building.

The immediate area is a mix of a few remaining commercial buildings and residential blocks.  The block is tucked away making it very quiet yet close to Roscoe Village dining and the big box shopping of Cylbourn Ave.

Another new house just a few doors down to the east. No MLS listing up yet.

Almost half this side of the block is now under construction.
The new construction boom continues into 2015.  We've noticed the impact of commercial construction on major arterial streets over the past two years. We see no let up in new house construction around the city as well. You can save money buying and building on the "fringe" of the hottest areas. These houses will cost less than homes built just east of North Damen Avenue in the same neighborhood.

58 homes closed in the last 12 months in the Hamlin Park sub neighborhood of North Center. These houses include the Picardy Place development of small single family homes.  The highest priced closed home in Hamlin Park last year was 1909 West Fletcher, Chicago IL 60657 for $1.7 million.  The new construction home is built on a 31.5 foot wide lot (wider than a standard Chicago lot).

The lowest sold home of 2014 was 3044 N Clybourn for $325,000.  The converted two-flat was a foreclosure in need of gut renovation after sitting vacant.

The median price of a house in the last 12 months in Hamlin Park neighborhood is about $624,000.

Hamlin Park area house and condo prices up in western Lakeview

A coveted dog run park at Hamlin Park adjacent to lighted tennis courts.
I spent a gloomy morning last Thursday checking evaluating a client's condo near Hamlin Park in western Lakeview.  Parks are great identifiers for Chicagoans when considering a home purchase.  Hamlin Park offers lighted tennis courts, a field house with outdoor pool, a dog park (!), and plenty of baseball diamonds for league sports.

For our purposes, we'll use the boundaries of West Belmot to West Diversey and North Ravenswood to North Western Avenue.  The area west of the river is certainly separated, but there is a cluster of housing there nonetheless.
House Sales around Hamlin Park January 1st to September 12th, 2014

Newer construction and modestly renovated houses stand side by side directly across from Hamlin Park.
43 detached homes have closed this year in the the Hamlin Park sales area.  The median price of a house is about $900,000 (up $100,000 from last year's median).  Several higher end new construction homes helped lead the pricing surge.  Two newly built homes on 31.5' wide lots at 1905 and 1909 W Fletcher sold for $1,774,000 and $1,740,000 respectively. Homes closer to the park and east of Damen are relatively more expensive than homes closer to Western Ave and south of Clybourn.

60 detached homes sold same period 2013 in a hot market with a median price of $800,000. The lower median price in 2013 reflects more dated or small homes bought for development.

There were several sales in the Picardy Place community of single family homes southeast of Hamlin Park.  These small homes are close to Chi Che Wang Park as well but benefit from the many established leagues and amenities of Hamlin Park.  The median price for one of these homes currently is about $475,000.

Condo Sales around Hamlin Park January 1st to September 12th, 2014
Attached condo sales around Hamlin Park tend to be in buildings built over the last 15 years.  However, large vintage buildings like Alcott Prep keep the architecture around the park interesting.
103 attached condo units (including town houses) sold from January 1st to September 12th this year.  The median price is about $372,000. 108 units sold with a median price of about $347,000 over the same period last year.

The most expensive sale was 3203 N Oakley #304, a duplex penthouse unit in a newer construction elevator building.  The 2900 sq/ft unit sold for $749,000.  Several duplex-down condos along Damen sold in the high $400s to $500s near the park. As one would imagine the lower priced condos in this sales area reside mostly on busy Western, Clybourn and Diversey Avenues.

Over 146 houses and condos switched hands. 5 (two-four flat) multi-unit buildings sold and a couple land deals went down.  That's a lot of action around a roughly 3 square block radius around the park!

Gut renovation in Hamlin Park area of Northcenter, Roscoe Village

Like many micro-neighborhoods this year, gut rehabs are a common site around the "Hamlin Park" neighborhood of Northcenter.  I spotted renovation work on this home along the 2200 block of West Barry.

It appears the current owner is "gut" renovating to a single family home, possibly for retail sale. At first glance, I have not located a sale on the building in the last several years. It's possible it was recently bought to renovate, or, it's a long time owner taking advantage of demand for affordable newly renovated homes.

I also spotted another gut rehab home that came on the market in August at 2907 N Hoyne, now listed for $509,000.  The home was purchased in the beginning of the year for $289,000.
