DePaul's first snow days since 1979!

Where did all the snow go? Well in a high foot traffic area like the DePaul area of Lincoln Park, a parking lot at Racine and Fullerton is as good a place as any.




Real estate moved forward today at one of our buyer client's inspection this afternoon. She works for Depaul University and informed us these were the first snow days for the university since 1979! The day off allowed her to have her property inspection earlier and move her condo purchase along. Good use of time!

January Lincoln Square single family home sales up big

Lincoln Square closed homes for January 2011 are up 500% over 2010...seriously.




6 Lincoln Square single family homes have closed in January 2011

compared to only 1 closed home in January 2010. Another 12 houses are currently under contract.

The median price of the six closed homes was about $475,000... the highest being $910,000. Of the homes under contract, the highest price is $1,700,000.



I think we'll have more homes sold this year in Lincoln Square than 2010 as buyers and sellers continue to get closer together in their understanding of the market. It also took buyers a long time to gain confidence and realize that interest rates and home prices are more affordable to them than during the bubble. The main obstacle will continue to be how many people motivated to sell their homes can actually afford to sell them.

It's seen it's ups and downs, best reported by YoChicago.com updates. This past weekend my buyer clients asked to see one of the re-sale three bedrooms town houses listed at $389,000. This weekend we showed clients the best deals in Lincoln Park for a budget under $400,000.



Lincoln Park town houses under $400,000 remain a hot commodity, if you can find one. They are usually two bedroom units located adjacent to the CTA elevated tracks, banished to the far nether regions waaaayyyy northwest in Lincoln Park (almost Lakeview!).


*Looking at the last six months 12 Lincoln Park townhouses have sold or are actively listed now for $400,000 or less (7 closed, 5 listed now).


*7 of the 12 are adjacent to the "L" tracks!


*In the last six months there are a combined 75 town house units actively listed or closed OVER $400,000.

Home Selling Tips: Buyers looking at many neighborhoods, same prices
