Q1 Near North condo sales consistent over five years

SoNo condos on the left.  The popular Near North luxury towers bordering Lincoln Park and Old Town feature a condo tower and separate rental apartment building with 24/7 amenities for residents.  The surrounding area has countless dining, fitness, shopping and entertainment opportunities. All photos Eric Rojas, Broker, Kale Realty.
Before the COVID crash I started the year spending some time in the Near North Side Community Area (with highly desirable Old Town, Gold Coast, River North, Streeterville neighborhoods). Let's take a look at greater Near North condo sales.

New construction starts on Planet Granite in Lincoln Park / Old Town... also listed for sale $22.4 million

Construction of the new Planet Granite Lincoln Park/ Old Town at 1450 N Dayton.  The property is being marketed for sale as well for $22,460,000 on Loopnet.com  All photos Eric Rojas, Broker, Kale Realty

We've had several appointments in the Lurie Children's Hospital offices at 1440 N Dayton in southern Lincoln Park/ Old Town area. A new Planet Granite climbing gym is being built next door at 1450 North Dayton Street as part of a larger Shops at Big Deahl mixed use development. The general location is home to several office buildings, condos/ apartment buildings, services, entertainment establishments, community centers and retail shopping (New City shops/ apartments).  The British International School is across the street, REI building is just west along the river and Whole Foods steps away at 1550 N Kingsbury.

The vacant lot at 1450 N Dayton  (West Blackhawk and North Dayton) before the construction ramp up. SoNo East Apartments and condos are in the background to the north. A parking facility and The British School are directly east.
We've wondered about progress on the large vacant lot while visiting this location for some time. In addition to the Lurie Children's offices we've frequented the former Pump it Up and Menomonee Club Drucker Center within the block. It's a unique spot with a crazy array of work places, amenities, fitness options, schools and entertainment for kids and adults... packed into a two square block with even more coming!

Photos taken from the 2nd floor at 1440 North Dayton
According to public records a special warranty deed was recorded at 1450 N Dayton with an amount of $16,000,000 in 2015. I found a for sale advertisement on Loopnet.com for the Planet Granite single tenancy building asking $22,460,000.  The Real Deal had a story when the property was first listed a year ago.

Old Town: 633 West North Avenue's 261 apartments close to completion

633 North Avenue progress as seen last week. The large residential development is adjacent to the CTA Brown Line tracks. All photos Eric Rojas, Broker, Kale Realty

We've been working in Old Town and Lincoln Park early this year.  Here's a look at another large development we were watching over a year ago. We would frequent the Macello's restaurant in the former strip mall and still come to the area often for the Menomonee Club, Lurie Children's offices, Jump Zone, work etc... The residential rental development has taken full form.

261 units are near completion at North and Larrabee in Old Town. The development goes up on the former Father and Son Plaza at 609-657 West North Avenue... also former home of Marcello's Father and Son Restaurant. I went to the restaurant often for industry breakfast events. The new development address is 633 West North Avenue, Chicago IL 60610.

Report! Old Town Treasure Island property sold late last year for $14.7M

I walked by the former Treasure Island store in tony Old Town last week.  The building was recently sold and a large multi-unit development is sure to come. All photos Eric Rojas, Broker, Kale Realty

One year ago we pondered what would become of the closed and vacant Treasure Island building at 1639 N Wells Street in Old Town.  A report from the Chicago Tribune tells us the building sold rather quickly for about $14.7M (recorded in November of 2019).

Surely a large multi-unit building will be developed. Only questions will be if it is a rental or condo building and how much retail space will be included (another SoulCycle 😀).

Median price of a sold condo within a couple blocks of the Treasure Island building is an accessible $270,000. However that price will only get you a one bedroom unit with relatively high monthly assessment. Condos with two and three bedrooms sell in the $400s to $800s nearby... with proportionally high monthly assessments!

Photo update: Huge Old Town apartment development at former Marcello's location

Looking east down West North Avenue
216 units are under construction at North and Larrabee in Old Town. The development goes up on the former Father and Son Plaza at 609-657 West North Avenue... also former home of Marcello's Father and Son Restaurant. I went to the restaurant often for industry breakfast events. The new development address is 633 West North Avenue, Chicago IL 60610

The Village Garden Express building (former Terry's Red Hots) somehow remains along North Larrabee and the tracks.
A small restaurant building and parking lot remain on the Larrabee side.
This is that development you see heading downtown on the CTA Brown Line.

View from across the street.
West North Avenue from about North Wells to North Halsted will be adding around 406 finished residential condo and apartment units in a year's time to this Old Town/ Lincoln Park area. The larger developments are the "Father and Son Plaza", 301 West North, 750 West North Avenue and 1550 on the Park . This doesn't count any small developments north and south of North Avenue.

1550 N Wells at West North Avenue across the street from Latin School is adding 32 luxury condo units to Old Town.

What's next for the Old Town Treasure Island property?

The closed Treasure Island store at  1639 N Wells St, Chicago, IL 60614 (all photos Eric Rojas, Broker, Kale Realty)
We have clients looking at a condo on North Wells Street in Old Town. A selling point of this desirable and bustling strip has been the proximity to a neighborhood grocery store. However the Treasure Island grocery store company has closed under much controversy.  The company owns four of it's closed buildings including the Old Town location at 1639 N Wells Street pictured above. I'd love to see a mixed use development with another grocer and high-rise like the newest Gold Coast Jewel Store at Clark and Division (The Sinclair).

Looking southeast.
Eight condos have sold over the past twelve months on the 1500-1700 blocks of North Wells in Old Town. All but one sale was at 1636 North Wells high rise.  Those closings ranged from $152,000 for a studio apartment with $348/mth assessment to $602,000 for a three bedrooms, two baths unit with a $1,055/mth assessment.  There are many more residences on the side streets perpendicular to North Wells just to the immediate west of the Treasure Island building.

Density for the few: Median asking price for new Old Town condos about $2.5 million

The pricey condo development at the corner of North and Clark in Old Town. All photos Eric Rojas, Broker, Kale Realty

We took some construction pictures of Old Town's new high-end condo before and after the holiday season.  Fifteen Fifty on the Park is a 32 unit new construction condo building  just steps from historic landmark Germania Club building, Chicago History Museum, Latin School and Second City. Not to mention all the great Wells Street restaurants and the lakefront.  BuildingUpChicago.com has photos and info of the old structures and preservation on the site.

Germania Club building (with a lively Starbucks) in the foreground.  The 1550 N Clark Street construction crane looms high over the busy corner.

There are presently 6 units listed on MLS starting at $1,625,000 for a 2 bed/2.1 bath 2300 SF to $5,650,000 for a 4 bedroom/4.1 bath 4518 SF penthouse unit. Heated garage parking is an additional $66,000 per spot. Check out the listings at Realtor.com

The desirable Latin School of Chicago is across the street from the new condos.  Our kids have played some basketball at the school over the past year.
Enjoy cultural events across the street at the Chicago History Museum

Old Town's former Noble Horse Theater property now luxury condo development

Two new construction condo buildings are under development at Orleans and Schiller in the Old Town neighborhood. All photos Eric Rojas, Broker, Kale Realty.
The lot has been cleared at 1400 N Orleans at West Schiller
We were in the Old Town neighborhood of Chicago's Near North side last week showing condos.  One new and interesting development is on the former Noble Horse Theater and Stables property at 1400 block of North Orleans. The Equis development  (the website has a cool video driving down North Wells on a summer night) offers a more accessible condo building with smaller units starting in the $290s. A second tower offers luxury full floor units starting in the $800s. Curbed Chicago has a run down here of late last year.

I took photos of the closed down Noble Horse Theater and Stables in 2014 when there was little hope of saving the property.

Carriages for downtown rides were still stored on the property.

The Old Town towers will afford unobstructed downtown views from many of the units.

2017 Old Town condo sales
204 condos (attached units and town houses) closed in the Old Town footprint (North to Division and LaSalle to Larrabee ) with a median price of about $455,000.  If you exclude high-rise buildings (buildings over 50 units) the median price is $525,000.

The highest attached condo unit sale in 2017 was 1418 N LaSalle Street Unit B, Chicago IL 60610 sold for $1,330,000.

Back in 2012 as things started to get cooking again 168 units closed for a median price of $315,000. 82 non-high-rise units closed for a median sales price of $390,000.

Former Old Town Noble Horse site to be developed into condos

The former entrance to Noble Horse Theater in Old Town (all photos Eric Rojas, Broker, Kale Realty)
A few years ago I walked around the site of the Noble Horse Theater building at 1410 N Orleans in Old Town. I called the theater owner and redevelopment looked eminent. I wondered who would gain control of the site and what would inevitably be developed.  My thought at the time was residential units would do well at the location.

Crain's reports today that LG Development will opt for condos over the original rental building plan.  I think this is a good move. The median price of a sold condo is about $450,000 in Old Town including mid and high-rise style buildings such as the one proposed for this site.

Carriages housed at the old property.

Just sold! Buyer closes classy Old Town, Gold Coast condo with great views in Sandburg Village

Camera phone photos of actual views looking south.  This unit has views looking east, south and west!
We represented the buyer on 1360 N Sandburg Ter Unit 2401, Chicago, Illinois 60610 purchased for $340,000 ($15,000 under list). It was a pleasure recently working with a NYC transplant looking for a Chicago condo. We checked out several of our favorite high-rise spots. The views and balcony sealed the deal the minute she stepped into this Sandburg Village unit. Old Town and Gold Coast await just steps outside the doorman attended lobby.

East view from the 24th floor balcony catches the lake... great blue color on summer days!

West view
26 units have closed in 1360 N Sandburg Terrace over the last 12 months.  Of those sales five 2 bedrooms, 2 baths units have sold from $325,000 to $345,000.

Coffee tastes better in attractive vintage buildings

The Germania Club Building 108 West Germania Place at North Clark Street. The building sold in 2014 for just under $8 million.  All photos Eric Rojas, Broker Kale Realty
Stopped by the Germania Club Building  Starbucks last week on a contractor visit in Old Town/ Gold Coast.  Nice sunny day so I took a picture of this pretty building just north of Sandburg Village.  The location is pretty good too.  I am definitely attracted to businesses in historic buildings over newer built commercial retail.

Near North Chicago single family home sales in 2015: Median price over $2.1 million

The high end homes of River North (All photos Eric Rojas, Broker, Kale Realty)
If you are in the market for a single family home in the Near North Side community area of Chicago we can make it happen! Near North is close to downtown and features two of the most desirable Chicago neighborhoods Old Town and River North.
A handful of single family home charmers remain in Old Town of Near North.
A total of 26 single family homes were sold in 2015 (per MLS data for code 8008 Near North Side community area). Closed prices ranged from $920,000 for a 1997 built house at 1521 N Larrabee St , Chicago, Illinois 60610 and topped off at $4,689,900 for 729 N Kingsbury St , Chicago, Illinois 60654 in River North's mansion row. The median sale price is near $2,170,000 for 2015. Property taxes for these homes ranged from around $11,000-$57,000/per year making the average around $27,000/year.

For Sale Now
There are 31 Near North single family homes  active on the market. Current asking prices range from $1.5 million to (wait for it....)       $17 million.  Two homes are under contract at the moment for $2.1 million and $2.9 million asking prices respectively.

Overall market time for closed homes is around 75 days however the majority of homes sell within 21 days. Market times are determined from the last ascertainable listing date (keep in mind a listing may have been on the market then cancelled and brought back new at some point).  The latest "NEW" listing duration would be tallied for the closing stats.

Fire, intrigue and FBI oh my! Noble Horse Theater update in Old Town

The Noble Horse Theater building 1410 N Orleans Street 60610 back in 2014 (Photo Eric Rojas, Broker, Kale Realty).
DNAInfo.com has an update today on the former Noble Horse property in Old Town.  The desirable location has had developer purchase offers and development plans for some time.  However, an arson investigation continues with the FBI offering a $10,000 reward for information.  It's a lucrative location for mixed use development that, until the fire, still had two small horse carriage companies leasing the property.
Google map image of the property at North Orleans Street and West Schiller Street (Google Maps)
Here are a few more photos and info about the property from September 2014.

Old Town Sales
11 single family homes have sold in Old Town in the last twelve months with a median price of $1,350,000. 137 attached units (condo, town house) sold in the last twelve months with a median price about $440,000 (excluding LaSalle high-rise units). Stats culled and reported from MREDLLC.com.

Under Contract! This Old Town apartment has us in a New York state of mind

Classic refinished parquet floors, city and lake views... it was love at first site (all photos Eric Rojas, Broker, Kale Realty).
Our Manhattan transplant recently secured a contract at 1360 N Sandburg #2401 last week (asking $355,000).  The Sandburg Village apartment in the Cummings House building in Old Town offered a touch of old city class while featuring move-in ready updates.  We attended the property inspection today on behalf of our out-of-state client. Bob or I always attend the property inspection.

Large high floor corner unit with coveted balcony.
City view looking south (spectacular when in the unit).
We helped our client (moving to Chicago for a new job) determine the best high-rise buildings on the Near North and North Sides with pros and cons, budget considerations, amenities and convenient locations.  All that is great but the intangibles of a classic feel and the cool corner views took front stage like in a Broadway play.  This is our second Sandburg Village deal within the last year.

The Cummings House building is just steps from historic landmark Germania Club building, Chicago History Museum, surrounding shops, tennis courts and the association pool.
Local Potash market and tennis courts across the street.

The contract is in attorney review.  We look forward to helping our buyer client with a smooth transition to Chicago and a stress free closing.  Check out one of our past sold listings at Sandburg Village HERE
