I noted the old frame house at 2242 West Carmen, Chicago 60625 was sold recently for $385,000 and quickly torn down on December 15th. The mild winter has been a boon for new house construction and this project has moved really quickly.
There are a good five homes in construction process near Winnemac Park but not listed in the MLS. A couple on North Oakley are definitely speculation homes for sale at $950,000 for a gut rehab and $1.2M for a new construction house (according to broker off market advertising). A couple could be private builds.

We could see as many as 15 new construction houses deliver within a couple blocks of Winnemac Park this year.
