Someone buy this Lincoln Square corner building... please.

A Lincoln Square one story commercial building is for sale according to a posted sign at 2257 West Foster. The MLS listing for the building at Foster and Oakley has a list price of $399,900 with a lot size at 48'x65' and B1-2 zoning (business with apartments allowed above).

Several of these types of one story "B" zoned buildings in the area have received variances or "re-zoning" by developers to allow larger multi-unit residential with either a retail component - or- entirely all residential units. The one story commercial building on the northwest corner of Foster and Oakley was recently redeveloped into all residential units (photo below).  West Lawrence Avenue just four blocks south is undergoing a residential boom.

5202 N Oakley was once a similar one story long vacant commercial building.  The 8 new residential units have turned out very nice.  The top floor north 3 bedrooms unit closed in June for $559,900.

Looking east at 2257 W Foster.  New construction condos and a few single family homes line the block just east of the building.

The 2200 block of West Foster has many newer condo units built since 2005 with more development on the way.

The top floor condo at this building at 2253 West Foster adjacent to 2257 West Foster recently sold for $580,000.
