Demo Alert! 2169 W Sunnyside in Lincoln Square sells "off market" for $750,000, new house coming

Another old gal's days are numbered.  This original yellow frame house shown above on a wide lot at 2169 West Sunnyside was sold in August of last year. It was issued a demolition permit this week.

Newer luxury construction on West Sunnyside has moved in at a high clip over the past few years. Most homes are harmonious in front but dominate the back yards of the original neighboring structures as they go deep on the lot.

The 2100 block of West Sunnyside is a popular, very walk-able higher-end location near Lincoln Square retail and restaurants , Ravenswood development and the CTA Brown Line.  Just this week my wife and I spoke to two separate couples who looked and bought in the area to live near the Lycee Francais de Chicago.  It would make a great study to see how many of the new luxury home buyers have (or will have) kids attending the newly built and popular private school.

The terrific grass field at The Lycée Français de Chicago in the Lincoln Square/ Ravenswood neighborhood.

Home sales within a two block radius of Lycee de Chicago
About 31 single family homes have sold in the last 12 months within a two block (or so) radius of the French school.  The median price of a sold home is about $975,000.

The lowest sale in the last 12 months is 4710 N Hamilton for $485,000.  The small house sits on a short, but nicely located,  30'x75' lot.

The highest sale was 4539 N Seeley for $2,090,000. The impressive newer construction house sits on a large 34' x 174' unique to the 4500 block of N Seeley Ave.

The Lycée Français de Chicago in Ravenswood is coming along.  I shot this photo a couple weeks ago at 1929 West Wilson, Chicago IL 60640 showing the building skeleton enclosed.  The school is scheduled to be open for the fall 2015 school year.

It's no surprise that the high-end home construction has attracted high-end school options for the Lincoln Square/ Ravenswood area.  Construction for the new permanent home of Lycée Français de Chicago is well under way near the West Wilson and North Damen intersection.  I stopped by late last week for a few photos. The new development construction site sits on the former, and infamous, Ravenswood Hospital land.  The new school is a grand slam for the area in my opinion.  A wave of recent infrastructure and service improvements in Lincoln Square and Ravenswood are assuring a desirable and vibrant community for many, many years.  The school expects to be up and running in fall 2015.

I shot some demolition footage of the long vacant Ravenswood Hospital in Lincoln Square earlier this month. 



The site will be the new permanent home of the Lycee Francais de Chicago.

Knowing I'd probably be close by with my camera... YoChicago.com sent me a tip yesterday that the long anticipated demolition had started on the shuttered Ravenswood Hospital site.  There are very few bombed out behemoths in the greater Lincoln Square community carea...especially in the inner core of residential homes and small businesses throughout the Ravenswood neighborhood.  None larger than this place.

The CBS Local had a story yesterday and Center Square Journal has followed the story and redevelopment for the past couple years.  Looks like a solid two years of demolition and heavy new construction ahead for neighbors.

The Lincoln Square area from Montrose going North to Foster is home to an amazing amount of new development and improved infrastructure.  Already a fantastic place to live with diverse housing stock options, this Lincoln Square area will benefit from new large scale retail and residential development, a completely transformed West Lawrence Avenue, new attractive private and public school additions and improvements, new bridges and Metra Station... the list goes on. 

New Ravenswood house construction next to The French International School

We noticed this intriguing brand new construction at the southeast corner of North Winchester and West Sunnyside several weeks ago.  We've been pointing out a lot of tear-down and infill new single family home construction in and around the Ravenswood area of Lincoln Square this year.

The location is intriguing due to the old Ravenswood Hospital redevelopment across the street.  Once a drag on real estate, the old hospital will be torn down to make way for the gorgeous new Lycée Francais de Chicago.

Schools are not always the best neighbor for real estate prices due to traffic and sometimes unruly kids.  However, a $15,000 a year private school with semi-public outstanding facilities beats an old, abandoned and vandalized behemoth every time!

We have not looked into the owner of the lot, but they are either going to enjoy a nice new house and neighbor or they are betting on the higher prices of new homes due to the high-end development.
