Western Springs home sales remain steady year to year

Clients of our occasionally move back home to their Western Springs/ La Grange roots. We helped our clients buy this home in Western Springs in 2017. 

Several of our clients grew up in the suburb Western Springs, Illinois. Occasionally clients who bought their first Chicago condo with us will decide to head back to live closer to their parents (and "maybe" get a little childcare help). This year a South Loop faithful home owner is eyeing their suburban roots.

Western Spring Single Family Home Sales (Jan 1st to May 19th)
Western Springs has fared well during the current pandemic market. 64 single family homes have closed in Western Springs this year. The median price of a closed home is about $587,000. The highest priced sale is 5132 Woodland, Western Springs IL 60558 for $1,925,724. The top three sellers are new construction homes. The lowest priced sold home is 3911 Garden Avenue, Western Springs IL 60558 for $170,000. The home was marketed as complete gut renovation or tear down.

Over the same period of 2019 (Jan 1st to May 19th) 65 homes sold with a median price of about $615,000.  Unit sales were almost identical to last year (65 to 64). That's a surprising fact when many people in the market paused by mid March. May? June closings may be affected if less homes went under contract in April.

36 Western Springs homes are currently under contract with a median asking price of about $669,900. 55 homes are currently listed for sale with a median asking price of $690,000.

Our city folks flew the coop with their growing family for their home town.  We represented the sale of their small Lake View  condo in late June and purchase of this huge forever home early this July. The large home has a kitchen / great room overlooking the yard that any family would desire. The warm home has the rare combo of both formal rooms and huge communal spaces!

I think our clients were sold when they turned the corner and stepped into the great room!

114 Western Springs single family homes closed from January 1st - July 14th 2017. The median price of a single family home this year is $561,000.

112 homes sold over same period of 2016 with a median price of $586,000.
99 homes sold in 2015 with a median price of $617,000.
93 homes sold in 2014 with a median price of $505,000.
109 homes sold over the same period in 2013 with a median price of $480,000.

Big homes in Western Springs get big money

Western Springs offers diverse homes built in the early 1900s to new construction and prices ranging in the $300s realistically to over $2 million.

We've been in Western Springs, Illinois with clients looking for a large house. The single family housing stock is quite diverse in this long time established suburb. However, four bedrooms homes or larger will cost you a little money.

In the last 12 months four bedrooms home sales have a median price of $610,000.  About 78 four bedrooms homes sold. 

Five bedrooms homes have a median sales price of $995,000. Only about 38 five bedrooms homes sold in the last 12 months.

Good sprinkling of mid century modern elements in many Western Springs homes.

About 194 houses closed in all of Western Springs in 2016.  The median price of a home sale is about $580,000.  The most expensive home sale is 1010 Walnut St, Western Springs, Illinois 60558 for $2,500,000. The lowest priced sale is 5128 Ellington Ave, Western Springs, Illinois 60558 for $275,000 cash (sold as "tear down").
