Illinois residential real estate sales trend up late last year

I mostly post about our local city markets.  Looking at more macro trends in the state can help form our client strategy. Unit sales were trending up late last year. My guess is we'll have an active early spring despite stagnant mortgage interest rates.

We spend a lot of time in January doing research for our clients. Many are planning to buy, sell or rent a property early this year. I've been posting some local neighborhood stats and looking at over-all trends. Unit sales and median price were up in Illinois late last year.

December official numbers are not out yet (maybe tomorrow). However, November numbers in Illinois were up. Most interesting was unit sales have trended up year over year. Despite mortgage interest rates trending in the higher 6% range, inventory and sale loosed up a bit. We also saw an over 7% jump in median price of a sold residential property!

Lincoln Square house median price over one million dollars (Chicago)

The median price of a single family home in Lincoln Square Community Area is about $1,050,000 this year. When we moved to Lincoln Square permanently in 2007 the median price of a sold home was $615,000.  I've watched many changes in Lincoln Square to the streets, business, schools, politics... and the real estate!

Lincoln Square area map via Chicago Cityscape The area sprawls West Montrose to West Peterson and North Ravenswood all the way west to the North Branch Chicago River.

95 single family homes  have sold from January 1st to November 15th, 2024. The median price is about $1,050,000.  Seven single family homes have closed over $2M and one house closed for $3.8M.

Over the same period last year (2023) only 75 homes closed with a median price of about $1,020,000.

Homes in the furthest northwest portion of Lincoln Square sell for considerably less than those in the southeast portion. Proximity to the CTA Brown Line, Metra and retail/ shopping has much to do with the value discrepancy. For instance, homes NORTH of West Foster Avenue and WEST of North Western Avenue have a median closed price of about $561,000. While homes SOUTH of West Foster Avenue and EAST of North Western Avenue have a median sales price of $1.2M.

Lincoln Square home sale surpasses $3 million for the first time

A single lot Lincoln Square home sale has surpassed the $3 million mark for the first time. It's possible there is a private sale out there over $3M but I have not been able to find one. $2 million sales are up as well. Houses on West Leland, Lincoln Square shown in the photo above (Eric Rojas, Broker, Kale Realty).

Lincoln Square home sale prices appear to have reached new heights this summer.  A single lot single family home built in 2020 has resold for $3,800,000 according to MREDLLC.com records (my broker multiple listing service).  4431 North Hamilton, Chicago IL 60625 closed in late June this summer smashing the $3 million mark. The newer construction home built on an over-sized 37.5 x 178 resides on one of the more desirable blocks in the neighborhood.

Six total homes have sold for over $2 million this year from January 1st to September 18th while two more homes priced over $2 million are closing soon. In 2023 four total homes closed over $2 million and is 2022 only two homes closed over $2 million over the same period. Only three homes closed over $2M in charged up 2021 despite historically low interest rates.

Oak Park single family home median price up 19% since 2019

A home adjacent to Taylor Park in Oak Park, All photos Eric Rojas, Broker, Kale Realty

An Oak Park client recently asked for a comparative market analysis (CMA) of their home.  While I researched their specific home's market value I also took a look at Oak Park over-all single family home sales this year.

Oak Park Single Family Home Sales 2023

399 single family homes have sold in Oak Park from January 1st to December 31st, 2023. Median price of a sold single family home this year is about $525,000 (up 19%). The median price in 2019 prior to the pandemic was $440,000.

-The highest priced sold home is $1,750,000 at 420 N East Avenue, Oak Park IL 60302.

-The lowest priced sold home in 2023 is $170,501 at 1131South Ridgeland, Oak Park IL 60304.

Many Oak Park blocks have large setbacks and green parkways.

Looking to buy an Oak Park single family home now? 30 single family homes are currently listed for sale on the MLS with a median asking price of $519,000.  There are 20 homes listed on Private Listing Network. Although some of these homes listed privately present opportunity I believe many are over-priced at this point. Private Listing Network often takes some maneuvering!

1st half Lincoln Square home median price over $1M for first time

Lincoln Square Community Area new construction and high-end renovations coupled with low inventory continues to push the single family home median price to record levels. All photos Eric Rojas, Broker, Kale Realty

My neighbor (fellow school parent and golf buddy) asked me when home prices will come down.  We're in Lincoln Square... don't hold your breath! For the first time Lincoln Square single family home sales over the 1st half of any year have a median price over $1 million.

-From Jan 1st to June 30th of this year 49 Lincoln Square single family homes have sold with a median price about $1,025,000.  The median price is up $300,000 since 2019. Unit sales are down due to low inventory coupled with high mortgage interest rates pricing out buyers.

-In 2022 over the same period 87 homes sold with a median price of about $950,000.

-In 2021, 87 homes sold with a median price about $875,000. Mortgage interest rates hit the 2s and 3s!

-The 1st half of 2020 was the beginning of the pandemic shutdowns. Only 36 homes closed Jan 1st to June 30th, 2020 with a median price of $732,500 (2nd half of 2020, 81 homes closed with a median price of $828,000!).

-2019 - a relatively hot market before the pandemic and record low interest rates - 47 single family homes sold over the 1st half with a median price of only $705,000.

Portage Park single family home sales come back to earth

A typical Portage Park block west of North Cicero Avenue.  Pleasant, well cared for brick bungalows and tidy blocks are common for the area. Many home renovations have featured "pop top" second stories to add loads of living space. All photos Eric Rojas, Broker, Kale Realty

Portage Park Community Area of Chicago has gone on a hot run of single family home rehabs and new construction over the past 10 years.  The low mortgage interest rates of 2020-2022 and "pandemic phenomenon" of buying for more space helped produce more new construction and higher-end renovations than typical for the neighborhood.  Easy access to highways for the burbs or downtown is convenient.  The eastern portion of Portage Park is near Grayland Metra stop (Milwaukee District- North) making public transportation to downtown or the North Shore easy.

Portage Grounds is my favorite coffee shop in the neighborhood and has the best soundtrack bumping!

174 single family homes have sold this year (Jan 1st to July 7th) with a median price of $380,000. That's down from the $405,000 same period last year. The highest price sale this year is 3450 N Keating for $901,000.  The fully gut renovated house is located west of Kilbourn Park and a half-mile from the Grayland Metra station. While it's more common to buy homes pushing the $800-$1M over-all unit sales and median price have come down off the pandemic run. Interest rates and low inventory remain the common culprits.

In 2022 over the same period 226 single family homes sold with a median price of $405,000.  The highest priced home sold during that time was 4722 W Belle Plaine for $835,000.  This home was a little west of North Cicero Ave and over a half-mile from the Grayland Metra. During same period of 2021 and the pandemic boom roaring 268 single family homes closed with a median price of $377,000.

Single Family Home Sales Jan 1st to July 7th

2023: 174 single family homes sold with a median price of $380,000
2022: 226 single family homes sold with a median price of $405,000
2021: 268 single family homes sold with a median price of $377,000
2020: 160 single family homes sold with a median price of $351,500
2019: 217 single family homes sold with a median price of $335,000
2018: 240 single family homes sold with a median price of $327,000
2017: 249 single family homes sold with a median price of $313,000

Prior the pandemic we saw very active unit sales numbers and home prices steadily moving up. Rehabs were snatched up! The quality of homes (better finish level) has increased in Portage Park attracting new buyers with higher budgets to the area that want space and may need less proximity to the office.

Developer looking for $2M record price in Lincoln Square

New construction homes in Lincoln Square north of West Lawrence Avenue continue to break price records. All photos by Eric Rojas, Broker, Kale Realty

The Lincoln Square Community Area could see the highest priced home sold north of West Lawrence Avenue this year. 5115 N Claremont, Chicago IL 60625 is for sale at the nice round number of  $2,174,999.  The high-end developer home sits on an over-sized 39'x133' lot in a desirable school district of Chappell Elementary and Amundsen High Schools. The former two-flat and property at 5115 N Claremont sold for $650,000 before the redevelopment.

Anywhere near that two million closing price will blow away the current record of $1,740,000 at 4945 N Claremont, Chicago IL 60625 (sold in July of 2022).  Lincoln Square north of Lawrence Avenue features the popular areas of Winnemac Park, Bowmanville and Budlong Woods.  The median price of a home in this area is $850,000.  The median price of Lincoln Square homes south of West Lawrence Avenue is about $1,090,000.

Tight real estate market for Chicago January 2022

Not a ton of relief in January 2022 for Chicago house hunters.  Inventory was low and average prices high.  As market time creeps up sellers need to be aware of rising mortgage interest rates that were about 3.7%  for a 30yr fixed last week.

Helping clients renovate for sale

Tile Outlet is a regular stop when improving kitchens and baths before listing a home. All photos Eric Rojas, Broker, Kale Realty

We love to help our clients prepare their homes for sale. Sometimes they need to do more than declutter to sell for top dollar. We make our many resources and years of experience available to our clients. We arrange the contractors, service partners and quickly select finish material. Many of our clients never lift a finger. No muss, no fuss. Our clients appreciate saving time and money!

Check out just a handful of recourses we scour when helping our clients renovate for sale. We also help our clients make improvements while they enjoy their homes! We ask they they give us a call for advise and contractors before they delve into any expensive renovations.

We often find quality and fashionable products from Studio 41 outlets located near West Fullerton and North Pulaski. I personally make selections and pick them up from the warehouses. This is a huge relief and time saver for our clients!

We recently picked up an awesome all wood vanity cabinet at the Studio 41 outlet for a Southport Corridor renovation.  The listing will hit the market next week.

We love B&B for counter tops. It's very satisfying to walk the remnant warehouse and hand pick granite, quartz and marble to have expertly cut and installed.

Allied Plumbing and Heating Supply always has great bath and kitchen fixtures in stock when you need quality in a pinch.

Don't let fear of renovations keep you from getting top dollar when it comes time to sell.  We'll take over the process and make it happen!

Sauganash single family home sales were up 26% in 2020

The Sauganash neighborhood features beautiful estate homes with large city lots. You can also find relatively affordable values in this suburban-like corner of Chicago. All photos Eric Rojas, Broker, Kale Realty

Larger homes and homes and homes with outdoor space certainly faired well during the pandemic. Fueled by low interest rates and limited commutes the trend to push out a little from the city center continues. Sauganash sits about eleven miles from City Hall downtown and offers a variety of home and lot sizes in a sleepy environment. We've seen a lot of pre-MLS offerings in this neighborhood this early season as well.

Greater Sauganash neighborhood in the Forest Glen Community Area of Chicago. Map generated from MREDLLC.com

Sauganash single family homes sales

A large Sauganash split-level

Thus far in 2021 six homes have closed in Sauganash.  There are thirteen homes presently under contract. The median price of closed and under contract homes is about $460,000. This looks like a very good value for homes in Chicago with a highly rated schools district.

Currently there are fourteen homes under contract and only two available for sale! The two available are the two highest priced homes of the sixteen. Nine of the sixteen homes are priced under $500k. It appears that everything continues to sell.

In 2020, a whopping 97 homes closed in the Sauganash neighborhood. Unit sales were up 26% over 2019. The median price of a sold home was about $490,000. The highest priced sold home was 5792 North Rogers for $1,825,000. 77 homes closed over 2019 with a median price of about $517,000.

Going back to 2015, 93 single family homes closed with a median price of about $430,000.

There are some unique custom builds throughout the neighborhood.

Evanston single family home sales up 25% year over year

No denying that Evanston brings the charm... for a price. The median sales price of a house in 2020 was $585,000. Home sales were bonkers. All photos Eric Rojas, Broker, Kale Realty

2020 was the gift that kept giving 😀 Despite real social, political and economic challenges the local real estate markets exploded. Many reports have pointed out how Chicago's near and further out suburbs single family home sales were hot, hot, hot. Let's take a look at one of the nearest of "suburbs"... the City of Evanston.

Evanston single family home sales

536 Single family homes sold from January 1st 2020 to December 21st 2020 (sold homes recorded in our MREDLLC.com MLS). That's up about 25% year over year. The median price of a sold house for 2020 was $585,000, up about 14% over 2019.

In 2020, 63 closed homes (on the MLS) sold for over $1 million. of those four were over $2 million and two were over $3 million. There were undoubtedly several more high-end private or off-MLS sales.

Looking back at 2019 (a normal year) 431 single family homes closed.  The median price for a sold house was about $510,000.  42 of those homes sold over $1 million. Five of those reached the $2 million mark. No homes recorded in the MLS broke $2 million.

  • 2018, 422 home closed with a median price of $550,000
  • 2017, 465 homes closed with a median price of $532,000
  • 2016, 488 homes closed with a median price of $518,000
  • 2015, 492 homes closed with a median price of $502,000

2020 may have been the first year in Evanston to close over 500 single family homes! I looked back to 2007 (still in the ramp up before the mortgage crash) and no year broke 500 with 2007 itself only closing 368 houses. 2020 sold smashed the mark with 536!

The lakefront parks and beaches remain the biggest draw to Evanston personally speaking. Followed closely by the robust commerce, jobs and architecture.

I was in Evanston a couple days last week looking at single family homes with a client. They will make the move from a city condo. Evanston has always been tops on my list if we were to move from the city. Mainly I enjoy access to the lakefront parks, recreation and beaches. Second to that is the robust business community, great schools and park district. Third... the architecture! I wouldn't miss a beat from my current city life  The only barrier is price. We bought our current house many years ago and it serves are family well. Moving to a comparable situation in Evanston would be expensive!

However there is a diverse range of housing and budget options in Evanston. Pockets in the south and west of Evanston provide more affordability while  homes within a mile or two of the lakefront can be well over the median price. No matter where you live in Evanston the benefits remain similar. Schools, commerce, park districts, the lakefront and architecture!

Home sales in Oak Park's Washington Irving school district (sales and prices steady)

Beautiful "Four Squares" with typical mature landscaping in Oak Park taken over the weekend.

Is Logan Square real estate still hot?

Check out this Logan Square single family home we sold this year!

Dennis Rodkin in Crain's Real Estate takes note of the hot Logan Square, Chicago housing market despite other North Side neighborhoods cooling off a bit.  Bottom line, Logan Square single family home median price is up 19% over same period last year.

Higher median prices in Logan Square are partly attributed to the opening of The 606 trail and parks and the consequential new construction that has followed.
Check out some crazy sales numbers we looked at from earlier in the year here.

We've been working and studying Logan Square sales for years.

The residential neighborhood around Winnemac Park shown above is popular for its housing stock, community activities and transportation options. The Winnemac Park area of Lincoln Square sales have been strong (North Ravenswood to North Western and West Lawrence to West Foster).
Tom was really asking how are home sales in OUR area doing. The Winnemac Park area of Lincoln Square sales have been strong (North Ravenswood to North Western and West Lawrence to West Foster).  From January 1st to September 14th this year, 17 single family homes have sold with a median price of $850,000 in this footprint.

Skokie single family home prices rise with the tide

Skokie is diverse suburb home to a gazillion brick homes of various styles that fit almost any budget.
We popped out to Skokie this weekend for house showings.  The Village of Skokie is a logical option many of our city dwellers looking for nearby affordable houses and well rated schools (our clients are looking under $500K for a four bedrooms house). The drive from our client's current location in Lincoln Square is 20 minutes and Skokie is easy to highways.  The village has seen an uptick in sales prices over the past five years mirroring many popular Chicago neighborhoods.

Skokie boasts a true downtown with eateries, services, shops and civic events.
473 single family homes closed in Skokie over 2017 with a median price of $327,500. The highest priced home sale was at 4200 Grove St, Skokie, IL 60076 for $1,100,000.  Two homes sold over $1M and only 41 homes sold over $500,000.  In 2016, 526 homes sold with a median price about $315,000 (that got you a nice conditioned four bedrooms, 2 baths split level in high-rated schools).

Back in 2012 the median of a Skokie single family home was only $225,000 with a highest priced home sale of $748,000. So far in 2018, 31 homes have closed with median price about $360,000. 98 homes are currently for sale in Skokie at the time of this writing.

Skokie offers home buyers a downtown area, plenty of eateries, great Park District, decent public transportation options (Skokie Swift video HERE) highway access and good schools in a wide range of budgets. Robust theater/ arts are a staple in Skokie and it's home to the very important Illinois Holocaust Museum and Education Center.  Enjoy all of beautiful North Shore for less in Skokie... and it is close to Chicago whenever you'd like to come back 😃

Winnemac Park blooms AND and look at home prices

Winnemac Park from Jorndt Field (All photos Eric Rojas, Broker), Kale Realty
Neighbor and DNAInfo writer Patty Wetli shared a tour of the late summer bloom at Winnemac Park. Click Patty's story for the photo tour.

We've lived a half block off Winnemac Park for ten years now.  First in a duplex-down condo and then looked intensely for a two-flat of single family home withing the Damen/Western and Lawrence/ Foster boundaries surrounding the park (we bought a house to renovate in 2010 after a one year search).

As a Real Estate Broker I felt this area was one of the best values on the north side considering parks, transportation, retail and housing stock. It was a value and prices have skyrocketed in the last seven years.  That said there is still diverse housing and value near Winnemac Park for those looking for a comfortable city lifestyle.

Fall Ball at Winnemac Park

As many of you now I've promoted our immediate area for many years. I've even busted other real estate brokers for using my photos of the park and nearby businesses in their own ads (they are too lazy to walk over and take a photo).   I'd like to think I was one of the first coining "the Winnemac Park neighborhood" in real estate listings.  That's up for debate! I would still like to see these boundaries of Damen to Western and Lawrence to Foster referred to as "Winnemac Park neighborhood" much like we have "Bowmanville" of Lincoln Square.

In any event... enjoy Winnemac Park!

Oak Park single family home sales 2017 (median price up 18% from 2012)

Grand properties in Oak Park. We were involved in multiple offer situations on several Oak Park homes this season. All photos Eric Rojas, Broker, Kale Realty
Many of our Chicago clients move to Oak Park to purchase their first single family house. They simply find the combination of price-point for a livable house and school district more desirable than Chicago. Oak Park offers a substantial downtown with dining and entertainment options akin to Chicago lifestyles. The Park District is rather robust as well.

Quick look at Oak Park's downtown

Let's take a look at over-all sales.  I sometimes dial down to school districts, condos etc... give me a shout if you are looking in a particular area and price point.

One of several retail/ restaurant centers around Oak Park
Oak Park single family home sales January 1st to July 22nd, 2017
279 single family homes closed from January 1st to to July 22nd. The median price of a sold house is about $455,000.  The lowest sale for a house is $115,000.  The highest sale is $1,240,000.

1132 Birch Lane, Western Springs, IL 60558 closed early this month for $615,000. All photos Eric Rojas, Broker, Kale Realty
Our city folks flew the coop with their growing family for their home town.  We represented the sale of their small Lake View  condo in late June and purchase of this huge forever home early this July. The large home has a kitchen / great room overlooking the yard that any family would desire. The warm home has the rare combo of both formal rooms and huge communal spaces!

I think our clients were sold when they turned the corner and stepped into the great room!

25 East Cedar and Gold Coast home sales

We've watched this Gold Coast house location for many years.  The original property was torn down and tied to Frank Lloyd Wright as a personal residence.  The newly built property took a few years or so to finally complete. It looks fairly natural in it's surrounding area.

25 East Cedar is adjacent to a high-rise to the east and another larger, recent build single family home to the west.
17 single family and row homes have sold in the last twelve months in the Gold Coast neighborhood. The median price is about $2 million.  One notable sale last year was a rare remaining cottage at 1241 N State Parkway.  It sold for $1.5 million and was to be torn down by the developer/ purchaser.
A demolition permit was issued in October of last year.
