The Best Condo Search Resource: ChicagoCondosOnline.com

I’ve finally stumbled across Chicago Condos Online. This is an awesome resource for condo shopping… especially high rise buildings. The owner Ric, even started his own blog for the site. I’m pretty critical of “fake” blogs that use generic news feeds etc… and don’t stay with their local niche. But Ric is doing the right thing, sticking with his subject matter. The stats are fun to read too.

I think a great post of his was Advice: Determining the Value of your Condo. Pretty interesting stuff and some good ideas for both consumers and industry people. That post took some effort. Ric seems to be a common sense guy that doesn’t miss a whole lot.

Ric will also allow me to register my clients on Chicago Condos Online for free. I’m in the process of learning more about my account status and how to register my clients.
Please send me an email or call me if you would like to be registered as a client

Something different in South Loop

View Virtual Tour Here:

Take a look at this new listing of mine in South Loop. I represented my clients on the purchase of this loft last October. Retired, hip and artsy, they loved the openess, exposed brick, giant windows and full walled bedrooms of this home.

They now decided they would like a super high floor in a full amenity building!! Must be nice to change on a whim. They won't have the detail and size of this condo in the next place, but they will enjoy the downtown high-rise lifestyle. So... you can benefit from the many improvements they have made to this unit in their short stay.

The owners have built, bought and sold many homes and always have a flair for decorating their new spaces. It really shows in this home. New paint, drywall touch ups, crown molding and custom lighting sets the stage for whatever you place in the home. They have also added a new refrigerator, front loading washer and dryer, fireplace and closet shelving. The place is spotless.

South Loop is one of those hot buzz neighborhoods. Businesses have been flourishing and catching up to the demand of all the new residents that have moved in over the past 10 years. The street scapes have gone through a total rennovation. Your on the lakefront and close to the museums, Soldier Field and all the Loop action.

There are many new construction developments to choose from. However, the conversion loft condo here has a little more personality due to it's orginal warehouse detail. Under $400K with Gargae parking included, low assessment at $350.00 (that includes heat!).

REALscheduling: Viewing properties 24/7

When and how do you like to view properties? Most of you do something like this: You think about owning a home and have a few neighborhoods in mind. You hit the PC or MAC (usually at work!) during the day and the wee hours of the night and view property listings ‘til our eyes fall out. You may slip into an open house from time to time on your weekends. But what happens when you really want to find a home and you want to make the best decision?

You contact me.

This is a very common scenario for many people as has been proven by the top consumer surveys dealing with buying real estate. However, I like to see property with clients as soon as possible. The fact remains that as good as virtual tours are, and I do love them, nothing beats scheduling private showings and viewing several of the best options on the market. Live and up- front.

If your agent is good, and I am, you will see the best options in the most neighborhoods in the shortest amount of time by working with a Realtor. During these private showing schedules, you will also pick up the knowledge you need to make a great home purchase for you and your family.

For example, while checking out a Lakeview three bedroom, two bath with a roof top deck and parking east of Halsted, why not learn a little about living in a condo building? What’s the difference between buying a new construction home versus a re-sale? How does earnest money work? What’s a good offer? These conversations and more happen when viewing property, scoping out neighborhoods, ducking into coffee shops (or for a glass of wine).

My take is, if you are interested in owning, get out with me and check out some places. I’m available for scheduling at anytime during the week and weekends with notice…sometimes same day. Scheduling showings can be a logistic challenge with your limited time. I’ll maximize those opportunities by helping you view, and learn about properties. 24/7.

By the way… with a three week old at home, I am up 24/7 viewing properties and scheduling my clients… literally.
