Consulting "Mr. Joe" on Lincoln Square rental renovations

We recently consulted one of our long time clients ("Mr. Joe") who is renovating Lincoln Square vintage units in his buildings to fit modern expectations. We know what renters and buyers want for their money... open it up! 



Many Chicagoans are familiar with these smaller separate kitchens and pantry spaces in their vintage rental units.  Our long time landlord client is gutting each unit as tenants move out.  Mr. Joe's Lincoln Square and North Center tenants stay for an average of 10 years!

Budlong Woods home sales in Lincoln Square 2013 and now


I took a photo of this ridiculously attractive house in Budlong Woods last week (All photos Eric Rojas, Broker, Kale Realty).
A client of ours is looking for a house with character on the North Side.  I suggested Budlong Woods of Lincoln Square.  The neighborhood is tucked between North California Ave on the east, Legion Park on the west, West Foster Avenue on the south and Bryn Mawr Avenue on the North.

Budlong Woods neighborhood is in the far northwest corner of Lincoln Square.  It's known for it's park-like surroundings, custom mid-century homes and the abundance of mid century and Georgian style architecture.  It's a really attractive place to live with almost.
2013 SALES 
12 single family homes have sold in the immediate Budlong Woods neighborhood in 2013.  The median price for 2013 was about $402,500. 

The highest priced home sold was $750,000 for 2958 W Catalpa.  The attractive contemporary was built in 1985, has four bedrooms, three full and one half-baths and a wide, over-sized Chicago lot.

2014 Sales
So far in 2014 no houses have closed in this small neighborhood sub section.  One Georgian/ Colonial style home is currently under contract at 5501 N Virginia Ave with an asking price of $414,000.  The foreclosed home went off the market quickly.

Four homes are currently  offered for sale from $345,000 to $825,000 in Budlong Woods.

Rare East Lakeview row house sales

I snapped a photo of these row homes on the 600 block of West Oakdale in East Lakeview after visiting a client's home across the street. The most recent of these Oakdale row houses to sell was 621 W Oakdale for $575,000.  The three beds, two baths nicely updated home with garage parking sold quickly in  for in 2013. 

East Lakeview has several groups of vintage row house developments throughout the neighborhood. I always walk a little slower by the vintage row houses and take a longer look.

There are few single family homes that come on the market... let alone in the budget.  A row house with no monthly assessment is the next best thing when seeking the bustling East Lakeview lifestyle.  They tend to be very interesting architecturally as well.

East Lakeview sales area is basically east of North Halsted and north to south from West Irving Park Road to West Diversey Parkway.

Like detached single family homes, not too many row houses come on the market each year. The largest and highest priced row houses to sell in the last 12 months is 637 W Surf for $1,160,000 (in February of this year).  From what I can see, the only two true fee-simple row houses to sell in East Lakeview over the past year are referenced above at 621 W Oakdale and 637 W Surf.

Sneek Peek! Crazy good views at Catalpa Gardens in Edgewater
