How scary are Gold Coast home sales this year?

Looks cute then you look up! All photos Eric Rojas, Broker, Kale Realty

This one creeped out the kids!

Some pretty with the scary.
We've spent a lot of time in Gold Coast with clients and family activities over the past month. Gold Coast residents enjoy scaring you around Halloween time.  But are they enjoying real estate sales in the neighborhood?  Let's find out!

Sales numbers from the above above shaded area in the Gold Coast neighborhood. (Excludes Chicago Avenue and La Salle Blvd not considered in the neighborhood boundaries)

Gold Coast Single family home sales (including row homes) January 1st to October 26th, 2018
My kids really liked the animatronic dinosaur!
Fifteen single family homes have sold this year in Gold Coast for a median price of about $2,250,000.  The highest priced sold home is 1440 N Dearborn Parkway, Chicago IL 60610 for $4,625,000. The lowest priced home to sell is 57 West Burton, Chicago IL 60610 for $1,083,000.

In 2017, fourteen single family homes sold with a median price around $2,000,000.  However, the highest home sold for $7,500,000.  Go back five years to 2013 and seventeen homes sold over the same period with a median price right around $2,000,000.  Despite the very unique high-end properties of this neighborhood the median price remained fairly consistent over the last five year real estate run up in Chicago Near North and North Sides.

Snap shot:
2018, fifteen homes sold with a median price of $2,250,000
2017, fourteen homes sold with a median price about $2,000,000
2016, sixteen homes sold with a median price about $2,030,000
2015, eight homes sold with a median price about $2,100,000
2014, nineteen homes sold with a median price about $2,600,000 (most homes sold and highest median in past five years)
2013, seventeen homes sold with a median price about $2,000,000

Gold Coast condo sales this year

"Backyard" view of the Gold Coast from a hallway window at Latin School.

894 condo units have sold so far this year with a median price of $390,000. Wow, seems like a lot of units sold!  It is!  Over 100 units more sold than in the same period 2017.  The highest sold unit so far in 2018 is the eye-popping $12,100,000 at 9 West Walton. Oh, and it is raw unfinished space.  The lowest sold condo is 201 East Delaware Place Unit 908 for $99,995. The hotel condo unit was bought cash.  $99K to $12 million in the same neighborhood this year.

In 2017 over the same period 784 units sold with a median price of $377,900.
2016, 803 units sold for a median price of $420,000.
2015, 777 units sold with a median price about $390,000
I'd give some more years but my Internet is acting up and I need to move on with other work today!

We don't see the wild price run up in Gold Coast from five years ago to the current year.  I think this is consistent with most areas (city or suburb) that feature really high-end, unique properties.

Beautiful Gold Coast row house.

Beautiful West Roslyn Place in Lincoln Park (recent sales too)

Little West Roslyn Place in tony East Lincoln Park packs the vintage punch! The second building in to the left at 422 West Roslyn (white building with the pillars)  sold in 2017 for $1,000,000   All photos Eric Rojas, Broker, Kale Realty.
Condo showings of Friday took me to the small block of West Roslyn Place between North Clark Street and North Lakeview in Lincoln Park. It's one of my favorite blocks to ogle on the North Side. Most (I think all) of the buildings are original vintage apartments and row houses. The location between the lakefront parks and Clark Street restaurant and bar action is fantastic. Only steps to The Pasta Bowl!

419 W Roslyn Place, a full interior renovation, sold last year for $1,427,000
This pretty courtyard condo building at 444 West Roslyn has had some significant sales in the last couple years.  Units have sold $330K to $900K and one unit is currently for sale at $1,035,000.
Amazing property at the corner of West Roslyn and North Lakeview.

As if the Roslyn Place block and buildings were not charming enough... gas lamps! The property in the foreground 429 West Roslyn (right) sold in 2017 for $1,245,000.

The $6 million dollar flip in Lincoln Park

Beautiful facade of 2704 N Lakeview (All photos Eric Rojas, Broker, Kale Realty)
There's been a lot of real estate activity on Bob's street lately... none more interesting than 2704 N Lakeview in Lincoln Park for sale at $6.3 million (Compass Real Estate is the listing broker).

This historic mega 10,000 sq/ft row house was bought in 2016 for $1.8 million.  It has undergone a complete interior and exterior renovation and is now offered for sale at $6,385,000 (originally listed over $7 million).  The former Thresholds property built for a survivor of the Titanic that we wrote about at 2700 N Lakeview (part of the original row house development) was recently sold $3 million and is under renovation.  Two renovation homes at that address are now listed there for $6.6 million (Unit 1) and $4.7 million (Unit 2)

The row homes are located in a beautiful stretch of northeast Lincoln Park (across from the parks adjacent to the lakefront) near another iconic building.  The Elks National Memorial sits just north of the 2700 N Lakeview development.

Re-sold for $3 million early this year, former Threshold's row house now Titanic renovation

A huge "stop and notice" row house on North Lakeview gets a gut renovation.  The impressive property will maintain it's vintage panache! (All photos Eric Rojas, Broker, Kale Realty)
The Lincoln Park corner row house at 2700 N Lakeview at West Wrightwood most recently operated as a social services facility by Thresholds was re-sold for $3 million early this year.  2700 N Lakeview is the largest of four row homes built circa 1917 and designed by David Adler among others.  It is now an extensive gut renovation by a developer. Dennis Rodkin reported in 2015 the home was originally built for a survivor of the Titanic. In May, Ted Cox reported the new owner Foster Design Build planned either three large condos priced from $3.5M to $4.5M or one single residence priced up to $10M.

Two other row houses in the group have recent re-sales.  2704 N Lakeview was sold in 2016 for $1.8 million and is now under gut renovation by a private owner. 2708 N Lakeview had sold in 2013 for $2.65 million.

The four row homes are wonderful in their own right but much of the value is built into the location. Need a cocktail? Walk into the actual Lincoln Park and take a seat at the classy North Pond front bar. The life!

East Lakeview row homes get new neighbor after $851,000 tear-down

627 West Surf on the left is a new construction three unit building on a very desirable East Lakeview block. The former property was a red brick three-flat building sold for $851,000.
This new construction three-unit condo building caught our eye due to the location and great looking architecture on the block.  We took a look at public records and found the previous brick three-flat rental building at 627 West Surf was purchased for $851,000 and torn down.  The new building is near completion. The immediate neighborhood near the lake is full of classic East Lakeview vintage charm.

This group of East Lakeview grey stone row houses has a new neighbor to the east.
The new condo building just listed a couple units (by broker KoenigRubloff). The four bedrooms, three and one -half baths duplex down at 627 W Surf St Unit 1, Chicago, Illinois 60657 is listed at $1,199,000. The middle unit two bedrooms, two and one-half baths unit #2 is listed at $749,000.  No MLS listing for the top floor duplex unit with roof deck at this time.

One of the renovated grey stone row houses shown above at 637 West Surf sold back in 2014 for $1,160,000.

Curious vacant buildings in prime Oak Street, Gold Coast location

It was a little surprising to see these three contiguous vintage buildings still vacant at approximately 108 West Oak to 112 West Oak Street just a couple blocks west of the recent $14 million dollar Starbuck's building sale. The two furthest east properties have Quality Excavation signs posted. The parcels are zoned C2-5 for mixed use commercial and residential. Photo Bob DePalma and Eric Rojas, Brokers, Kale Realty

We just read a story in Crain's Chicago Business this week that the flagship Starbuck's property on 1003 N Rush Street, Chicago IL 60611 at Oak Street in Gold Coast sold for $14 million last month.  Then we walked by these properties (pictured above and below) on West Oak Street and noticed the green Quality Excavation signs on the two furthest two properties to the east.

"Oak 112" at 112 West Oak Street, Chicago IL 60611 (furthest left) was operating as a bed and breakfast/ guesthouse up until June of 2014 according to their web site.  The 112 West Oak property sold for $1,500,000 according to public records recorded in January 2014 (off the MLS).  Photo Bob DePalma, Eric Rojas, Brokers Kale Realty.
The really cool Chicago Cityscape web site shows vacant building violations at 108 W Oak Street from 2009  and vacant building violations at 110 West Oak Street from 2012.

There is little information in general about 112 West Oak Street as a business.  Lonely Planet did a short recommendation for the guest house.  However, the property was listed for sale several times on the MLS from about 2011 to 2012 for about $1.7 million.  The property was recorded as sold in January 2014 for $1.5 million to a family trust here in Chicago.

Looks like the end is near for this original Gold Coast row house at 108 W Oak Street.  Development and noteworthy real estate transactions have really ratcheted up in the past 12 months.  The properties from 108 to 112 West Oak are zoned C2-5. Photo Bob DePalma and Eric Rojas, Brokers, Kale Realty
  • Zone: C2-5, Commercial / Mixed-Use
  • Shopping centers. Allows more business types than B1 districts, including liquor stores, warehouses, and auto shops. Apartment allowed above the ground floor. secondcityzoning.org
The 112 West Oak purchase at $1,500,000 looks like a great buy.  The $14 million Starbucks building sale (pictured below) is reported at $3,191 per square foot.  That's some expensive space you're taking up with your lap top.

The three contiguous parcels have flexible zoning and are prime for development. What will the venerable Gold Coast get next?

Lincoln Park vintage row house sales active in 2014

A wonderful row house on Webster Avenue, Lincoln Park gets some professional care on Monday (photo Bob DePalma, Broker, Kale Realty).
One of our favorite homes we've sold was a historic row house in Lincoln Park's Old Town Triangle.  No other properties seem to say Lincoln Park, Chicago to us than vintage row houses.

Here's a look at Lincoln Park vintage row house sales so far in 2014

Seven (7) vintage row house sales have been recorded in the MLS since January 1st of this year.  The median price for the closed row house sales is about $1,055,000.

The lowest vintage row house sale is a three bedroom home (2 beds upstairs, on bedroom in the lower level) at 2702 N Dayton Street for $622,000.  The row house did not include designated parking on the property.

Watch our video walk-through of a vintage Lincoln Park row house!

The highest vintage row house sale this year in Lincoln Park is 2537 N Burling for $2,310,000.  The 6 bedrooms, 4 full and 2 half-baths home is located on one my favorite blocks in Lincoln Park.

For sale and under contract

Currently, eleven (11) vintage row houses are listed for sale on the MLS priced from $769,000 to $2,250,000.

Twelve (12) vintage row houses are under contract and pending closing with asking prices of $779,000 to $1,925,000.

Rare East Lakeview row house sales

I snapped a photo of these row homes on the 600 block of West Oakdale in East Lakeview after visiting a client's home across the street. The most recent of these Oakdale row houses to sell was 621 W Oakdale for $575,000.  The three beds, two baths nicely updated home with garage parking sold quickly in  for in 2013.

East Lakeview has several groups of vintage row house developments throughout the neighborhood. I always walk a little slower by the vintage row houses and take a longer look.

There are few single family homes that come on the market... let alone in the budget.  A row house with no monthly assessment is the next best thing when seeking the bustling East Lakeview lifestyle.  They tend to be very interesting architecturally as well.

East Lakeview sales area is basically east of North Halsted and north to south from West Irving Park Road to West Diversey Parkway.

Like detached single family homes, not too many row houses come on the market each year. The largest and highest priced row houses to sell in the last 12 months is 637 W Surf for $1,160,000 (in February of this year).  From what I can see, the only two true fee-simple row houses to sell in East Lakeview over the past year are referenced above at 621 W Oakdale and 637 W Surf.

Photos! Historic Lincoln Park, McCormick row house sells for $635,000 cash, now gutted

Corner row house at 859 W Fullerton, the McCormick row house district in the DePaul neighborhood of Lincoln Park (Photo Robert DePalma).  The home sold in a cash deal for $645,000 in January and is now getting some needed love.

859 West Fullerton was sold for $645,000 in a cash deal back in January of this year. According to agent remarks on the listing "DEMOLITION, PLUMBING AND WIRING HAVE TAKEN PLACE. PLANS, PERMITS AND MANY FIXTURES ARE INCLUDED."   Previously, the property sold in 2007 for $800,000.  The home is now undergoing the renovation.

The corner lot provides rare exposure overlooking a small side yard and private parkway for resident parking.

There is no end to the investment in residential property in great locations.  The city continues to attract redevelopment on all scales.

A very unique urban setting for the home among a small "private park, the DePaul campus and bustling Fullerton Ave.

Video: Historic Fullerton Avenue row houses in Lincoln Park

Bob passes these row houses almost daily. The last McCormick Row House to sell was earlier this year at 845 W Fullerton; a dated four beds, two full and two half-baths home with 2 car parking for $950,000.

Owning a Lincoln Park row house affords a rare opportunity to live amongst and preserve history at the same time. Thousands pass and admire these particular historic row houses at the 800 block of West Fullerton Avenue each day but few can say they ever lived in them. It is impossible to pass these homes on your commute and not feel you are in a special city.

Check out this informative video by YoChicago.com taken some years ago of the McCormick Row Houses and surrounding area. Warning: You may get a junior high flashback watching this video with Joe's voice-over!

From Wikipedia:
The McCormick Row House District is a group of houses located in the Lincoln Park community area in Chicago, Illinois. It sits between the east and west parts of DePaul University's Lincoln Park Campus and is independent from the school. They were built between 1884 and 1889 and used by the McCormick Theological Seminary to gain rental income. They were designed in the Queen Anne Style by the Colton and Sons architects and joined the list of Chicago Landmarks May 4, 1971.

We love a great front door around here and these homes do not disappoint!

Row homes at Howe and Dickens: Lincoln Park or San Francisco?

The nineteenth century corner row house shown in the photo below recently re-sold for $1,2500,000 this past summer.

Bob had to stop and snap this photo of row homes that transported him to San Francisco... if only for a moment! North Howe Street from West Dickens (overlooking the south end of Oz Park) to West North Avenue is no stranger to classic row homes catching over a million dollars.

Still a bargain compared to San Francisco's real estate market. Although, we must admit daydreaming a bit while avoiding certain death by ice on a 20 degree day!

Speaking of Lincoln Park homes...

These classic pre-1900 row homes below (with the bay windows) are located at the southeast end of North Lincoln Avenue where it meets Wells Street and Old Town.

The last row house to sell in this unique and cosmopolitan stretch of Lincoln Park was 1826 N Lincoln Avenue... a three beds, two and one-half bath home with garage parking (rare) for $825,000 almost a year ago. Not many go up for sale in a year's time. The row home sits on a 17x100 lot and was modestly updated. It was listed and sold by my brokerage, Prudential Rubloff Properties, Lincoln Park.

As long as I mentioned a relatively newer development in Lincoln park yesterday, why not show a couple photos of the real Lincoln Park charm? It's hard to beat walking the quiet, tree lined Lincoln park streets on a Sunday morning as I was last weekend (before the Green Bay Packers beat the Lions...).

Here's the scene at the corner of Orleans and Wisconsin...

Contemporary Ravenswood home sells after $50K price reduction

Cool Ravenswood row house that you may have missed walking by.

Back in the summer, I viewed this home at 1757 West Sunnyside on my Ravenswood Open House Bicycle Tour and hung around forever. Originally priced at $649,000 it was a bit pricey at the time when I saw it for a true two bedroom at $629,000. The agent and I both felt $599,000 would sell it. And it has...

The coverted warehouse space is all about the light. Awesome windows throughout. A main floor family room and fourth level office make the home functional considering the lack of a third bedroom. Zen bathroom and roof top deck. This home was for someone that wanted special. I loved it.
