House of the Week: Back on Belden in Lincoln Park

We have a shining for West Belden Avenue in Lincoln Park...and why not? This House of the Week at 851 W Belden is on rare full block of vintage preserved homes in the DePaul neighborhood. There's even a little elbow room on each side of the home I don't have MLS sales information...but who cares? Just visit the street and be transformed to another era!

Trashed! North Side Chicago condo unit sales down third quarter

Third quarter condo sales are significant because its the first three month period of closings free of the Federal first time buyers tax credit incentive. How did our five major condo markets do?

Third quarter 2010 compared to third quarter 2009 (July 1st to September 30th).

Lincoln Park: 180 units sold down from 2009 by -32%. Median price of $392,000 down -2% from 2009.

Lake View: 258 units sold down from 2009 by -32%. Median price of $315,000 up +2% over 2009.

West Town: 163 units sold down from 2009 -44%. Median price $350,000 up +2% over 2009.

Northcenter: 57 units sold down from 2009 -44% . Median price of $355,000 down -3% from 2009

Lincoln Square: 55 units sold down from 2009 -40%. Median price of $165,000 (no typo) down -38% from 2009 (this was affected by busted condo buildings north of Foster Ave in the Lincoln Square community area. The highest condo sale was $498,000 for the 3 month period.)

Lincoln Park single family home prices down 16% in third quarter

Correction! I originally used numbers I collected for 2008 and 2009 for this post. Theses are the updated sales numbers for 2009 to 2010.

34 Lincoln Park single family homes sold
third quarter 2010 in Lincoln Park (July 1st to September 30th) for a median price of $1,260,000. The median price is down 16% from third quarter 2009 when 43 homes sold for a median price of $1,500,000.

Normally, you'd think the low interest rates on jumbo loans may help the average million dollar buyer STRETCH for that more expensive home.
On the other hand, the $8,500,000 sale in Lincoln Park this third quarter was a cash deal... so there you go.

Data analyzed from our local MLS, MREDLLC.com which we are a member.

Home Buying tips: Dude...Where's my spare tire?

Recently we counseled first time buyers on a simple fact of city living. Secure your spare tire and rim (or better yet, take it off the truck and put a "doughnut tire" on there for everyday city use). This is what we call our value proposition...adding value to the transaction well before and beyond the closing table.

680 North Lake Shore Drive: Chicago's Best of Streeterville 60611

Bob made this his home for more than 5 years and has shown and sold in the building! We love this place and recently attended a brokers open for the sale of Unit 1206 asking $1,835,000...check out these photos below of Unit 120!

From Bob's past home sale brochure:

The Architecturally significant Lake Shore Place, built in 1924 as the American Furniture Mart, is known today as one of Chicago’s most prestigious and full service communities. The building houses 3 separate residential associations (Lake, South and Tower Residences) and a separate commercial division providing convenience and luxury to the residents and neighborhood. The soaring Tower Residence, known for it’s disappearing “Lapis Lazuli…don’t call it blue” roof, houses 130 condos and provides spectacular views of the Chicago cityscape.

Even the views of the lake from the parking garage can be fantastic!

Chicago early voting starts Columbus Day 2010: Don't vote for a pirate!

In 1492, Columbus sailed the ocean blue. So, the result is my oldest is home from school today playing pirates and I get to vote early. Which got me thinking...

This is one of the more exciting election cycles I can remember. Locally, you can vote for a change in many contested elections such as Cook County President, Cook County Assessor, your State Representative, Representative in Congress, and yet more globally your Illinois Senator.

Don't vote for the pirates that will steal hard earned money from property owners without changing flawed policies that go with the increases! Vote for those looking to lower property and transfer taxes on real estate to help home owners and buyers...ouch!

Depending on the Day, Ryne is either a good pirate or a bad pirate. Who will you vote for?
