Recent Albany Park single family home sales

A client will need to sell her parents long time single family home in Albany Park Community Area. We looked at the immediate comparable sales for the house based on location, condition, current market trends and client goals. I also checked out recent sales in greater Albany Park.

95 single family homes have sold in Albany Park from January 1st to October 31st, 2024.  The median price this year is $520,000. Over the same period of 2023, 96 single family homes sold with a median price of $518K. Two year sales are as even as you can get in any Chicago community area.

In 2022, 115 single family homes sold with a median price of $550,000. The high amount of closings and high median price are a reflection of the low mortgage interest rates of 2021 and 2022. The low rates were a supercharger especially for relatively affordable neighborhoods further out from the Chicago lakefront.

In 2021, 133 homes sold with a median price of $495,000

Values can swing from eastern Albany Park's Ravenswood Manor neighborhood along the river to the western edge near North Pulaski Road

Over the past twelve months 18 homes sold in the smaller area of Albany Park east of Kedzie. The median price of a closed house is $800,000.  90 single family homes closed west of Kedzie with a median price of $465,000.

Albany Park flood tunnel completed, River Park improvements creeping forward

River Park field construction coincided with the big flood tunnel dig in Albany Park.
Block Club Chicago reported today on the ribbon cutting of the $70 million Albany Park tunnel to relive river flooding.  River Park was a staging ground for construction the last couple years. The northern end of the park has looked like a disaster.  However,  new baseball and soccer fields along with new tennis courts are on their way. Latest construction update from the 40th Ward office.

The popular lighted tennis courts have been torn up for a long time. I would play here before my teens!


The park itself has a lot of amenities when in full swing.  The new fields and courts will be great.  The pool-house and field house need some attention next.

Early this week we found a private single family home listing in desirable Ravenswood Manor (Albany Park community area) for our buyer clients. Finding a good house in the budget on Chicago's North Side is not easy! Inventory is relatively low and expensive. We love researching and suggesting any opportunities we can for our buyer clients.  We set up a showing at the house immediately and they've made an offer!

The Global Garden at West Lawrence Avenue and North Sacramento in Albany Park has been up and running for a few years now.  The site cleaned up the "blight" that was a busted condo development adjacent to Ronan Park and the river.  As the saying goes things happen for a reason and this garden trumps a condo development at this particular location for sure. Read about the development of this site at this everyblock thread. 
I stopped by the Global Garden at 2900 W Lawrence, Chicago IL 60625 in the Albany Park / Ravenswood Manor neighborhood earlier this month. Developed by the Peterson Garden Project the large urban garden offers a striking contrast to the Lawrence commercial corridor that's a jumble of independent business success and failure.  However, this strip of Lawrence from North Western Avenue to North Kedzie Avenue is becoming more lively. The garden, to me, acts as an organic anchor promoting the vibrancy of the surrounding community.

The garden was buzzing with activity this late morning in July. The site operates as a food and training resource for refugee families and offers garden plots to neighbors for a $65.00 (or so) fee.

Living near the garden
Condos with West Lawrence Avenue addresses near the garden site vary form vintage condo conversions around $200K to newer construction condo units over $400,000.  Town houses sit adjacent to the west and look unobstructed over the garden.

Single family homes within a couple blocks of the Global Garden have sold prices ranging from $230,000 for a small foreclosure house at 4836 N Albany, Chicago IL 60625 to $899,000 for 4905 N California; an expanded luxury gut renovation east of the garden.

Fuzzy plans for vacant North Park University lot at Kedzie and Argyle

As late as May of this year word on the street is North Park University still does not have concrete plans for the large lot they've cleared at North Kedzie and West Argyle in the east Albany Park neighborhood. 

The lot is located across from the university's newer built Helwig Recreation Center.  Feelers were put out some time ago to develop a parking lot (much needed for University events if not a dream come true for urban planners... wha, whaaa).

It'd be nice if they could build up. I don't think a taller parking/ slash residential building will fly at the location. It would probably have to be too tall to accommodate cars. The development may have to be either another school facility or parking lot. The university just completed a new Johnson Center... a student center and science building on campus and they own a lot of apartment units in the area.

Home sales in nearby Albany Park/ North Park last 12 months
Roughly 27 single family homes have sold in a four block radius of the vacant lot location on Kedzie and Argyle. The median price of a single family home is about $329,000.  Homes to the east of the lot near North California Avenue are more expensive than homes west of the lot in Albany Park heading towards North Pulaski.

The highest sale in the past 12 months was 2928 West Wilson, Chicago IL 60625 for $575,000.  The home located in Ravenswood Manor southeast of North Park University sits on a 43' wide lot and needed renovation at the time of purchase.

The lowest priced single family home sale was 3347 West Eastwood, Chicago IL 60625 for $219,000. The small frame bungalow sits close to the Kimball and Kedzie CTA train stops and North Kedzie retail and restaurants. A pretty good deal sold in multiple offers.

Progress in Albany Park's development with "P-Streets"

StreetsBlog Chicago wrote a good piece about P-Streets and development in the 33rd Ward's portion of the Albany Park Community Area.


 Our client bought a twat o-flat 4517 N Sawyer Chicago, 60625 earlier this year for $375,000 in a multiple offer situation.  The property is in excellent condition and located just around the corner from the bustling Wilson and Kedzie Starbucks, the Kedzie CTA Brown Line stop, popular Noon-a-Kabob, Andy's Fruit Ranch and more.  The home is located just west of Ravenswood Manor and the river in Albany Park.

I've lived in Albany Park in the past and have written about buyers, listings and the market there from time to time. The eastern part of Albany Park around North Kedzie between West Montrose and West Lawrence had always, to me, a lot of development potential.  Start with the fact there are two CTA Brown Line stops at Kedzie and Kimball.  There is a lot of density with multi-units and the potential for many more housing units along Kedzie.

Here is a list of five reasons to live in northeast Albany Park I wrote some time ago.  These and many other reasons remain the same.  With developments and designations such as P-Streets, long time business owners investing and the continual push in Chicago north and west for land to develop... this busy and diverse commercial area could see it's next bump in real estate values.
