Another two-flat gut renovation on prestigious Giddings in Lincoln Square

We'll have a another addition to tony West Giddings Street in Lincoln Square. I snapped a couple shots passing by the property and on to Giddings PlazaThis is a regular route of mine to the Brown Line at Western Avenue, or, a walk with the family to partake in the awesome Lincoln Square amenities.

Permits were issued last November to convert the existing two-flat to a single family home, add a two-story addition, and build steel decks to the back of the property. I have not found a recent public record for a sale of the property on the MLS or a quick look at public records.  The project could be a development by the current owner for their own home or for retail sale eventually.


If you like Lincoln Square festivities and a "village-like" feel to a city home, you can't beat this cul-de-sac location fronting Giddings Plaza.

In the past year, there has been a $1.6 million dollar single family home sale on the street and several homes bought for renovation purposes. Another new construction luxury home is currently marketed for $1.7 million and a duplex down condo for $399,000.

Another luxury home on Giddings in Lincoln Square

I snapped this photo while on my "run" yesterday.  Another luxury new construction home rises on West Giddings in Lincoln Square.


Late last summer in August this frame three-flat above was sold at 2157 W Giddings for $489,000 cash.  The 37 foot wide lots are coveted all over the North Side of the city.  You pretty much know what's coming next.  The new construction home on the right has been going up quickly...aided by the mild winter. 


I'm guessing this will be a owner custom build as they paid a little bit of a premium for the lot.  The same lot and tear down situation was purchased by a professional developer just a block east for $441,000 in August 2011 as well. Primary owners may pay a slight premium as they will live in the house, rather than pure profit motive.


2019 W Giddings below sold for $441,000 also in August and is now marketed as new construction for $1,795,00.  Thus far, the 2000 to 2400 block of  West Giddings will have another two (2) new construction luxury homes and a new gut rehab conversion of a two-flat all completed by the summer.

This one hurts! Lincoln Square charmer on West Giddings to be torn down

A wreck and remove permit has been issued for the warm blue cottage on a 37' wide lot at 2112 W Giddings.  The house needs some TLC as of late but has always caught my eye through the years.  The attractive traditional home with mature landscaping is quintessential Lincoln Square.

Thus is life and the market for Lincoln Square, Chicago these days for properties on 37' wide lots.  The last four single family homes to sell on 2200 - 2400 West Giddings over the past two years closed from $1.1 million to $1.9 million on 37' lots. Three of the four homes sold were newer builds while one was a gut renovation of an existing frame home (made much larger than 2112 W Giddings seen here).

The housing landscape both north and south of Lawrence continues to change with luxury new builds. There is an occasional build with a nod to modern design (and very rare ultra-modern new build) but most new houses built in the neighborhood are very traditional but always maximizing square footage on the lot. An impressive host of infrastructure improvements, restaurant openings, school options and access to transportation in the 47th Ward has consolidated well heeled buyers to the area.

Giddings Single Family Home in Lincoln Square





This house on the 2100 block of West Giddings Street in Lincoln Square screams awesome. I love walking by this place and almost... almost... walked in earlier today when I noticed some workers.

Its a conversion of a former two-flat. This place is huge and looks to be a 30 or 35 foot lot... and the large double front terraces are rare for a single family home. Great brick. I gotta get in there to see what they are doing.

There are quite a few rehabs, tear-downs and two-flat conversions to single family homes on this stretch of Giddings all the way west to Giddings Square.

House sells for $1.79 million on Lincoln Square's Giddings Street

 This new construction house on Lincoln Square's popular West Giddings Street sold in late May this year for $1,795,000.

I was walking to home sale listing appointment in the neighborhood last night a took this photo of 2019 W Giddings.We've followed this property from it's original foreclosure sale through the new construction. The original structure was sold as a foreclosure for $441,000 in August 2011.

Among other sales, the 3 block stretch of West Giddings from North Damen Avenue to North Lincoln Avenue has seen  $1.4 million, $1.6 million and now $1.7 million dollar sales over the past two years.

 The area of Lincoln Square between West Montrose and West Lawrence Avenues has seen it's fair share of luxury new construction and gut renovations over the last two years.  Walking around the neighborhood each week this year again reveals a frenzy of renovation and new construction activity on almost every block in this popular location.

This Landrosh Development new construction, extra wide executive quality home is located at 2152 W Giddings in Lincoln Square. Giddings is arguably the "best" street in Lincoln Square and boasts several high end single family homes sales over the past couple years. This is just one block from the popular Giddings Plaza, home of shops, restaurants and lots of fun (and free) entertainment.

New Construction in Lincoln Square: Giddings Square



Here's a follow up to my post about the nearly finished construction at Giddings Square in the Lincoln Square retail district. The development is just to the left in this picture.






The building overlooks Giddings Square to the east. A couple shots from the Thursday night concert.




There is usually a ton of kids for Ryne to run around with... although, he's actually more into the music. It's hilarious. He doesn't take is eyes off the band.
On this evening, there was a traditional German band on tour in the United States. So, plenty of old schools came out to sing in German.

Wide lot! Lincoln Square foreclosure scooped up at $449,000

I noticed this distressed property on a cold day early this year and snapped a photo.



A rare prime location foreclosure at 2109 W Giddings Street in Lincoln Square is under contract after two weeks on the market at $449,000. I noticed the vacant extra-wide lot two flat on Giddings in the early spring. It finally came to market as a foreclosure.


I took these photos last week.


I hope they keep the brick garage!




It's an easy bet a professional builder or developer purchased the property and will either tear down or gut rehab into a single family home.
A true luxury 37' wide lot new construction home one block west on Giddings sold for $1,675,000 earlier this year. There is a decent margin for this particular property.

Lincoln Square single family home sales up 18% for 2012

Its been a steady year for Lincoln Square homes sales for both the high and lower end transactions.  Developers, first-time home buyers, move-up buyers (in the middle to upper end pricing) and luxury home buyers all seemed to find desirable options in this popular North Side community area.

In all, 97 homes have closed as of December 25th. This is up 15 homes (18%) over the same period in 2011. Another 14 are currently under contract and I imagine a handful will close this week prior to year's end.  The median price is about $485,000.  That's a bump up from the $465,000 median in 2011.


6 homes sold for over $1 million in 2012 and 2011.  2 homes are currently under contract for over $1 million.

The good, the bad and the ugly

The highest sale in 2012 was 2019 W Giddings for $1.795 million...a new construction Landrosh built home on a 37' wide lot.  The location is close to the Damen Brown Line, the Ravenswood Metra stop and Giddings Square...the mecca of Lincoln Square shopping and community. 

The lowest sale was 2249 W Farragut sold for $140,000 cash in the Bowmanville neighborhood of Lincoln Square. This was a small, corporate owned bungalow built on the rear of the lot and a great deal for this desirable block with many rehabs and new construction homes over the years.  My guess is this will be a tear down for a custom house for the owner of the property or for a developer to build and sell retail. 

15 of the 97 closed homes were distressed sales (either short-sale or foreclosure).  That's actually 4 more - and a higher percentage of distressed sales - over the same period in 2011.  I think this is an indication that banks are getting short sale and foreclosure sales done faster rather than any destabilization in housing prices.

The trend of high-end new construction continues in southern Lincoln Square of Chicago. 


We took this photos of the previous building at 2019 W Giddings this past summer.  The extra-wide lot and property in the Ravenswood neighborhood of Lincoln Square was a foreclosure (REO) listed at $449,000 and sold quickly at $441,000. The original structure has been torn down and a new construction luxury home is already listed for sale at $1.79 million.

Photos from last weekends Apple Fest in Lincoln Square

I had my hands full with our three kids at Apple Fest in Lincoln Square last Saturday so reaching for the camera was tough.  I did manage to get my Chopping Block apple pie, a Red Ale and sing a little ABCs with our Stanley at Wiggleworms in the Kid's Zone. EVERYONE I knew (those especially with kids) from Lincoln Square/ Ravenswood was at this thing.  Even many friends who have moved out of the city came back for the day.


The weather was perfect and the fest was packed at 10am already.

We walk about 5 blocks from our house to Giddings Plaza in Lincoln Square... we can't help but think on these perfect Saturdays "What a great place to live!".

Greening of Ravenswood: Arbor Day Party April 30th!

One of the reasons many residents live in Ravenswood and Lincoln Square is because it's "green". Wonderful trees, landscaping and parks define the neighborhood.

Alderman Gene Schulter; the Lincoln Square, Northcenter, and Ravenswood Chambers of Commerce; Ravenswood Community Council; Ravenswood Industrial Council; Jane Addams Resource Corporation; Neighborhood Boys and Girls Club and the Greening of Ravenswood will be hosting the 22nd Annual Arbor Day Celebration on Thursday, April 30, 2009 at Barba Yianni Grecian Tavern, 4761 North Lincoln Avenue in Giddings Plaza.The event will begin at 5:30 pm. The evening will include an appetizer buffet, select wine and beer, live auction, and a raffle. Proceeds will benefit the purchase of LEED Certified, eco-friendly lighting in Giddings Plaza.
