Near North: Sandburg Village one bedroom condo sales

We've spent a lot of time viewing and researching one bedroom condos with our clients in the Sandburg Village development of Near North Community Area.  The location is directly between Old Town nightlife and Gold Coast shopping.  Owners and renters of the Sandburg Terrace buildings also have access to outdoor pools (about $140.00 for a season pass) and tennis courts in the warmer months.

OK, let's take a look at 2014 sales. Around 60 one bedroom units sold across all the Sandburg Village buildings after you strip out all the junior one beds. A closer look at a couple buildings we work in often reveals typical price ranges from $200,000 to $275,000.

1560 N Sandburg Terrace, Chicago IL 60610 (James House) is the largest, newest and nicest (in our opinion) with 520 units. 17 one bedroom units sold in 2014, ranging from $200K for a low floor, no view unit to $273,500K for a high floor east facing unit.

1355 N Sandburg Terrace, Chicago IL 60610 (Dickinson House) is more typical on the Sandburg campus with 243 units. 10 one bedroom units sold in 2014 from $189K to $247K.

The leafy primo location offers a terrific Chicago high-rise lifestyle at a relatively affordable price.  Amenities, views and quick access to several of the city's most venerable neighborhoods can be found in Sandburg Village units. Someone new or old to Chicago can also find a common bound with neighbors in this "campus" environment.

Just sold! Buyer closes classy Old Town, Gold Coast condo with great views in Sandburg Village

We represented the buyer on 1360 N Sandburg Ter Unit 2401, Chicago, Illinois 60610 purchased for $340,000 ($15,000 under list). It was a pleasure recently working with a NYC transplant looking for a Chicago condo. We checked out several of our favorite high-rise spots. The views and balcony sealed the deal the minute she stepped into this Sandburg Village unit. Old Town and Gold Coast await just steps outside the doorman attended lobby.

Under Contract! This Old Town apartment has us in a New York state of mind

Our Manhattan transplant recently secured a contract at 1360 N Sandburg #2401 last week (asking $355,000).  The Sandburg Village apartment in the Cummings House building in Old Town offered a touch of old city class while featuring move-in ready updates.  We attended the property inspection today on behalf of our out-of-state client. Bob or I always attend the property inspection.

We helped our client (moving to Chicago for a new job) determine the best high-rise buildings on the Near North and North Sides with pros and cons, budget considerations, amenities and convenient locations.  All that is great but the intangibles of a classic feel and the cool corner views took front stage like in a Broadway play.  This is our second Sandburg Village deal within the last year.

Condo unit sales in "gritty" Old Town up 22%, median up $25,000

We looked at a renovation opportunity on the 1500 block of North Orleans in Old Town on Sunday.
 
We viewed a two beds, two baths unit at the above building 1500 N Orleans asking $325,000.  The unit is being advertised as needing a "full renovation". I agree and its a nice project for the right buyer to live-in and add value.  No parking is available with the unit. The building faces the elevated tracks and the block still has an old Chicago feel. (All photos Eric Rojas, Real Estate Broker).

The 1500 N Orleans is right around the corner from tony North and Wells.  The building catches the eye with it's ornate bay windows and larger stature than it's modest neighbors.  But, the CTA Brown Line train tracks run across Orleans and then adjacent on the east side of the street leaving a gritty urban imprint (lest you forget where you are).

272 condos and attached units (town homes) closed  in 2013, up 22% over 2012 unit sales.  The median price was an affordable $250,000.  But that price is a little misleading for the area.  Many of the sold units are very small high-rise units with high assessments on the eastern portion of Old Town (LaSalle Street  and Sandburg Village buildings for instance).  223 condos with median of $225,000 sold in 2012

The highest condo sale was at 1515 N Wells #6E for $1,690,000.  The 1999 has 3600 sq/ft on one floor, 5 bedrooms, 3 parking spaces and views, views, views.

The lowest sold condo was 1360 N Sandburg Terrace #2009 for $115,000.  The floor floor studio/ junior one bedroom has terrific south city views and a $322.00 assessment.

Old Town is one of our favorite neighborhoods to work with clients.  Meeting for drinks or dinner after some business is easy!

Gold Coast hoop dreams


Squeezing in some hoops in Gold Coast.  Alley courts are as old as most bungalows but this one caught my eye. The basket is installed on a new garage next to the coach house of a vintage mansion at Burton and Dearborn.  The alley neighbor directly to the west is the Faulkner House high-rise that is part of Sandburg Village.  It is a little known fact that William Faulkner shot his free throws "granny style". I made that up.

Coffee tastes better in attractive vintage buildings

Stopped by the Germania Club Building  Starbucks last week on a contractor visit in Old Town/ Gold Coast.  Nice sunny day so I took a picture of this pretty building just north of Sandburg Village.  The location is pretty good too.  I am definitely attracted to businesses in historic buildings over newer built commercial retail.

The Sinclair development shores up gate to Gold Coast

The old, junky Jewel Food Store and parking lot are long gone.  The Sinclair development has taken it's shape at the corner of North LaSalle and West Division. The 390 unit luxury apartment building and new Jewel Store will anchor an old underused corner at the footsteps of one of Chicago's most famous neighborhoods. The Gold Coast (and very nearby adjacent blocks) has been adding more units and building brand new retail at an accelerated clip. The vibrancy should be palpable. 

The brand new Jewel store will service the nearby residents and commuters alike (Clark and Division Red Line is across the street). Mega residential complex Sandburg Village down the street will benefit greatly.
Median price of a condo unit within a few blocks of the development is about $320,000.  That will get you a one or two bedroom condo with varying degree of finish level and parking options.

Density for the few: Median asking price for new Old Town condos about $2.5 million

We took some construction pictures of Old Town's new high-end condo before and after the holiday season.  Fifteen Fifty on the Park is a 32 unit new construction condo building  just steps from historic landmark Germania Club buildingChicago History MuseumLatin School and Second City.
