Residential sales on North Southport Ave in Southport Corridor of Lake View, condo median price at $624,000

A rare stretch of small rental buildings remain on the east side of the 3300 block of North Southport.  The tony Southport Corridor area is home to expensive new construction single family homes and condo buildings.  North Southport Avenue has newer condo and (massive) commercial spaces represented on most blocks.   It seems like a stretch of 6-8 original buildings in this location is unheard of these days.    

The "untouched" section of the 3300 block of North Southport could change soon with 3303 N Southport pictured in the middle (a small 4 unit building with $6,200 month rent roll) recently sold for $888,000 on a standard 25'x125' lot.
Residential Sales
I was on North Southport Avenue this week viewing a property.  There have been 28 residential sales on busy 3200-3900 North Southport Avenue... otherwise known as the Southport Corridor. 26 of those sales were attached (condo or townhouse style) homes with a median price of about $624,000.

Two small multi-unit sales were recorded in the MLS over this period.  3706 N Southport Ave , Chicago, Illinois 60613 a 3 unit mixed use building sold for $902,000.  3303 N Southport Ave, Chicago, Illinois 60657 (pictured above) has sold recently for $888,000.

"Southport Fitness", new construction update in Southport Corridor

The new construction retail building at 3415 N Southport, a fantastic location for business, is taking shape.
Bob has watched construction ramp up on the newest Southport Corridor retail



Southport Corridor continues to be hotter than ever with our buyer clients. It’s no wonder with everything you could possibly need at your doorstep. The newest edition coming in January 2012 is Southport Fitness (according to the development sign out front).


 The building site at 3415 N Southport has made progress over the past month as the framework rises. According to Crain's, Derrig Management Inc. bought the property for $2.7 million in March of this year, previously owned by a development company as part of the Southport Collection. The long awaited Southport Fitness looks to be coming after all.

Hot Blocks! Southport Corridor single family home sales

The CTA Southport Brown Line stop is one of many amenities

One of the most desired areas for our single family home buyers on the North Side is the Southport Corridor neighborhood of Lakeview.  The greater neighborhood area covers roughly West Belmont Avenue to West Irving Park Road and North Racine Avenue. Most of this area is serviced by the excellent and parent coveted Blaine Elementary School.


38 single family homes have closed or now currently under contract over the past 12 months in greater Southport Corridor (from the time of this writing).  The median price in the last year is about $1.3 million.


The highest priced home under contract is $2.9 million at 3618 N Greenview, a new construction luxury home on a 37 foot wide lot.  The highest priced closing was $2.7 million at 3743 N Greenview...a new construction luxury home on a 32 foot wide lot.

The lowest priced closing was a mere $540,000 at 3755 N Bosworth...a nicely updated vintage 3 beds, 2 1/12 baths home on a small 31x57 lot.  And... no parking with the house.

Southport Corridor Jewel progress... but how are Southport Avenue sales?


A new, "greener" Jewel goes up at the corner of Southport and Waveland.




Many residents of the Southport Corridor have been waiting for some time for the new construction Jewel Food store to be completed. This store will replace a smaller existing Jewel that was raised for this project. The neighborhood is one of the more desired and pricey in the city due to many restaurants, boutiques, schools and shopping. Although single family homes can reach up to $3,00,000, there are affordable condos as well.



With recent home sales at 4110 N Southport for $262,000 (just two blocks north of the Corridor) and 3616 N Janssen for $552,500 right in the heart of the neighborhood and in the Blaine Elementary attendance boundaries, I thought we'd take a look at home sales on North Southport Avenue itself near the new Jewel store. North Southport Avenue is a mecca for shopping and nightlife. It's a terrific stretch of the city to live.

The median price of a closed or under contract attached home (condo) on Southport from 3200 North to 3900 North Southport was a whopping $624,000! Several of these condo homes are new construction and enormous. The lower end condos that sold in the last 6 months we're two bedrooms, two bathrooms homes with garage parking and decks for $425K and $435K.


Only one single family home closed on this stretch of Southport over the last 6 months. It was a frame four bedrooms, three baths home on a standard city lot for $780,000. Not a bad price for this neighborhood. There are not many single family homes remaining on the commercial strip of Southport.

Southport Corridor: Two new grey-stone single family homes in Blaine school

I spotted these two grey-stone homes in the midst of gut renovations. Located on the popular 3700 block of North Lakewood in the Southport Corridor neighborhood of Lakeview, these new luxury houses will command prices around $2 million.  The single family home "conversions" are gut renovations with the existing facade and some side common brick remaining. 


A similar completed home on the block is currently listed for sale at $2.4 million at 3741 N Lakewood.





Grey-stone gut renovations are very popular in the highly ranked and coveted Blaine Elementary school attendance boundaries. Single family homes in Blaine have a median price over $1.2 million. One can feel instant community ties with the active school, retail, restaurant and neighbor groups all very welcoming.  The area offers something for everyone...nightlife, Wrigley field, family life or take it slow on the leafy residential streets.

Luxury construction boom in Southport Corridor

A new construction home at 3740 N Wayne
 Southport Corridor's most desirable blocks are seeing a bit of a construction boom. Last week we wrote about new homes on North Lakewood. W also see new and future projects on North Wayne. The original two-flat building at 3740 N Wayne on a standard lot (25'x125') above was sold last year for $550,000. It was torn down to make way for this new construction luxury home in progress (shown above).


New construction single family homes, in our observation, have been on an upswing in 2011. The priciest North Side neighborhoods with the highest ranked schools like Blaine Elementary continue to build new and gut renovate.


The 25'x125 vacant lot at 3651 N Wayne was also sold last year for $525,000.  A new construction house is underway (shown below).

 There are several more lots and recently purchased two-flats prime for new construction or gut renovation in Southport Corridor. For example, 3644 N Wayne is a vacant 25'x125' lot now under contract with an asking price of $524,900 and pending closing.

Bigger, stronger, faster Starbucks to open in Southport Corridor

Bob took this shot traveling between Lakeview showings this weekend. Starbucks delivers a new store for the people of Southport Corridor this week.  It will replace the tiny retail space just across the street.  The new store on the busy northwest corner of Roscoe and Southport takes the space of a former dry cleaner. This section around the CTA "L" stop has seen a lot of improvement.

Southport Corridor Jewel coming along...sort of

I took this shot of construction progress from my truck while driving south on the 3600 block of North Southport Avenue in Lakeview. The new Jewel Food Store is slated for fall 2010. Even though I live in Ravenswood, I would stop at this location often for a cheap lunch or other items while criss-crossing the north side.


Having a grocery store within a few blocks walk may be one of the more underrated amenities factored in when searching for a home. I'm not sure I hear that in my Top 5 "must haves" from clients... or maybe it's already under the umbrella of "good location". Southport Corridor is a highly desired and relatively expensive area due to amenities like a central grocery store. The area definitely deserves an improvement over the old Jewel.

Sold! Our Southport Corridor town house listing closes over list price

We recently represented clients on the sale of their Lakeview town house. 3543 N Bosworth Unit C listed at $449,000 and closed last week for $460,000. The transitional design, garage parking and killer roof deck commanded multiple offers. The Southport Corridor neighborhood location didn't hurt either.

We counseled our clients on improvements to the property and helped them save some time and money by avoiding unnecessary work.  The home was strategically listed and sold while they were on vacation; this avoided disruptions to their family life.  Additionally, we referred and scheduled vendors to repair some inspection items at great prices.

The town house is in a great Southport Corridor location at Bosworth and Addison just steps from one of the most pleasant restaurant and retail strips in Chicago.  The small town house development is surrounded by multi-million dollar homes.

Luxury home sales in Lakeview's Southport Corridor area

This luxury new construction home on North Lakewood has a "sold" sign on it (it's not yet listed or entered into our local MLS). It should achieve over $2,000,000.




I was showing homes in Lakeview's Southport Corridor this past weekend and noticed a good number of sold homes over $1,000,000. We also saw several homes under construction and two flat conversion projects (gut renovation of a two flat to a single family home) as we made our way around the neighborhood.



Within the boundaries of West Belmont to West Irving Park Road going north and between North Racine to North Ashland going west, ten single family homes have sold over $1,000,000 over the last six months. Four of the homes had sold for over $2,000,000. The highest sale in this area was $2,700,000. We are now just entering the traditional single family home buying season.


In our expert observation, we are seeing many more new gut rehabs and new construction homes entering the market on the North Side as we predicted last year. This is especially true for neighborhoods north of West Diversey Avenue where many folks have been able to buy land and run down homes in order to bring new products to the market.


Here's a total gut conversion of a two flat in action in the heart of the Southport Corridor district.




I think the newly built and "green" Jewel Food Store is bringing in the big shooters again!

Haunting Southport Corridor vintage poised for redevelopment

1418 W Addison is poised for development in Southport Corridor
I stopped for a couple snapshots last month of 1418 West Addison in Southport Corridor/ Wrigleyville. It was still in it's original state. The conspicuous Romanesque looking gray-stone was bought for $1,250,000 in 2014 according to public records.  The property has been permitted for a 10 unit redevelopment with 3 story addition according to city data via ChicagoCitycape.com.

Public records show a $3 million plus mortgage on the property.
 The 10 units should be done just in time for a Cubs World Series.

North Lakewood in Southport Corridor gets new construction "boom"

The 3600 to 4000 block of North Lakewood Avenue is popular stretch in Lakeview's Southport Corridor enclave.  Even some Cub's players and celebrities have bought homes on - and adjacent to - these blocks.  The blocks reside in the highly ranked and highly desirable Blaine Elementary School attendance boundaries.  The 3600 block is especially active right now with at least three "LLCs" buying lots at the end of last year.

The original property at 3615 N Lakewood shown above sold last summer for $700,000 cash (land value).  There is no listing on the MLS for the contemporary style new construction house yet.  However, it looks like a "speculation house" built by a very active developer for retail sale.

The more traditional style new construction shown above is a few houses down the block at 3627 N Lakewood.  The original property sold at the end of last year for $770,000 cash.  This home was also bought by an LLC but it's unclear if it will come to market, has been sold already or is a private custom build for the purchaser.

The last 3 re-sale (and fully rehabbed or recent new construction) single family homes to sell on these 4 blocks of North Lakewood respectively have been 3830 N Lakewood for $1,130,000, 3838 N Lakewood for $1,465,000, and 3714 N Lakewood for $1,475,000.  3627 N Lakewood shown above was also a re-sale singe family home and in older but attractive living condition selling at $770,000  Unfortunately to some it was no match for the market demand for new construction houses.


A multi-unit  (two-flat) at 3646 N Lakewood on the opposite side of the block was also purchased late last year for $665,000 by Bloomfield Development LLC  and will surely be re-developed.  I did not see notice construction on that lot...but it was freezing the day I took these photos and hurried off the block!

House of The Week: Southport Corridor farmhouse fits in


I snapped a shot of this home at West Addison and North Wayne in Lakeview's Southport Corridor last weekend. It stuck out from most newer construction from the past 10 years for the simple fact that it doesn't "stick out". When looking straight at the home from the front, you might think it's a 19th century farmhouse or two flat converted to a single family home.

The architect also did a great job "hiding" the large, expansive rear of the home. The house is taller than original structures, but the pitched roof and gable blends in nicely opposed to the powerful squared-off Georgian style you mostly see from new construction in the area.

Another advantage to this tasteful home is the fact you are a couple minutes walk to Julius Meinl Cafe on the next corner... this surely was not the case from your farmhouse in the 19th century!

Stucco in Lakeview's Southport Corridor

I was out with clients in Southport Corridor and was reminded of this unique stretch of four stucco homes.


Stucco may be a "love hate" facade material for Chicago home owners. Good, bad? Eh. Wood, brick and siding are the prominent materials in our burg. But you see a stucco once in a while mixed in. That's why I thought this little group of stucco "American Foursquares" was pretty unique for the Southport Corridor neighborhood. They take up there own little half block on West Waveland Avenue.
