Roscoe Village "Pencil Factory" Concrete Lofts


Yesterday my clients closed on one of these great units over in Roscoe Village at the Pencil Factory Lofts. I guess I found myself a bit jealous. The units, when available, move quickly regardless of market conditions...like good property should. The location is close to everything, well developed, surrounded by restaurants, thriving businesses...like Trader Joe's, CB2 and Whole Foods. Great access to public transportation too! This is a terrific success story for my clients who learned that Lincoln Park and Lakeview weren't the only neighborhoods offering so many amenities. They trusted me to take them a bit beyond and it paid off!

I looked at pencil lofts, great location, but units were nothing special. Prices should have come down, but looked like a quick and dirty rehab to me.

We're not sure what is meant by a "quick dirty rehab" here. The lofts had been converted over 10 years ago and have been an institution in the neighborhood's gentrification for years. They remain in my opinion, one of the cheaper options per square foot in a prime location of Roscoe Village.

It is also a true loft lovers type of style in which you can reconfigure unit bedrooms and some walls. The neighbors are eclectic and many can be met just across the street at the Four Moon Tavern (one of my favorite spots for almost 10 years as well).

Not sure what would be more special in this neighborhood for under $400,000... choices are slim.
