What's blooming in Bowmanville? Home sales flat in 2012

We've been working with an increasing number of single family home buyers and sellers in the Lincoln Square area.   Here's a look at the small Bowmanville neighborhood nook in the first half of 2012. Bowmanville is located just north of West Foster Avenue on the northern end of the Lincoln Square Community Area.

Single Family Home Sales
Bowmanville has seen 5 single family homes sold (closed) in first half of 2012 with a median price of $393,000 (January 1st to may 31st). This is the same number of homes sold and closed (5) over the same period of time in 2011... with a median price of $472,000. One short sale sold for $217,000 and the 4 other home closings were $450,000 and up last year.

The median prices look quite different year to year.  The sample number of 5 sales is low to get a good fix on median price. However, you can expect a modest and well kept 3 bedroom, two baths "move-in ready house" for $400K in the neighborhood.

Bowmanville certainly has distinct boundaries and long tradition of unique community.  The neighborhood's most prominent characteristic is the gardening culture exemplified in their annual Garden Walk.
