Lincoln Square town house sales 2014

Lincoln Square Town House Sale January 1st to October 1st, 2014

13 properties listed as "town houses" have sold from Jan 1st to Oct 1st this year.   The median price is $376,000.  However, those tend to be smaller, outdated or in the further northwest points of Lincoln Square.  The next closing price up from the median price of $376,000 is $424,000. 

The highest sale was $605,000 for a large "3400 sq/ft" town house with two car garage parking at 5121 N Damen Unit A.  The 21 unit development has some of the larger town houses available in the area and sit across from Winnemac Park.  Unit A had a great decks but many of the units lack truly nice outdoor space.

The lowest town house sale was $230,000 at 5252 N Rockwell Avenue just north of Foster.  The 1950s built development has 8 units total.  The fee simple town house (no monthly assessment) features three true bedrooms, 18x17 finished basement (low ceiling), a decent sized fenced in yard and one outdoor parking spot. 

Ravenswood, Lincoln Square town house development on the 1800 blocks of West Argyle and West Winnemac.  This is one of the more desirable and affordable developments to get decent space in the neighborhood. The new Mariano's grocery and LA Fitness development is just a block south.

Town house market times, like single family homes, have been very quick in the area.  Most properties sell within a couple weeks when the listing price is near the eventual closing price. Several have sold at list price of over asking price.
