Elusive Winnetka home sales, median price up 37% since 2019

Finding and securing a home in North Shore suburban communities is a challenge with the recent phenomenon of high mortgage interest rates and low home inventory.  Winnetka is no different.  Our buyers are searching with a budget under $850,000 making choices further scarce. 

Single family home sales in Winnetka

A CMAP study shows Winnetka has 4,034 single family home units.  188 single family homes sold  on the public multiple listing service (MLS) in 2023 with a median price of $1,675,000. Unit sales are down 22% from 2022 and median price is up 9% from last year.

Winnetka features a traditional downtown and a Union Pacific North Metra station.

The lowest priced home sold was $500,000 at 996 Chatfield Road, Winnetka IL 60093 and was purchased cash. Six out of the ten lowest priced homes in Winnetka were bought cash money... I'd gather most of the ten homes will be significantly renovated. 

- The highest priced estate sold in 2023 (on the MLS) was 691 Sheridan Road, Winnetka IL 60093 for $12,500,000   One other estate sold for $12,250,000 and then the next highest was just over $6 million.

- In 2021, 340 Winnetka single family homes sold in the low interest rate pandemic frenzy. Median price was significantly lower than 2023 at $1,300,000.  

- In pre-pandemic 2019, 234 single family homes closed with a median price of  $1,215,000. Median price is up 37% from 2019 through 2023.

Currently for sale

-Only eleven homes are currently listed on the public MLS for sale starting at over $790,000. 

-There are another thirteen homes listed on the Private Listing Network with the lowest asking price at $1,189,000.
