Quick look at Downers Grove single family home prices


I've been helping our city clients look for a home in Downers Grove. If they must leave I'm appreciative and excited to help them secure a great house. The Downers Grove landscape varies greatly. Ideally they will find a house within walking distance or easy bike ride to a Metra station. Those houses are often smaller and/ or more expensive per square foot. The sprawling suburb also offers large lot homes in less dense areas throughout the village. Somewhere in the middle are relatively affordable three bedrooms home in traditional post war sub-divisions. These tend to be locations more dependent on cars.

Downers Grove closed single family homes January 1st to May 8th

- 158 single family homes closed this year to date in Downers Grove with a median price of $590,000. Median price is up 20% over same period last year. Unit sales were up ten home over same period last year.

- The most expensive sale this year is 1204 Gilbert Ave, Downers Grove, IL 60515 at $2,000,000. This newer construction home located near downtown featured a large 50' x 178' lot and over 5,000 square feet of living space including the basement. "Having it all" will cost yo over $370.00 per sq/ft of higher-end finished space.

Downers Grove single family home sales this year (median price up $90K from 2013)

We were in Downers Grove  over the last couple weeks looking at homes for our clients. Each year we have long time clients make the decision to sell their city condo or house and move the suburbs.  The most popular destinations for our clients the last several years are towns along the BNSF train line.  Downers Grove is often in the mix.

Downers Grove sold homes January 1st to November 16th, 2018
About 575 single family homes have been sold and closed according to MREDLLC.com records so far this year. The median price of a closed home is approximately $383,500.

The highest priced sold home is 4915 Seeley Ave, Downers Grove IL 60515 for $1,460,000. The 2015 build sits on a 60' by 200' lot.  Eleven homes have sold over $1,000,000 this year.  The lowest sold house is 6205 Dunham Road, Downers Grove IL 60516 for $133,000.  A small frame home sits on an enormous 196'x305' lot.

There is a good mix of vintage and new construction mixed use buildings making up downtown Downers Grove.

In 2017, 613 homes sold over the same period with a median price of $375,000 over the same period.
In 2016, 575 homes sold with a median price of $340,000.
Going back five years to 2013, 545 homes closed with a median price of only $292,000.

Downers Grove via Chicago (and home sale stats)

Chasing the American Dream! Looking for a great house - in budget - in Downers Grove "close enough" to a Metra stop for the downtown Chicago commute. We can do it!
Downers Grove single family home sales January 1st to April 14th, 2017 (and other fun stats)

  • 138 single family homes sold thus far in 2017.  The median price for a house is about $375,000. 
  • Over the same period last year 118 single family homes sold with a median price of about $310,000. 
  • Go back to 2015 and 113 single family homes sold with a median price of $330,000.
Our clients would like at least four bedrooms house with en suite master bath.  66 homes have sold listed with at least four bedrooms and a master bathroom suite. The  median price is  $515,000.  Four bedrooms house sales with NO master bath had a median price of $370,000.  That master suite is costly!

In most Chicagoland markets we saw the unit sale and median price upturn start in 2012. In 2012, only 79 Downers Grove single family homes sold over the same period for a median price of about $267,000.
