Condo median price UP in tight Lake View market

We have several clients actively looking for a condo or townhouse in Lake View. The Lake View community area may be the largest condo market in Chicago. The numbers in Lake View are a bellwether for popular North Side neighborhood sales. 2023 has been the year of low inventory yet strong sale prices for many of our most desirable Chicago neighborhood markets. Lake View is no exception and has been a challenging buyer market for our clients.

2023 Lake View condo sales (attached and townhouse units)

July new listings were down -30.5% and closed sales were down -11.7% for the same month in 2022. Despite high mortgage interest rates and a slower market median price for a sold condo in July was up +6.6%. Most condos sold for at the list price or over! 

Lake View condo sales year to date (January 1st through July 30th) are down -37.6% from 2022.  Median price has managed to push up +1.5%  year over year.

Infamous Wrigleyville liquor store bites the dust for new development

The Wrigleyville Gold Crown Liquors at 3425 North Clark Street and two storefront bars have been recently torn down to make way for new development. A demo permit was issued for the three story vintage building to the far right of the photo as well. All Photos Eric Rojas, Broker, Kale Realty

Drinks, drinking establishments and liquor stores are synonymous with Wrigelyville. Well, you can pour one out today. I noticed the much loved and hated Gold Crown Liquors at Clark and Sheffield has been torn down. Drawings for the new building coming to the corner are linked HERE.

I snapped this photo this morning of the former Gold Crown Liquors store in Wrigleyville.  Much has changed in the neighborhood due to the Rickett's Chicago Cubs ownership and the CTA Red Line/ Purple Line "Belmont Bypass" project. See the renderings of a new building HERE

My twenty-one year old self will have to find a new place to rent kegs. Few Chicago neighborhoods have transformed faster over the past five years than Lakeview's Wrigleyville!

Former Bucca di Beppo site in Lakeview finally under construction (12 units and retail)

Construction activity has finally begun at the former Deni's Den and Bucca di Beppo site.  We last wrote about the vacant site in 2014.  2941-2947 North Clark Street is slated to be twelve new residential units with retail on the ground floor. A Lakeview Roots Pizza will not be part of the development.

The 2941-2947 North Clark lot sold in 2013 for $1,375,000.  

I believe, according to Cook County Recorder of Deeds, the lot sold again in 2017 for $2,400,000 prior to the final development plans.

Neighborhood Legend Mount Sinai Resale Shop grand re-opening on Clark Street!

Lincoln Park/ Lake View's long time Mount Sinai Resale Shop formerly on Diversey Park Way has moved. The store opened at their new location at 2902 N Clark Street in Lake View last week. Resale shops are a beloved staple of Chicago city life. Some, like the old location, can be a little salty or quirky.  Check out the goods of this neighborhood favorite just a few blocks north! The new store fills another long time staple Olson Rug and Flooring space.

Closed! A look at our recent sales from Lincoln Square to Oak Park

1040 S Scoville, Oak Park IL 60304 near Rehm Park and Irving School District purchased for $430,000.  Our client's searched aggressively in the hot $400K Oak Park market.  This updated home came on at $399K on a fantastic block that opens right onto Rehm Park!! So awesome for their young kids. We put in an escalation clause on the multiple offer situation and saved the buyers $10K on their bid!

June has been a busy month of closings and securing contracts for our clients .  Here's a look at our recent closings around town in June.

5350 N Damen Unit E, Chicago IL 60625 in the Bowmanville neighborhood of Lincoln Square closed for $360,000! Our clients needed a quick sell to buy their next house.  We helped them prep their town house, priced at a value to generate maximum interest, held a full weekend of open houses and sold for $10K over list price. We negotiated a fast closing and lease back so our clients could stay in their current home, close their purchase and move only once (which saved them a lot of grief and money)!

934 N Wood #1, Chicago IL 60622 in the East Village neighborhood of West Town closed for $532,500.  We beat the exact comps by $7K on this sale after securing our client's new house in Western Springs.  To make sure the final -through went smooth we had our crew come in and touch up/ repair walls and clean the house prior to closing. No issues and our client's were relieved!

1051 W Barry #1W, Chicago IL 60657 in the Lake View neighborhood sold for $295,000 ($5K over list price after the first weekend of open houses).  Our crew came in to prep the condo for listing at a great price.  The location is wonderful. We closed the deal quickly so our client's had their cash in hand to buy their next home.

Lake View condo sales 2017, median condo price up 20% since 2012

Lake View community area of Chicago is typically one of the most dynamic market in condo unit sales and pricing. As city real estate values go, Lake View goes.  Let's take a look at condo sales this year.

Lake View condo sales January 1st - April 30th, 2017
139 One Bedroom condos sold this year with a median price of about $208,000.
253 Two Bedrooms condos sold this year with a median price of  about $368,000.
149 Three Bedrooms condos sold this year with a median price of $590,000.
29 Four Bedrooms (or more) condos have sold with a median price of about $790,000.

In the first quarter of 2017 (1/1/17 to 3/31/17) 385 over-all condo units with a median price of about $362,000.   348 units sold over all same period last year with a median price of about $357,000.  Back in 2012 (when things really began to pick up) only 238 units closed in first quarter for a median price of $300,000.   

Median sales price of a Lake View condo is up over 20% since 2012.

The West Diversey Parkway construction zone in Lincoln Park / Lake View

A popular retail and residential mixed corridor on Lincoln Park / Lake View border is in the midst of upheaval. This commercial strip (pictured above) that once housed a Starbucks on the 600 block of West Diversey Parkway is now demolished and cleared out.  It is part of a larger redevelopment of retail space at the corner of Clark and Diversey.  See plans here from the 43rd Ward web site.

The former Market Place lot on the 500 block of West Diversey is still vacant. Developers walked from the project a couple years ago.  No update has been posted to the 43rd Ward site at this time.

• 138 single family homes sold thus far in 2017.  The median price for a house is about $375,000. 
• Over the same period last year 118 single family homes sold with a median price of about $310,000. 
• Go back to 2015 and 113 single family homes sold with a median price of $330,000.

Our clients would like at least four bedrooms house with en suite master bath.  66 homes have sold listed with at least four bedrooms and a master bathroom suite. The  median price is  $515,000.  Four bedrooms house sales with NO master bath had a median price of $370,000.  That master suite is costly!

In most Chicagoland markets we saw the unit sale and median price upturn start in 2012. In 2012, only 79 Downers Grove single family homes sold over the same period for a median price of about $267,000.

Target takeover of Lake View

The new Target Express store space at 3200 N Clark Street in Lake View is taking shape.

We walked by the the new Clark and Belmont development today to see a near finished building.  The Target colors confirm the new reality at a once diverse, if not sketchy, corner of Lake View that was home to the infamous "Punkin' Donuts".  90 residential units will bring a lot of people to spend $$$ in the neighborhood.

The former Sports Authority store at 3134 N Clark Street in Lake View is still vacant. The property is marketed for lease as Clark / Barry Commons.  We noticed a couple workers with a ladder last week working on the old sign. Bob's Furniture is taking over the Fullerton Avenue store.

This location is across from Point at Clark featuring several chain retailers DSW, Marshalls and Michael's. Briar Street Theater , Binny's and dozens of restaurants/bars/shops are near the parcel.  One can expect another large chain retailer. The area (and Chicago's North Side in general) has seen so much large commercial redevelopment that it is hard to believe this site would not be redeveloped into two story retail space for a new store.

Checking in on Clark Street development in Lake View

The 3200 N Clark exterior seen today nears completion. The new eight story, 90 unit development has changed and modernized busy the corner of Clark and Belmont. A Target Express with Starbucks Coffee is scheduled to open in the building July 2017. Will there be a Starbucks across from a Starbucks?

Further north on Clark between Addison and Waveland we see the glassy new home offices of the Chicago Cubs taking form along with exterior plaza construction around Wrigley Field.  On the left of the photo construction has started on a new hotel replacing the infamous McDonald's / parking lot.

New Lake View Mariano's nearing completion on "happening" North Broadway

The multi-use five story development at 3030 N Broadway is really changing the streetscape in East Lake View.  A Mariano's grocery store, Starbucks, PNC Bank and XSport Fitness are all to open this year.
