La Grange single family home sale units down almost 25%

 

Downtown La Grange is ready for the holiday season.

I've been back in La Grange over the past month looking for a four bedroom single family home with clients. They need a move early next year. Several families close to us (be it friends, work associates and/or clients) have made the move to La Grange over my career. My wife and I find ourselves in the desirable southwest suburb often. The community offers great public and private schools, robust downtown and convenient Metra transportation (BNSF line) to the city.

La Grange single family home sales January 1st to December 1st

155 La Grange single family homes sold from January 1st to December 1st this year.  The median price of a sold home is about $607,000.  The highest priced sold home was at 131 8th Avenue, La Grange IL 60525 for $1,285,000.  The lowest price single family home closing was at 39 Washington Avenue, La Grange IL  for $220,000. 

The la Grange downtown and Metra are two of the major factors for our clients making the move from the city.

- Unit sales are down almost 25% from same period 2022 where 203 single family homes sold with a median price of about $610,000.  Median price of a sold home remains about the same. As with most Chicago area markets low inventory and high mortgage interest rates have slowed sales but have not necessarily affected prices.

- In the frenzy of 2021 with low mortgage interest rates and accelerated buying time-lines a whopping 240 houses sold with a median price of about $570,000. 

- In 2019 pre-pandemic (normal times) 180 single family homes closed with a median price of $550,000.

Currently there are 14 single family homes on the active market with a median asking price of around $650,000. Homes are priced from $300,000 to $1,950,000. There are five homes listed on the Private Listing Network of our MLS... one priced near $3 million.

La Grange home sales catching up to last year

Hello! I have not been posting much nor have I been very active on social media during the last few months.  As you can imagine... there's been stuff to deal with! Luckily our family, friends and neighborhood business folks have been doing relatively well.  I've been in charge of our four kids throughout the pandemic while my wife handled urgent work as a nursing director.  Despite the pandemic conditions our real estate business has not slowed down. We've been helping clients make educated choices in the city and suburbs while the world seemed to go sideways.

Lately we've been in the Western Suburbs. La Grange, Western Springs, Hinsdale and nearby towns like Countryside have been popular with our clients that decide to decamp from city life.  The number one question we get is "How is the market doing?".  La Grange has been relatively steady in the face of the pandemic market.

La Grange Single Family Home Sales

73 single family homes have sold thus far (January 1st to June 19th) with a median price of $525,000.  96 homes sold over the same period with a median price about $545,000.  Considering the extreme conditions these numbers are barely off last year.  I can say anecdotally we have seen an increased number of listings hitting the market and selling since late May.  I think the overall sales and prices for 2020 will end up very close to last year. The highest priced La Grange single family home to sell this year is 120 South Kensington, La Grange, IL 60525 for $1,087,000. The downtown high-end 1999 build is elegant as well as spacious. The lowest priced sale is 211 Hayes Avenue, La Grange, IL 60525 for only $107,000. The foreclosure sale adjacent to the freight train tracks was bought cash. I'd guess this would be an investor purchase for value add and rental.

La Grange home sales 2017

La Grange, IL is a popular western suburb for our city clients to move to.  Many clients we meet in Chicago grew up in the west and southwest suburbs.  Some clients are just looking for their long term family home with an acceptable commute to downtown Chicago. I was back in La Grange with our buyers over the weekend. Let's take a look at recent home sales.

 La Grange single family homes sales January 1st - April 21st, 2017
40 single family homes are recorded as closed in our MLS thus far in 2017.  The median price of a closed home is $500,000.  However at $500,000 it is a struggle to find a move-in ready three bedrooms, two baths home with a finished basement reasonably walk-able to transportation.


41 single family homes closed in La Grange over the same period in 2016 for a medium price of $380,000. 
37 homes closed in 2015 with a median price about $510,000. 
38 homes closed in 2014 with a median price of $525,000
41 homes closed in 2013 with a median price of about $390,000

Wow, that's some crazy consistency for unit sales. The median price fluctuates considerably from high $300,000 to $500,000. The relatively small sample size each year reflects the house offerings people purchased.  In 2013, $390,000 could get you a little more house. In 2016 my guess is a lot of the lower-end homes were offered and bought up for future gut renovation or tear-down in the strong market.


La Grange offers a huge spectrum of home styles and price ranges on every block. You'll see custom Mediterranean, new build cottage and Tudors and classic "Chicago Bungalows" on the same block.

We represent buyers and sellers in the Chicago suburbs

In the past far too many friends and associates buying homes in the suburbs called me for advice AFTER they had already entered into a home sale or purchase.  They trusted my advise and experience but worked with another agent first because we're mostly known for Chicago real estate. Something was wrong here!

We viewed this new construction house in La Grange with our clients this past weekend.  It's time for our Chicago resident clients to buy a house in the suburbs and they've asked us to represent them.

Lincoln Park to La Grange

Our family took an easy day trip to La Grange to visit friends in their new home.  The former Lincoln Park residents  made the move for their growing family.  The house is located about three blocks from the downtown La Grange Metra station that takes one of our friend's to his downtown office.

The La Grange area has long been a popular suburb for city commuters.  The established subdivision blocks with vintage homes, some traditional new construction, recent renovations and a great downtown are very appealing. Access to I294 and I290 highways make commuting by car convenient as well.
Home prices for large vintage homes, renovated houses and new construction can average well over $500,000 within 4 blocks of the downtown and Metra stops. But there are plenty of "move-in" three bedrooms home opportunities near the downtown under $400,000 as well.
