Condo sales at 130 N Garland Court, The Heritage at Millennium Park

We visited our clients last week at 130 N Garland, The Heritage, in Chicago's Loop.  We've been helping them prepare their three bedroom, two bath condo for sale this spring. The median price for a three bedroom condo at the the Heritage over the last 12 months is about $910,000.

- 24 condos have sold over the past 12 months at 130 N Garland.  The median price for a closed condo is $750,000.  

- The lowest price was $350,000 for Unit 1804 featuring one bed, one and half bath but no parking included. 

- The highest priced sold unit over the last 12 months is Unit 55B for $1,890,000.  The penthouse duplex unit is approximately 4300 sq/ft.

Sold! The Heritage at 130 N Garland... client nabs unit before it hit market!

We attended the walk through and closing today for our client's purchase of 130 N Garland Unit #3502... The Heritage!  We worked with many great agents, our buyer and private unit owners of a few specific buildings to find a unit that met our client's specific criteria.  After seven months looking and researching we worked out a deal on a pre-market listing (before it hit MLS)!

We made sure the unit was vacant and in good condition. Then we headed to the closing to support our client and to produce any needed documentation during settlement.  And... for free title company SNACKS! Alas, no cookies today.

Under Contract! Buyer nabs Pre-MLS condo at The Heritage, 130 N Garland

Under contract! We've been working with our repeat clients to find a condo unit in a small, specific footprint of downtown. After representing them on their Lakeview townhouse sale a couple years ago the buyers have been renting near Millennium Park. They narrowed their home search down to a couple buildings: 60 East Monroe (The Legacy), Chicago IL 60603 and 130 N Garland, Chicago IL 60602 (The Heritage at Millennium Park).

Our buyer couple - along with Bob and me - aggressively looked for a good fit over many months.  They wanted a three bedrooms condo with good light, balcony and on a "high enough" floor. Oh... and within the budget ($1 million). We worked with experienced agents and individual home owners to view any possible off-market units for sale. We were able to put together a deal on a "pre-MLS" listing at The Heritage due on the market in February 2018! More details soon as we work our way to the closing.

The new Apple Store along the much improved downtown river walk is a short distance from The Heritage.

18 condo units have closed at The Heritage in the last 12 months. The median price is about $835,000 with 12 of 18 unit sales included a garage parking space in the building.  The highest priced sale in the last 12 months is Unit 5303 for $2,475,000 cash.  The three bedrooms penthouse unit was listed at over "3000 sq/ft " with new kitchen and bath renovations.
