"Private" Crilly Court and vintage Lincoln Park row house sales

The concrete post at the end of Crilly Court reads "Crilly Court: Private". The row houses along the west side of 1700 N block of Crilly Court rarely change hands. All photos Eric Rojas, Broker, Kale Realty
I found myself in Old Town Triangle of Lincoln Park on the Friday of Polar Vortex 2019 looking at a couple properties with a client. The sun really lifted my spirits! Despite the cold, Chicago vintage row houses look great in the white snow and sun.  I passed down the small "private" one-way block of Crilly Court that is home to impressive vintage row houses. While walking by I checked when the last time any row homes had sold on the block.

The last two MLS sales I could find on the block are as follows: 1718 North Crilly Court sold in 2012 for $1,200,000 and 1700 North Crilly Court (a corner unit) sold for $1,420,000 in 2010.

Lincoln Park Row House sales 2018
About 22 vintage Lincoln Park row houses sold over 2018.  The median price was approximately $1,200,000.  The highest sold row house by a long shot was a stunning renovation at 2704 N Lakeview for $4,750,000. The 10,000 sq/ft home was previously bought in 2016 for $1.8 million.

2704 N Lakeview (door shown far left) was bought in 2016 for $1.8M and sold late 2018 for $4.7M after an impressive and extensive renovation.
The lowest priced vintage row house to sell over 2018 was 1818 N Lincoln Avenue for $830,000. The Parisian style decor harks back to another area.  1818 N Lincoln is part of a row house group where we sold 1826 North Lincoln several years ago.

How scary are Gold Coast home sales this year?

Looks cute then you look up! All photos Eric Rojas, Broker, Kale Realty

This one creeped out the kids!

Some pretty with the scary.
We've spent a lot of time in Gold Coast with clients and family activities over the past month. Gold Coast residents enjoy scaring you around Halloween time.  But are they enjoying real estate sales in the neighborhood?  Let's find out!

Sales numbers from the above above shaded area in the Gold Coast neighborhood. (Excludes Chicago Avenue and La Salle Blvd not considered in the neighborhood boundaries)

Gold Coast Single family home sales (including row homes) January 1st to October 26th, 2018
My kids really liked the animatronic dinosaur!
Fifteen single family homes have sold this year in Gold Coast for a median price of about $2,250,000.  The highest priced sold home is 1440 N Dearborn Parkway, Chicago IL 60610 for $4,625,000. The lowest priced home to sell is 57 West Burton, Chicago IL 60610 for $1,083,000.

In 2017, fourteen single family homes sold with a median price around $2,000,000.  However, the highest home sold for $7,500,000.  Go back five years to 2013 and seventeen homes sold over the same period with a median price right around $2,000,000.  Despite the very unique high-end properties of this neighborhood the median price remained fairly consistent over the last five year real estate run up in Chicago Near North and North Sides.

Snap shot:
2018, fifteen homes sold with a median price of $2,250,000
2017, fourteen homes sold with a median price about $2,000,000
2016, sixteen homes sold with a median price about $2,030,000
2015, eight homes sold with a median price about $2,100,000
2014, nineteen homes sold with a median price about $2,600,000 (most homes sold and highest median in past five years)
2013, seventeen homes sold with a median price about $2,000,000

Gold Coast condo sales this year

894 condo units have sold so far this year with a median price of $390,000. Wow, seems like a lot of units sold!  It is!  Over 100 units more sold than in the same period 2017.  The highest sold unit so far in 2018 is the eye-popping $12,100,000 at 9 West Walton. Oh, and it is raw unfinished space.  The lowest sold condo is 201 East Delaware Place Unit 908 for $99,995. The hotel condo unit was bought cash.  $99K to $12 million in the same neighborhood this year.

In 2017 over the same period 784 units sold with a median price of $377,900.
2016, 803 units sold for a median price of $420,000.
2015, 777 units sold with a median price about $390,000
I'd give some more years but my Internet is acting up and I need to move on with other work today!

We don't see the wild price run up in Gold Coast from five years ago to the current year.  I think this is consistent with most areas (city or suburb) that feature really high-end, unique properties.

Beautiful Gold Coast row house.

Re-sold for $3 million early this year, former Threshold's row house now Titanic renovation

A huge "stop and notice" row house on North Lakeview gets a gut renovation.  The impressive property will maintain it's vintage panache! (All photos Eric Rojas, Broker, Kale Realty)
The Lincoln Park corner row house at 2700 N Lakeview at West Wrightwood most recently operated as a social services facility by Thresholds was re-sold for $3 million early this year.  2700 N Lakeview is the largest of four row homes built circa 1917 and designed by David Adler among others.  It is now an extensive gut renovation by a developer. Dennis Rodkin reported in 2015 the home was originally built for a survivor of the Titanic. In May, Ted Cox reported the new owner Foster Design Build planned either three large condos priced from $3.5M to $4.5M or one single residence priced up to $10M.

Two other row houses in the group have recent re-sales.  2704 N Lakeview was sold in 2016 for $1.8 million and is now under gut renovation by a private owner. 2708 N Lakeview had sold in 2013 for $2.65 million.

The row homes are located in a beautiful stretch of northeast Lincoln Park (across from the parks adjacent to the lakefront) near another iconic building.  The Elks National Memorial sits just north of the 2700 N Lakeview development.

The four row homes are wonderful in their own right but much of the value is built into the location. Need a cocktail? Walk into the actual Lincoln Park and take a seat at the classy North Pond front bar. The life!
