SOLD! Jefferson Park two-flat with central air, dishwashers and separate utilities

I 'm very happy to have helped my clients (and friends) purchase a Jefferson Park a two-flat on the North Side for multi-generational living.  This was a special search in a competitive market. The home had to meet the needs of several family members. It took financial planning, aggressive scheduling, several offers and long negotiations. Super excited to have to assisted in a huge milestone!

Jefferson Park Two-Flat Sales

-Median price of a two-flat is up about 5% this year.  27 two-flat buildings sold in Jefferson Park from Jan 1st to September 5th of 2025 (recorded in our MLS).  The median price of a closed two-flat is about $560,000. 24 units sold over the same period last year with a median price of about $536,000.

-Median price of a sold three-flat over the same period is $670,000.

-Currently there are five small multi-units (2-4 units) for sale in Jefferson Park with a median price of about $580,000.

Our client would like to buy a small multi-unit in Lincoln Square. The plan is to be a live-in owner (also known as an owner-operator). They have experience owning a house in another state and see a multi-unit as more affordable than a Lincoln Square house and a better value than a condo purchase.  In most cases they will be able to use 75% of current rental income from the building towards qualifying for a larger home loan. Lincoln Square Multi-unit sales (two-four units) over the last 12 months

51 small multi-units sold in Lincoln Square over the last 12 months.  The median price of a sold two-four units building is about $800,000.

Two-flats: 31 Lincoln Square two-flats have sold in the last 12 months.  The median price is about $750,000.  Most buildings sold in the median price range need a lot of maintenance and updating.  Five of the two-flat buildings sold for over one million ($1,000,000).

Three-flats: 15 three-flats sold with a median price of  $835,000.

Four-flats:  5 four-flats sold with a median price of $950,000

Currently 5 multi-units are for sale in Lincoln Square while 10 are under contract.

North Center small multi-unit sales down in 2024, prices up slightly

41 small multi-unit buildings (two-four flats) have sold from January 1st to October 4th of this year.  The median price of these sales is about $790,000. In 2023, 57 unis sold with a median price of $775,000 over the same period. in 2022, 69 units sold with a median price about $780,000.  Unit sales are down significantly like most housing types. Low inventory has been the main culprit as owners hang on to their low mortgage interest rates from a few years ago.

The purchase of small multi-units offer flexible options for property owners.  You can live in one unit and rent out the remaining units (traditional lease or possible vacation rental business). New Additional Dwelling Unit (ADU) city ordinances may help you realize further investment opportunity by adding a basement apartment or backyard "coach house" unit depending on allowable zoning capacity. You may opt to convert the multi-unit to a single family home (popular choice with two-flat purchases in North Center). Some multi-units are completely torn down for brand new single family home construction.

While some areas in the city face stricter ordinances that slow down demolition or conversion of multi-units, the North Center community area faces less scrutiny. Despite higher than average median purchase prices and relatively higher interest rates North Center is still a popular area to convert two-flats to single family homes or tear down completely and build a new house.

Lincoln Square multi-unit sales (two-four unit)

 

We listed and sold 5138 N Claremont in the Lincoln Square neighborhood early this year.  More information on this three-flat here 

We started the year selling a nice true three-flat in Lincoln Square for $815,000 and a two-flat in Alabany Park for $515,000.   Another client in the neighborhood is considering selling their Lincoln Square three-flat building.  Let's take a look at small multi-unit sales in Lincoln Square so far this year. 

Lincoln Square Small Multi-Unit Sales January 1st to August 10th  (two to four unit buildings)

61 multi-unit buildings have sold in Lincoln Square from January 1st to August 10th, 2021. The median price of a sale is about $645,000. 

Two-flats: 43 sales were two-unit buildings with a median price of about $655,000. 

Three-flats: 12 sales were three-unit buildings with a median price of $610,000.

Four-flats: 6 sales were four-unit buildings with a median price of about $780,000.

Two-flats this year have a higher median price than three-flats. Two-flats are more often renovated to a higher finish level and / or feature an "owner's duplex" unit.  This will raise the value over a three-flat building that needs more renovation or updating.

  • Over the same period of 2020 (the height of the pandemic and unknowns) only 21 multi-unit buildings sold with a medina price of about $600,000.  
  • 30 multi-units sold over the same period in 2019 with a median price of about $670,000. 
  • In 2018, 36 multi-units sold with a median about only $545,000.

Sold for $505,000 Lincoln Square two-flat demolished



4854 North Damen in Lincoln Square was sold this year for $505,000 in a private sale. The vintage two-flat was torn down last week. I liked the subtle detail of this particular building. No permit yet for what will be built but we can guess it will be a three of four unit building. 

The property sits between Chui's Food Store to the south and an existing three unit condo building with ground floor retail to the north.

4856 North Damen is a nice, well established condo building adjacent to the tear down.  The top floor unit sold earlier this year for $437,000.

Bricks from the demolition are packaged up for reuse.

Lincoln Square / Bowmanville two-flat on 60' wide lot sells for $950,000, torn down for new condos

A six unit condo building nears completion at 2046 West Foster in the Bowmanville neighborhood of Lincoln Square. The property has nice views overlooking Winnemac Park. The attractive vintage two-flat building that formerly sat on a 60' wide (better than double lot) had sold twice since 2017 and then was torn down.

2046 West Foster in Lincoln Square was sold twice in two years then developed. The original two-flat had was attractive and appeared higher-end in construction than the average brick two-flat. The wide double lot made it even more desirable.
2046 West Foster a 60'x 125' lot with existing two-flat was sold in 2017 (apparently before it went to open market ) for $725,000. $362,500 per 30' wide lot is a decent deal in Lincoln Square even for busy West Foster Ave. considering the potential for development (the original property was zoned RS3 single family of two-flat). Up-zoning to larger multi-unit on this stretch of Foster is usually common and approved.

The property was sold once again in 2019 for a hefty $950,000! Again it was sold prior to going to the greater market on the MLS.

The six unit building nears completion. I have not been able to locate any advertising for the units for sale as of yet.
104 condos have closed to date this year in Lincoln Square (Jan 1st through April 10th). The median price of a closed condo is $312,000. 125 condo units sold over the same period of last year with a median price about $302,000. 

The top floor units will probably be listed in the low mid $600s. A top floor newer construction three bedrooms, two baths condo with rooftop deck just down West Foster similar to 2046 W Foster sold earlier this year for $615,000.

Logan Square small multi-unit sales (two-flats and more)

Logan Square has swaths of vintage two to four flats still remaining. There is nary a better looking block than one with contiguous grey-stone multi-units!  The popular neighborhood with ever-present controversial development churns through the staple Chicago building types like many North Side areas... where many are torn down or converted to single family homes. Redeveloped or not, small multi-units are an active market in Logan Square.

Check out this great Logan Square block loaded with gorgeous vintage multi-units!



147 small multi-unit buildings (two-four flats) sold over 2018 in Logan Square.  The over-all median price was $565,000 for 2018.  

Two-flats:
92 of the Logan Square buildings sold were two-flats at a median closed price of $510,000. The highest priced two-flat sold was 2247 West Armitage Chicago IL 60647 for $1,532,000. This was a 2017 build with two (2) duplex units (usually would be organized as a condo building and not rental apartments).  The lowest priced Logan Square two-flat sold on 2018 was 3729 West Palmer closed for $175,000 as a foreclosure. Although bought for only $130,000 in 1999 the property had several refinances in the higher $200s and the property was eventually foreclosed. Looks like a small investor bought the building.

31 two-flats are currently for sale with a median asking price of $559,000.
One the properties I visited was a short walk from the shops and restaurants at Logan Boulevard and North Kedzie (the round-a-bout). 
Three-flats:
30 of the Logan Square buildings sold were three-flats with a median closing price of  $565,000. The highest sold three-flat was 2014 West Wolcott closed for $1,325,000. The vintage red brick building has had substantial  improvements. The lowest sold three-flat is 3617 West Diversey closed as a short sale for $250,000. The traditional brick building has two above grade units and a garden unit.

18 three-flat buildings are currently for sale with a median asking price of about $725,000.

Four-flats:
25 of the Logan Square buildings were four-flats with a median price of about $730,000. Quite a big price jump from three unit buildings. The highest priced sold four-flat was 1940 North Kedzie  closed for $1,245,000. The gorgeous grey-stone is fully renovated with $99,000 of annual revenue according to the listing. The lowest sold four-flat was 2028-30 North Stave for $535,000

Six four-flats are currently for sale with a median asking price of about $1,000,000.



The round-a-bout at Logan Boulevard and Kedzie is a distinct and uniquely planned area on the North Side and has a special feel.

Edgewater two-flat sales (and small multi-units)

Stumble home from Hopleaf? Yes please! Many of us remember the small, smokey front room with the great jukebox of one of Andersonville's finest institutions. Hopleaf has grown in size with the mega popularity of this Edgewater neighborhood and real estate prices have followed. Our client is looking to upgrade to a two-flat in Edgewater.  Let's take a look at recent two-flat sales prices.

No matter how hard you squint (and dream) it's a dump! This grey-stone on the 1700 block of West Winona needs a gut renovation along with expensive exterior maintenance.

21 Edgewater two-flat buildings have closed over 2018.  The median sale price of  a two-flat over that time is $600,000. At $600,000 you get a nice conditioned building near the Andersonville strip. We're not talking luxury here.  The building will be serviceable with good location. In 2016, 28 two-flat buildings closed with a median price of $605K and in 2014 another 28 two-flat buildings sold with median price of  $515,000.

There is still a good stock of two, three and four-flats in Edgewater.  Not every sale is converted to a single family home (buildings on the 1400 block of West Winona).
18 three-flats closed over 2018 with a median price of about $790,000. The highest priced three-unit building to sell is the beautiful 5915 N Magnolia for $1,060,000.    One smallish four-unit building at 1752 West Catalpa sold in 2018 for $660,000. 

Only five two-flats are currently available for sale in Edgewater with a median asking price of $500K (and $500K ain't getting you much).

Quick look! North Center real estate sales 2018

Anecdotally speaking there were far less new homes actively under construction along my walk than in the past few seasons. Usually there are crews in the streets and torn up sidewalks on every North Center block.  Fewer construction sites, but activity was not totally absent! All photos Eric Rojas, Broker, Kale Realty.
I was in North Center last week to evaluate a couple properties owned by a landlord we work with. Here's a look at some of the real estate sales numbers for the North Center community area this year.

193 single family homes have sold from January 1st to September 30th this year.  The median price of a closed single family home is about $1,045,000.  The highest priced sold home is 3530 North Seeley in Roscoe Village for $2,650,000.   The double lot luxury custom home was built in 2011.  The lowest priced single family home to sell is 2458 West Berenice for $300,000 cash.  The original bungalow was torn down to build a new house (not sure if it is completed yet or if it will hit the open market). 

Last year over the same period 214 single family homes sold with a median price of $1,095,000.  In 2016, 180 homes sold with a median price of $1,050,000.  Going back five years to 2013, 209 single family homes sold with a median price about $880,000.  Sales and prices have leveled off the last three years after a large spike from around 2012 where median price was about $800,000.

North Center is also infamous for the number of small multi-units (usually two-flats) that are bought and either converted to single family homes or torn down to build a new house.

57 small multi-unit buildings (two-four units) have sold  thus far in 2018 with a median price about $620,000.  Five years ago in 2013, 70 buildings sold with a median price of $575,000.

This year, 38 of those buildings are two flats with a median sales price of $560,000.
15 of the sale were three-flats with a median price of about $615,000.
4 sales were four unit buildings sold from $675,000 to $1,173,500.

There is a healthy stock of older original frame homes in the neighborhood.  Most will be re-developed when sold.  It rare in the neighborhood from someone to just buy an old home and live in it.  The market numbers just don't favor that type of purchase.
One of the first major, larger new construction condo developments in the early 2000s condo boom at the intersection of Lincoln and Damen Avenues.

318 condo units have sold from January 1st to September 30th this year.  The median price of a condo is about $430,000.  The highest sold condo unit this year is 3844 North Damen Unit 1 for $960,000.  The tricked out new construction duplex down is located in Bell school district.  In 2013, 314 condo units sold over the same period with a median price about $349,000.

Lincoln Square multi-unti sales (two, three and four-flat builidngs). Median price up 30% over 2015


Our recent two-flat listing at 2443 W Winona is under contract asking $529,900.
Two-flats and small multi-unit buildings are hot again (were they ever not?) in Lincoln Square community area of Chicago. We've been buying and selling in this market and it appears a more active market than 2016. Let's take a look!

2017 Multi-unit Sales  January 1st to April 7th

About 16 multi-unit buildings (two-four flats) have sold from January 1st to April 7th, 2017.  The median price is a eye-opening $618,000.  Over the same period in 2016,  20 multi-units sold with a median price about $535,000.  Units sales are slightly down but we see a significant bump in median price. Building considered values go quick.

12 units sold over the same period in 2015 with a median price of $470,000. Lincoln Square multi-units (two-four units) median sales price is up 30% over the same period since 2015.

There are 14 multi-units currently under contract with a median asking price of $550,000. About 11 multi-units are actively listed for sale with a median price of about $700,000. Pretty big gap between buildings under contract and those sitting on the market.

North Center multi-unit sales in 2016: Steady sales and conversions continue

This two-flat on North Oakley in North Center might need a little TLC but it's full of character.  We can only hope that we hang on to more original homes when possible.
I spent several hours over the weekend showing a relatively low priced rental condo ($1,700 / month one bedroom+den with heat and laundry included) in North Center.  We had about eight showing requests for the first weekend and secured a tenant. Many of the potential tenants expressed their landlords were "selling their current building".  Demand is high for older, cheaper rental units in North Center as the original multi-unit stock gets sold and demolished for new construction developments.

50 multi-unit buildings have closed on MREDLLC.com thus far with a median price for the category at $630,000. 
  • 31 of the sales are two-flat buildings with a median price of $630,000. 
  • 14 of the sales are three-flats with a median price just over $700,000.  
  • 5 buildings are four-flat sales with a median price of $830,000. 
55 small multi-units sold over the same period in 2015 with a median price of $645,000.
54 of these buildings sold in 2014 for a median price of $600,000.

Compare those consistent numbers with 2012 with 53 small multi-units sold and a median price of just $480,000.

The more controversial issue surrounding small multi-units is they are regularly demolished or renovated to become single family homes (or pricey new condos).  In some cases attractive brick and stone two-flats in nice shape have been completely torn down to build a new house... often eliminating cherished Chicago neighborhood character and architecture. The redevelopment is legal and, of course, not all bad. 

The issues become lack of affordable renting stock, less available homes and lower population density that leaves many citizens no choice but to move to another location.  A great way to research demolition, conversion and renovation permits on properties is the web site Chicago Cityscape.
