Traditional single family homes, good schools are hot from $500,000 to $1,000,000


Most of our buyer clients are looking for houses from $500,000 to $1,000,000 west or North Western Avenue and from the greater community areas of West Town on the south to Lincoln Square on the north. This covers popular neighborhoods and community areas such as Wicker Park, Lincoln Park, Lakeview, Roscoe Village, Northcenter and Ravenswood.


In our personal experience with the market this year there is a BIG THREE combo that consistently draws buyers and sells homes quickly. Many times in less than two weeks.

1. Renovated house (updated electrical, plumbing fixtures, exterior siding/brick, roof etc... does not need high-end material finishes).


2. Traditional layout with three good sized bedrooms with full 8ft or more ceiling height on the second floor (or at least three good bedrooms on the second and third floors with head room if there is a bonus attic floor). Drama has little effect if you don't have those good bedrooms!


3. Chicago public elementary neighborhood school with good test scores and "buzz".

If a house with this combo comes on under $800,000 in this zone the masses come running and sales are quick. We've shown dozens of homes that have sold under 30 days this year and not that far off from peak pricing (usually within 10 percent of top prices and sometimes selling for MORE if the house hits the BIG THREE and more regardless of any new improvements). If a home has two bedrooms up, needs a lot mechanical and exterior work or is not in a "buzz" school attendance boundaries it can be tough going.





New look for Ravenswood coffee shop, cafe

Dolce Casa Cafe at 4947 N Damen in Ravenswood is getting a make-over and will re-open this week with some new menu items. The comfortable coffee shop and cafe is located just across the street from Winnemac Park, adjacent to convenient bus stops and features free wi-fi with purchase.

The cafe has several European style tables that line the front of the shop in the summer months...great for killing a little time and catching up on calls or Facebook!

Lincoln Square's Bowmanville: Tear-downs, new construction, rehabs!


The small neighborly community of Bowmanville sits just North of Foster Avenue in Chicago's Lincoln Square neighborhood. Buyer clients of ours just purchased a single family home on one of it's quiet streets and are closing this week.


There is once again signs of single family home development and renovations all around the Bowmanville neighborhood. Many older frame homes are past their prime in this established and stable neighborhood. The full size Chicago lots, attractive streets, proximity to the Ravenswood Metra station, Andersonville shopping and dining and Lincoln Square parks and retail make this a ripe location for renovation or tear down home purchases. Prices are lower than just south of Foster, so you can get more house and get the same surrounding amenities.








The vacant lot pictured here was just last week a small brick bungalow on the 1800 block of West Farragut. I'm digging around looking for a photo I may have taken of the house. Although I always admired the corner lot and I'd like to see as many homes preserved as possible, I did feel the house really needed rehab or tear down one day. It was really small and would have needed major additions and renovation.

Under contract in two weeks: Lincoln Park town house at 1030 W Wrightwood

We recently listed and received a contract on our three bedrooms town house listing at 1030 W Wrightwood in Lincoln Park in under two weeks.  The home was listed at $549,000.

Luxury enclave in "way out" West Lakeview



I stopped by Chi Che Wang Park after showing one of our listings at Picardy Place (1808 W Diversey). One might be surprised by the small luxury enclave carved out on the far southwestern outskirts of Lakeview. Just west of North Ashland Avenue and just north of Diversey Parkway sits a community of high-end, extra-wide well finished homes. The newer Chi Che Wang city park anchors the surrounding community and gets swamped by the local families each day.






The highest end home for sale is a truly spectacular $4.5M offering. The double lot house has five bedrooms, eight baths, regulation indoor half-basketball court, ridiculous custom dressing areas, lush ornate built-ins, "Christopher Peacock" kitchen and phenomenal outdoor space overlooking the park. Most single family homes in the roughly three block radius sell for over $1,000,000.


Most homes were built within the last six years. Some of the homes form small associations with professional landscaping, a pool and fitness facility included in a monthly maintenance fee. The newer subdivision has a newer, slightly unfinished feel to it that you might find in a suburb. However the value is in the highly finished luxury homes you can get for less money than just a few blocks east, yet be very close to great amenities.
