Video! Lincoln Park's landmark "Wrigley Mansion" is for sale again

The "Theurer-Wrigley House" at 2466 North Lakeview Avenue, Chicago 60614 in Lincoln Park, a designated Chicago landmark, is for sale again asking $8,695,000 (listed by Berkshire Hathaway HomeServices KoenigRubloff).

Joe Zekas of www.YoChicago.com takes a very interesting video tour of the the property back in 2011 that included an occupant of the house.

At that time, the home was listed for sale for $9,500,000 from 2011 to 2012.  A Lis Pending Foreclosure was recorded in 2011. The market has certainly improved since 2011 with Lincoln Park land and properties selling at record per square foot amounts according to some local builders. We wish a happy sale for a true Chicago treasure.

Two new homes being built on 2400 block of West Carmen, Lincoln Square

Two new single family homes are in development at 2418 and 2420 W Carmen (all photos Eric Rojas, Broker, Kale Realty).

New single family home construction continues in Lincoln Square.  The 2400 block of West Carmen (just west of Western Avenue) is home to an enclave of recent new builds.  It's a nice block squeezed between North Western Avenue and North Lincoln Avenue.

There are plenty of retail amenities to walk to (including the heart of Lincoln Square restaurants and shops).  Most important, you can easily walk to a full service grocer (Tony's at 5233 N Lincoln) and two great parks.  Winnemac Park with it's stadium, tennis courts, baseball fields, play-lot and natural prairie walks just to the west and River Park with outdoor pool, lighted tennis courts, field-house, river walks and ball fields just to the east.

The two new houses will be on approximately 25'x110' lots
The very nice 2007 build 5 bedroom home adjacent to the east at 2416 W Carmen sold in 2012 for $648,000.  A bargain in today's market only two years later.  The new construction homes should be in the one million dollar range.

This little area is often overlooked by home buyers looking to get into hot Lincoln Square.  It might be worth the look. The blocks just west of Western Ave typically yield a 15% savings (apples to apples) on new construction homes over those built just east of Western Ave... and you are still close to the same amenities.

Lincoln Park 2550: The nearly $5 million flip, the chapel and the single family homes

We took some photos of Lincoln Park 2550 (used to be 2520) a couple weekends back.  We were reminded of the high profile Pritzker "flip" that grossed about $350,000 this year as reported by Curbed Chicago.

Looking north at Lincoln Park 2550's towers (Photo Bob DePalma Kale Realty).

The classic entrance for the tower at 2550 N Lakeview Ave. spills out onto the North Pond Nature Sanctuary and just steps from North Pond Restaurant in the park.

Mother Frances Xavier Cabrini shrine has been reopened in the midst of this luxury high rise and row homes.  It's really one of the more interesting preservation situations in the city.  The chapel is actually more exposed and easier to take in.

Big house! Substantial luxury new construction rises in Ravenswood

The home features a large central courtyard fronting Montrose. The actual structure takes up quite a bit of the 92' wide x 165' deep lot. (All photos Eric Rojas, Real Estate Broker)
We wrote about the large vacant lot that was sold for $1,465,000 at the corner of West Montrose and North Hermitage in the Ravneswood neighborhood.  The new impressive house structure is now framed out and taking shape.

The home is the newest addition to several double and triple lot new construction properties in close proximity over the past few year.

We wish the owners a smooth construction process and we are excited to see such grand investment on a booming stretch of Montrose.

Luxury enclave in "way out" West Lakeview

I stopped by Chi Che Wang Park after showing one of our listings at Picardy Place (1808 W Diversey). One might be surprised by the small luxury enclave carved out on the far southwestern outskirts of Lakeview. Just west of North Ashland Avenue and just north of Diversey Parkway sits a community of high-end, extra-wide well finished homes. The newer Chi Che Wang city park anchors the surrounding community and gets swamped by the local families each day.

The highest end home for sale is a truly spectacular $4.5M offering. The double lot house has five bedrooms, eight baths, regulation indoor half-basketball court, ridiculous custom dressing areas, lush ornate built-ins, "Christopher Peacock" kitchen and phenomenal outdoor space overlooking the park. Most single family homes in the roughly three block radius sell for over $1,000,000.

Most homes were built within the last six years. Some of the homes form small associations with professional landscaping, a pool and fitness facility included in a monthly maintenance fee. The newer subdivision has a newer, slightly unfinished feel to it that you might find in a suburb. However the value is in the highly finished luxury homes you can get for less money than just a few blocks east, yet be very close to great amenities.

Video: A million dollar home in Northcenter, Chicago

There are 33 homes for sale priced over one million dollars and about seven homes over one million under contract in Northcenter. The highest home under contract is $1.7M.

One of the several luxury homes I previewed last weekend is located on the 4200 block of North Oakley and sits on a unique 50'x 80' lot. The wide homes offer the opportunity for a grander floor-plan. The home has been listed for sale about 3 years, but is now in a better price range. Here's a quick video peek of the stand out great room.

The house also has a staircase leading to the roof-top where a deck can be built out.

At $1.39M, it's one of the few single family homes in Northcenter built across the entire 50 foot lot.

Divison Street Wicker Park; "Most elegant in town"

If you can't make fun of Realtors, who can you make fun of? I recently sent a listing on Division Street in Wicker Park to a client, in which the remarks... well... remarked:

"Luxury condo on most elegant street in town".

Really? Look, Divison is cool but if I wrote that, I'd make fun of me too.

Chicago Spire to get $40 million for penthouse

I know I have not posted for several days, but that usually means I'm extra special busy with clients, closings, the kid... that sort of thing. So as the midnight hour approaches, here's what you've been waiting for...

I think the Spire will get the $40M for the penthouse. A unit and sale like this has nothing to do with the "market". It has to do with a lifestyle and image. And the Spire penthouse may be just that for someone, I'd imagine.

Lincoln Park conversion in the 1980s

Here is a few shots I took of a sky light located in a Lincoln Park single family home. The building was orignally a three-flat and was gut rehabbed and converted to a single family home in 1987.

A center staircase floats up the entire middle of the home. Very original layout. I bet there was some awesome parties after watching an episode of Miami Vice.

You don't see multi-unit conversions like this anymore.
