We are recently met with a client about selling their duplex condo in Lincoln Square. I once owned a "duplex-down" condo in Lincoln Square and have helped clients buy and sell these types of condos in the neighborhood for years.
This duplex we sold some years ago offered a little drama with the it's two story open living room ceiling height.
Lincoln Square duplex condo sales January 1st to June 14th, 2016
Only eight duplex condos have sold this year in Lincoln Square. The median price about $415,000. The highest closed sale is 4826 N Damen for $650,000. The newer construction "duplex-up" home is 3,000 sq/ft with roof top deck. Seven duplex condos sold over the same period in 2015 with a median price of about $325,000. However, a brand new construction duplex-down unit sold for $730,000 at 4836 N Damen last year over the same period. That looks like a record sales price number for a Lincoln Square condo thus far.
Seven duplex condos are currently under contract. One development at 4545-47 N Wolcott has two new construction duplex-down units under contract at $749,000 (a possible new condo price record.

Many clients need space but neither can afford a single family house nor want the maintenance (oh, the maintenance!!). They often turn to duplex condos. "Duplex-up" and especially "duplex-down" condo units are a good alternative offering space and separation of floors that many single family homes provide. Duplex units often have easy access to large outdoor spaces and storage.

From time to time we come across a demo permit that catches our eye. It's nothing new to see a North Center two-flat torn down or converted to a single family home. In this case I happened to show 3541 N Bell building back in 2006 that eventually sold for $645,000 (closed in 2007). The building is located in desirable Audubon Elementary Public School.
23 two-flat buildings have been closed this year January 1st through June 9th, 2016 for a median price of about $610,000. My guess is over half of the buildings will be torn down to build a new house or gut rehabbed to a single family home. Even at top dollar North Center remains a really hot market for new home construction and two-flat conversions.
About 90 single family homes have sold thus far this year with a median price of almost $1,200,000.

Of course I get a little sentimental as I spent formative years renting in similar buildings in Roscoe Village. Those were great times for many, many young (and not so young) people bunking with multiple roommates and hitting the dive bars in a still artsy, affordable neighborhood. I paid about $400.00 for my share of a large three bedroom apartment at Roscoe and Damen in the late 1990s.
The long stretch of vacant lots on the 2700 block of North Ashland (previous buildings torn down) will be new construction residential condos.
That large vacant lot you pass on the 2700 block of North Ashland will soon be 53 new condos. The Parker 60614 construction has begun on another significant new construction project in Lincoln Park. Listings on the MLS show asking prices from $499,900 to $839,900 for a duplex penthouse unit.
Residents of one one of Chicago's more desirable neighborhoods continue to see new construction condo and apartment options. The Parker is one of the furthest northwest points in Lincoln Park. Several more large projects are underway further southeast in the neighborhood. Webster Square condos and apartments, 600 plus units at the old Children's Memorial Hospital site and the Lincoln Centre development join the Parker's 53 new units.
These two blocks of North Ashland are home to several condo buildings. One resale duplex-up condo at 2629 N Ashland caught $735,000 in the past year.

The long awaited demolition and re-development of the Children's Memorial Hospitalcampus in Lincoln Park is upon us. Demo crews started tearing down the main hospital building yesterday. My wife worked at Children's Lincoln Park as a floor nurse than manager. Now she is a Director in Streeterville at the newly built Lurie Children's Hospital (same company) completed in 2012.

Everyone has been going to this Lake View Sports Authority FOREVER. At least that has been the sentiment from my friends and clients from Lake View to Lincoln Square. I know I have been going for over 15 years. There is very little alternative for a brick and mortal general sports store on the North Side... if you don't head way northwest in the city or down town. Specialty stores dot the area but this has always been the default.
There is a huge mess of re-development along most of the major arteries of Lake View and Lincoln Park. North Ashalnd, North Lincoln, North Clark, North Halsted... large retail parcels, hospitals and even condo buildings are being re-developed. This location should attract a lot of interest.

We have a new East Lake View condo coming to the market this month. Let's take a look at one of the larger condo markets in the city.
Lake View condo sales 2016 (40 or less unit buildings) January 1st to June 3rd, 2016
One bedroom condos: 41 one bedroom units sold thus far in the Lake View community area. The median price is about $210,000. 21 of those units were listed as having some sort of parking included or for lease. Surprisingly the median price for those is still about $210,000. In 2015, 51 units sold over the same period with a median price about $180,000.
Two bedrooms condos: 271 units have sold this year with a median price of $383,500. 255 units sold same period last year with a median price about $379,000. Prices for this popular segment have been very steady.

Three bedrooms condos: 187 units have sold with a median price of about $521,000. 177 units sold over the same period last year for a median price of about $511,000.
Four of more bedrooms units: 36 units have sold thus far in 2016 with a median price of $875,000. Last year over the same period 25 units had sold with a median price of about $740,000.
Only one bedroom condos sold less units this year but median prices in all segments are up.
One of Chicago's most notable hair salons is getting a new space along bustling North Broadway in Lake View. I snapped a photo last week of the storefront receiving a gut renovation for a new Robert Jeffrey salon at 3153 N Broadway. Always great to see investment in Lake View's major shopping and service corridors.

We're working with a client who will be listing a Lincoln Square two-flat for sale in June. The neighborhood is well known for it's large stock of residential two-and three-flats. However, more and more multi-unit buildings over the past 15 years have been converted or torn down to make way for single family homes. Let's take a look at this year's Lincoln Square two-flat sales numbers.

21 Lincoln Square two-flat buildings have sold thus far in the first five months of 2016 (January 1st through May 31st). The median sales price of a two-flat building is about $555,000. Only 10 two-flat buildings sold over the same period last year with a median price of about $500,000.
The highest priced two-flat closed for $865,000 at 4532 N Damen Ave , Chicago, Illinois 60625. The gorgeous renovated "redstone" on a 178' long lot features a total of seven bedrooms and five bathrooms for the two units combined. This would most likely remain a two unit but these days you never know! It's possible to convert to single family even on the most expensive sales for the right location and building.
The lowest priced two-flat sale this year is $399,000 for 2458 W Winona St. Chicago, Illinois 60625. The frame two-flat was a Fannie Mae HomePath bank owned (REO) property. It looks like from passing by the two-flat property is being converted to single family home.
