Photos: Development sites await their fate on bustling West Diversey in Lincoln Park

Several vacant lots sit poised for apartment development along the exciting West Diversey Parkway near the lakefront. The properties from 506-514 West Diversey Parkway, Chicago IL 60614 could become a 50 unit upscale apartment building.  There are no construction permits issued for the site as of yet since the wrecking permit in February.


The lots are adjacent to the ornate vintage building that houses Yakzies and Galway Bay Irish Pub next door.

The 506-514 W Diversey property is across from the proposed condo tower at the current Market Place grocery site 521 W Diversey Parkway, Chicago IL 60614.


Additionally, the owner of the Inn at Lincoln Park, 601 West Diversey, would like to redevelop his property into a new hotel.

The eclectic couple blocks is home to bars, restaurants, services, vintage buildings, 1970s developments, hotels and is a gateway to lakefront amenities. It could use some new construction to diversify the housing and lodging for both residents and visitors.

There are concerns that three major developments overlapping will be a traffic nightmare.  But the housing and commercial property market conditions on the North Side of Chicago are very good.  It's no wonder you see larger developments slowing traffic seemingly everywhere you try to drive (it's really transitioned me to my bike for more and more daily work trips).

New construction condo development on Diversey in Lincoln Park. Or is it Lakeview?


There has been a new wave of new construction of sorts stretching from Halsted to Sheffield along busy Diversey Avenue over the past year or so. I spotted this new building going up FAST a few weeks ago. This photo was taken last week. The building is located on the north side of Diversey just east of North Mildred Avenue and is in Lincoln Park, 60614. This popular small stretch continues to turn over housing stock despite the market over the past two years.




This three year old new construction building just west of Mildred on the north side of Diversey is in Lakeview, 60657.







The corner of North Halsted Street and West Diversey Avenue arguably has a storied, colorful past. It is now a home to new condo construction and the bustling crux of the Lakeview and Lincoln Park neighborhoods. The area features many small pubs that cater to both a younger "post college" sports bar crowd and long time regulars of the area (such as yours truly). There are several lunch places, dry cleaners, fitness centers, fast food and small retail stores for ever day needs.



An important amenity is the tooth rattling Diversey stop on the CTA Brown Line. The cycle of commuters to and from the "L" stop keeps the area in perpetual motion. In addition, the Diversey and Halsted bus lines are convenient and heavily used. Below, we see just recently completed new construction to the right of the photo eyeing the Diversey Brown Line.




Early last year, three two-flat buildings in a row were razed and three six-unit new construction buildings were built and sold surprisingly rather swiftly on the south side on Diversey. I'll investigate some pricing of these condos in my next post.

House hunting along Diversey Parkway in East Lakeview

We've been spending a lot more time lately in East Lakeview with our condo buyers.  The market has improved, so both buyers and sellers are feeling a little more confident and, well... buying and selling more.  One of our favorite spots in the city to hang out and look for condos is the area along West Diversey between Broadway and Sheridan Road near the lake.
A familiar sign along Diversey Parkway, The Market Place Food Store hangs on amongst the nearby Trader Joe's and Walmart market.
Large vintage apartment buildings (like this one on West Surf) have been home to generations of young professionals, families, dreamers, hipsters and eclectics in the bustling lakefront neighborhood.  I remember visiting my older cousins on West Surf when I was a kid.  I thought they were the coolest!

There are some good condo building options along North Cambridge near West Diversey Parkway.  Updated two bedroom, one bath units start in the $250,000s (with assessment in the $300s) and go up quickly from there (all photos Eric Rojas).

The busy West Diversey Parkway strip west of Broadway and near the lake is a great place to live if you are looking for hustle, bustle, the lake, bars, shops and people!  And of course all the action leads straight east to Diversey Harbor.  See you in the hood!

The West Diversey Parkway construction zone in Lincoln Park / Lake View

A popular retail and residential mixed corridor on Lincoln Park / Lake View border is in the midst of upheaval. This commercial strip (pictured above) that once housed a Starbucks on the 600 block of West Diversey Parkway is now demolished and cleared out.  It is part of a larger redevelopment of retail space at the corner of Clark and Diversey.  See plans here from the 43rd Ward web site.


The former Market Place lot on the 500 block of West Diversey is still vacant. Developers walked from the project a couple years ago.  No update has been posted to the 43rd Ward site at this time.

508 West Diversey on the same block is currently under construction. 56 residential units will mean more $$$$ for the throng of local business and will help keep this a vibrant location near the lake.

Vintage commercial building gets re-do at Halsted and Diversey (and a look at nearby condo sales)

We've had a lot of business lately around the corner of Halsted and Diversey where Lakeview meets Lincoln Park.  This commercial building at 800 West Diversey is yet another commercial building in the area getting a renovation, or in many cases, a complete tear down and redevelopment.

The building was/ is home to Diversey Dental and other medical offices.  I don't know if those businesses remain (email if you know).  My wife use to have a doctor on the second floor and we both used the dentists office for a few visits (years and years ago) before we had some issues and switched. Both those offices were WAY dated and beat up 10 years ago. 

2852 N Halsted, Chicago IL 60657 will be redeveloped into high end condo buildings with ground floor retail.
 My wife's doctor moved to newer, nicer digs around the corner on 2825 N Halsted. That building and parking lot is now being re-developed as well. 

Diversey and Halsted condo sales 

Halsted and Diversey area is a popular place to live.  There have been roughly 172 condo sales in a four block radius over the past 12 months. Sale prices range from $90,000 (!) for a small vintage studio apartment at  925 W Schubert Ave Unit 1E, Chicago, Illinois 60614 to $1,005,000 for a 4 bedrooms duplex down at  2669 N Orchard St Unit 1, Chicago, Illinois 60614 in Lincoln Park.  

The median price of a condo in this 4 block radius is $432,000

Taking drone video at Diversey Harbor, East Lakeview



I met my guy Spencer with Park West Media at Diversey Harbor to take new drone footage.  I use marketing that makes sense for each of our client properties.  Our latest East Lakeview listing at 330 West Diversey is near the harbor and lakefront parks.  I'm excited to see the footage of the harbor, Diversey Golf Range, tennis courts and running paths!
