Photos: Development sites await their fate on bustling West Diversey in Lincoln Park

506-514 West Diversey in Lincoln Park. All photos, Eric Rojas, Broker, Kale Realty
Several vacant lots sit poised for apartment development along the exciting West Diversey Parkway near the lakefront. The properties from 506-514 West Diversey Parkway, Chicago IL 60614 could become a 50 unit upscale apartment building.  There are no construction permits issued for the site as of yet since the wrecking permit in February.

The lots are adjacent to the ornate vintage building that houses Yakzies and Galway Bay Irish Pub next door.

The 506-514 W Diversey property is across from the proposed condo tower at the current Market Place grocery site 521 W Diversey Parkway, Chicago IL 60614.

Additionally, the owner of the Inn at Lincoln Park, 601 West Diversey, would like to redevelop his property into a new hotel.

The eclectic couple blocks is home to bars, restaurants, services, vintage buildings, 1970s developments, hotels and is a gateway to lakefront amenities. It could use some new construction to diversify the housing and lodging for both residents and visitors.

There are concerns that three major developments overlapping will be a traffic nightmare.  But the housing and commercial property market conditions on the North Side of Chicago are very good.  It's no wonder you see larger developments slowing traffic seemingly everywhere you try to drive (it's really transitioned me to my bike for more and more daily work trips).

Popular Yolk breakfast joint is among many, many businesses that would benefit from new housing units on Diversey Place.

Crazy! Yak-Zies greystone building hangs on amongst Lincoln Park development

Whoa! You can barely see the Yak-Zies sign and building now mushed between a new development on West Diversey Parkway and a vintage mid-rise in Lincoln Park. The hustle bustle blocks near the lake brace for new residential units (All photos Eric Rojas, Broker, Kale Realty)
We noticed construction at 508 W Diversey has reached 3 or 4 stories. As a server/ bartender in college (NEIU) I often visited the Yak-Zies on Diversey next door.  Fun Fact: Yak-Zies was the last stop of my bachelor party night. Today (and in the state I was that night), I might have trouble finding the building smashed behind a new 12 story apartment development at 508 West Diversey to the west and the historic Brewster Apartments to the east.

Vacant lot next to the Yak-Zies building a couple years ago.
A closer look at 506 West Diversey Parkway building a couple years ago.
The median price of a condo within a two block radius of Yak-Zies and the new apartment development is $269,000. This price reflects a lot of small, vintage units available in the many existing original buildings and 1960s-1970s mid-rises. Condos can get very expensive in this area. 2715 N Pine Grove Ave Unit 3, Chicago, Illinois 60614 sold recently for $1,125,000. The 1997 built duplex-penthouse condo was listed at over 3,400 sq/ft yet did not have new finish level.

A slice of Logan Square with river views

Great views from the river-walk at the "River's Edge" development near the Western and Diversey intersection in Logan Square.
I had some business in the "River's Edge"development community in the far northeast corner of the Logan Square. The row house and condo development has been there for some time tucked in between the Western/ Diversey corner and the river. There is a great courtyard feel on the 2800 Block of North Bell that feeds into a river walk. Coming off of Western or Diversey it doesn't seem like a desirable location. But once inside the development you feel like you have discovered a secret.

The river walk path looking north at the end of North Bell just north of West Diversey Avenue.

2800 block of North Bell Avenue looking south. The condo building and two sets of row homes form a private feeling courtyard.

Row homes on the 2800 block of north Bell.

River walk path looking south.

Although I have been in this little pocket several times I was surprised by the new single home construction on my visit last week. A couple homes are completed with a few more coming. A new row home development was completed and sold out in 2018.

A completed home and one in progress along the river at what is West Wolfram and North Bell.

Another completed single family home has a unique and spectacular position along the river walk. What an awesome deck to sit out on! There looks to be room for two more single family homes next to this one for about five total.

Condo and row home sales

56 condos and row homes have sold over the last twelve months in the mapped area below (attached units along the river walk pocket). The median price of a closed unit is about $390,000.  The highest sold attached unit is 2823 N Oakley Unit A for $754,000.  This beautiful four bedrooms row home has fantastic river views.  The lowest priced sold unit is 2317 West Wolfram Unit 413 closed at $237,000. The top floor soft loft has one bedroom, one bathroom, garage parking and it's an elevator building!

We have several Logan Square properties were either listed, coming soon or under contract with our buyers. Call us today if you are looking to buy or sell on the north side!

New construction condo development on Diversey in Lincoln Park. Or is it Lakeview?

There has been a new wave of new construction of sorts stretching from Halsted to Sheffield along busy Diversey Avenue over the past year or so. I spotted this new building going up FAST a few weeks ago. This photo was taken last week. The building is located on the north side of Diversey just east of North Mildred Avenue and is in Lincoln Park, 60614. This popular small stretch continues to turn over housing stock despite the market over the past two years.

This three year old new construction building just west of Mildred on the north side of Diversey is in Lakeview, 60657.

The corner of North Halsted Street and West Diversey Avenue arguably has a storied, colorful past. It is now a home to new condo construction and the bustling crux of the Lakeview and Lincoln Park neighborhoods. The area features many small pubs that cater to both a younger "post college" sports bar crowd and long time regulars of the area (such as yours truly). There are several lunch places, dry cleaners, fitness centers, fast food and small retail stores for ever day needs.

An important amenity is the tooth rattling Diversey stop on the CTA Brown Line. The cycle of commuters to and from the "L" stop keeps the area in perpetual motion. In addition, the Diversey and Halsted bus lines are convenient and heavily used. Below, we see just recently completed new construction to the right of the photo eyeing the Diversey Brown Line.

Early last year, three two-flat buildings in a row were razed and three six-unit new construction buildings were built and sold surprisingly rather swiftly on the south side on Diversey. I'll investigate some pricing of these condos in my next post.

New East Lincoln Park luxury development offers large apartments near the lake (not on MLS!)

Bob and I check out the construction site and West Diversey and North Hampden in East Lincoln Park.  The busy stretch of West Diversey is home to several large developments. (all photos Eric Rojas, Broker, Kale Realty)
We checked out the construction site of The Hampdens recently at the Lincoln Park and Lakeview border.  The marketing brokerage of Jameson Sotheby's hosted a pre-market event for brokers early this month. We often are made aware of and preview developments and off market sale opportunities to show our clients ahead of the general population.

Marketed as The Hampdens the new development will command luxury prices.  The building at 2773 N Hamden at West Diversey on the site of the old Market Place grocery store will feature 30 units priced from $899,000 to $1.4 million. A second building at 2753 N Hampden will feature 15 larger more luxury units priced at $1.2 to $3 million according to the marketing site.

The new development is a block or two from the North Pond area of Lincoln Park.

The highest priced condo sale in the past five years within two blocks of The Hampdens was $1.2 million at 2715 N Pine Grove Ave Unit 3, Chicago, Illinois 60614 in 2016 (a six unit building). These much higher priced speculation units of The Hampdens are yet another indication of the palpable demand and shift to high-end new construction in Lincoln Park.  Just a couple more blocks south of this location at the luxury high-rise 2550 N Lakeview $2 million plus condos are the norm... but that building overlooks the North Pond and has better lake views.

We've loved selling, buying, living and enjoying this area of Lincoln Park / Lakeview for many, many years.  See some past posts here!

New high-end condo development "in the mix" at Halsted and Diversey in Lakeview

A sign advertising a new condo development is up on the now vacated commercial building and parking lot at 2825 N Halsted, Chicago IL 60657.  All photos Eric Rojas, Broker, Kale Realty
The sign says "L3" is coming.  New luxury condos look set to fill in the streetscape of a mostly residential block of North Halsted in Lakeview just north of West Diversey Parkway. The original plans called for 24 residential units with no retail but that met some resistance in the past.
Rumor has it prices will reach the $800s.

The former reproductive medical offices and parking lot form a large footprint on the block.  Many one story commercial buildings are being redeveloped to add some height and density (rightfully so in my opinion) in desirable North Side neighborhoods.
More recent reports suggest the condo building development at 2825 North Halsted will move ahead but maintain the ground floor commercial spaces.

The former "Mix" nightclub property adjacent to the development has faced controversy as well.  The site had been approved for a medical marijuana dispensary but the zoning was denied at appeal. The property will sit between two large condo buildings.
The streetscape on the east and west sides of the 2800 block of North Halsted has become essentially residential in feel with some small retail remaining.

The building to the right is one of the few newer construction (late 1990s) with all residential units.  Most new construction buildings on traditional commercial streets must maintain commercial space on the ground floor.

Starbucks ditches Teavana in favor of Starbucks in busy East Lakeview

A Starbucks Coffee store moves in at 639 W Diversey on the border of southeastern Lakeview and Lincoln Park neighborhoods. All photos Eric Rojas, Broker, Kale Realty
It looks like Starbucks has ditched their plans for a Teavana store and will soon open a traditional Starbucks Coffee at the former Hanig's Slipper Box space.

The new Starbucks looks to be a larger space than the existing store a half block east at 617 West Diversey.
The new store will anchor one of the most bustling corners on the North Side. It will also face-off with Stan's Donuts at 2800 N Clark across the street for your coffee dollars.  It's a great location for the ubiquitous brand.

West Diversey Parkway east of North Clark Street is poised for more residential and commercial development.  The Market Pantry property is in play and the Hampton Inn development at 601 W Diversey was approved by the plan commission in December 2015.

Lincoln Park 7-Eleven property sold for $3 million, now 10 unit luxury condo development

This used to be the 7-Eleven. 1110 West Schubert, Schubert Pointe, is under construction with MLS listings from $1,000,000 to $1,650,000. All photos / stats Eric Rojas, Broker, Kale Realty
We walked down the 2700 block of North Lincoln last week. Schubert Pointe construction (1110 West Schubert Ave, Chicago IL 60614) is taking shape at the corner of North Lincoln Avenue and West Schubert in Lincoln Park. The "pointy" 10 unit building with distinct terraces takes the place of the former 7-Eleven store. A Cook County Recorder of Deeds document shows the property was likely sold for $3,010,000  This strip of North Lincoln Avenue is relatively sleepy compared to other parts of Lincoln Park.  Here's a story on the development back in October.

Three units of the development are listed for sale on the MLS with prices ranging from $1,000,000 to $1,650,000 for a penthouse unit with 1400 sq/ft terrace. I'm not sure if this includes the Range Rover in the driveway. There are many condos and attached town homes in the immediate area within a block or so.  The development location is a short walk to Jonquil Park, the CTA Diversey Brown Line stop and resides in Agassiz Elementary School district.

The condo market around this development in Lincoln Park is very active. Schubert Pointe will be pushing the high end for condo prices here.

We've listed and sold several homes very nearby including
1030 W Wrightwood
1307 West Wrightwood Unit 206
1307 Wrightwood Unit 106
904 West Schubert #2W

33 attached units have sold in the roughly two block shaded area around Schubert Pointe in the last 12 months.  The median price of a sold condo is about $540,000.  The highest sold unit over 12 months is 2649 N Racine Avenue Unit 3S for $1,040,000.  The 2100 sq/ft, three beds new construction penthouse unit boasts a 28ft wide floor-plan. The lowest priced sold unit is 1152 West Wrightwood Unit 2 for $420,000. The two beds, two baths middle floor re-sale condo looked in great condition and included a garage parking spot.
